SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, JOEL ANTHONY BANGAYAN, of legal age, Filipino citizen, married and a resident
of Zone 5-A, Divisoria, Zamboanga City, do hereby name, appoint and constitute, HAZEL
JEAN C. ALIABON, of legal age, married, Filipino citizen and a resident of Barangay
Tumaga, Zamboanga City, Philippines, to be my true and lawful Attorney-In-Fact for me and in
my name, place and stead, for my own benefit and use, to do and perform any of the following
acts and things to wit:

1. To ask, demand and collect the payment of monthly rental from JOSEPH FALLERA TEE
who is the lessee in the Contact of Lease executed last January 2017 and enrolled to the
Notarial Registry of Atty. Mark Allen M. Paredes, per Doc. No. 103; Page No. 21; Book
No. VII; Series of 2017;

2. To file, lodge or institute a case for Unlawful Detainer or any appropriate legal action in
relation to the aforesaid Contract of Lease against JOSEPH FALLERA TEE before
Municipal Trial Court of Zamboanga or before any appropriate court/ Office of the
Barangay Council/ Punong Barangay in relation thereto;

3. To appear and testify on my behalf during the trial and hearing, preliminary and pre-
trial conference in relation to any case that may be filed in relation to the aforesaid
Contract of Lease; to attend to alternative modes of dispute resolution and to enter into
stipulations and admissions of facts and documents for the determination of issues; to
appear before the Philippine Mediation Center and to enter into a Compromise
Agreement;

4. To make, sign and execute any document in relation to the enforcement of any of the
provisions provided under the aforesaid Contract of Lease against JOSEPH FALLERA
TEE and all documents, including the required Verification and Certification Against
Non-Forum Shopping, Judicial-Affidavit and other legal documents as may be required
by the Honorable Court and in relation to the above-mentioned purposes;

5. To do all other acts necessary for the attainment and accomplishment of the above-
specified powers.

HEREBY GIVING AND GRANTING unto my Attorney-in-Fact full power and authority
to do and perform all and every act and thing whatsoever requisite, necessary or proper to be
done and about the premises as fully to all intents and purposes as I might or could do if
personally present, and acting in person; and

HEREBY RATIFYING AND CONFIRMING all that my said Attorney-in-Fact shall

lawfully do or cause to be done under and by virtue of these presents.
