IV. Terms:

1) If any new item, other than the items mentioned in the

Enclosed specification, to be carried out the rates shall be
Fixed Proportionately in accordance with then prevailing
Market rates.

2) The owner has to be providing Power and water, required

for the works at site.

3) No lift, Light meter, Pump, Dismantling boundary wall and

Permission, Bore well excluded.
 4) No extra fitting like Fans, Exhaust Fan, Geyser, Tube
light and Gate Lights.

5) No round frames or shutters for doors and windows

6) Low roof work and Elevation tiles work excluded.

7) If there is any abnormal fluctuation (i.e) more than 5%

then the difference amount will be paid by the owner to
the contractor.

8) Lifting and filling of Debris Excluded.

9) Time duration months.

SPECIFICATIONS.

1 R.C.C. Frame Structure to take a load of as per design and

Specified by Engineer.

2 All the external walls shall be 6 Cement block and the internal wall
shall be 4 thick in CM.

3 All the internal plaster shall be sponge finish, with CM for base Coat,
CM for the finishing coat and external wall will be double Coat.

4 Flooring in all rooms shall be of Marble stones/Vitrified Tiles, Marble

(Sizes 1x1, 1x1-3, 1x1-6) and Vetrified tiles (Sizes 2x2) ) rate
(Rs 37-40/ sqft.), Except in Hall and Drawing room Indian Marble
Slabs rate (70-80/- per sqft.) with 4 Height skirting And 2 patti.

5 The Toilets shall have Digital Ceramic Tiles up to 7 height.

6 The R.C.C. Shelves/Chajjas and Showcase in Hall/Drawing without

shutters, if any.

7 All doors frames shall be in Indian Teak wood and one main door with
Lock will be Indian TW shutter and internal shutters are of 35mm
thick Commercial flush shutters with other neccessary fittings like
Aldrap, Laches, Tower bolt, & Stopper and the size of main Door shall
be 3-6 x 6-9 all other doors shall be 3-3x 6-9 and 2-6 x 6-9 for
toilet doors.
8 All windows size 3-0 x 4-0 shall be in Indian Teak wood frame with
Teak wood Opaque glass shutters.

9 Kitchen with Granite stone platform with single Bowl Stainless Steel
Sink of Appropriate size, Dadoing on the Kitchen platform above with
Ceramic glazed tiles upto 4 height.

10 The Toilets shall have one Indian WC/EC with PVC flush tank along
with basic model Marc fitting like Shower point, Geyser point, in
Kitchen, One Bore point, One Drinking Water point and one wash
Basin. Plumbing shall be of B-class GI Pipes Zenith/Oswal make,
Prince/Sudhakar make PVC pipes for external Drainage work, for
underground drainage work S.W.G. pipes and for Water drain works
all joints and coupling shall be B-class.

11 Sanitary ware: A-class Raasi / Hindustan.

12 Gate size (7-0x 6-0), Grills will be as per design and staircase
Railing will be Iron Railing. Rs.(60-70/sqft).

13 In each room 5 light points, one 5/15 Amps plug point and A/C point,
And only in Drawing Room and Hall one TV and TP point shall be
provided cable Will be Finolex/Standard and Anchor white Modular
switches, And Single phase wiring will be provided.

14 The External wall will be white washed and internal wall will be of
Altek finish with Asian OBD. The Asian Enamel Paint for Doors and
Windows. ACE will be on elevation side only. And Border/Beeding
work will be in Hall/Drawing.

15 Only one side elevation.

16 Cement: Birla shakti, ACC , Jaypee, Priya etc.

17 Steel: Shree TMT and Rebar/ Brick Red Moulded Brick

18 Sand: River Sand and filter- Sand will be use only for flooring work.

19 5000 liters of Sump will be provided.

20 On Terrace 1000 liters tank for bore and 500 liters tank for drinking
Water.
