millions of medical visits and tens of thousands
of fatalities each year. Falls account for the larg-
est percentage of home accidents, with the U.S.
Centers for Disease Control and Prevention reporting
that around 30,000 fall-related fatalities occur each year
in the United States. Many home accidents are entirely
preventable when proper caution is exercised. As
homeowners prepare for home-improvement projects,
improving safety inside and outside the home should
be a priority.

One of the easiest ways to reduce the risk of falls
is to improve lighting around the home. The National
Institutes of Health state that adequate lighting is
important at entrances to the home, stairways, hall-
ways, and other frequently traversed areas. Make sure

home ownership, usually financial

of things, Altomare said. Most
of our clients are not financially
ready to buy a home when they
start. That means the clients need
to be educated first and foremost,
she said. So the first step is the
client will be paired with one of
our home-purchase advisors, who
acts as a financial coach, Altomare
said. Heres where you are right
now financially. Heres where you
need to be to buy a home and heres
a step-by-step action plan to get
there. That can take anywhere from
a couple months to several years. It
just really all depends on where the
client is at the time that they come
to us.

have a couple of classes, in addition to
the one-on-one coaching: financial fit-
ness for life class, which focuses on big-
ger pictures; issues like budgeting, credit
and debt. Anyone can take that class.
Whats more like the organizations other
educational programs, its free and avail-
able in both English and Spanish.
Clients who draw nearer to actual
home buying can also take a homebuyer
education class. That class is more for
people who are in the process of buying
a home, Altomare said. Escrow, down
payment, sales contracts. More of the
nitty gritty of buying a home.
Once those steps are completed and
the finances are in order, clients are
ready to start the home search. At that
point, we have a team of real estate bro-
kers on staff who work on salary, so they
dont earn a commission by upselling or
rushing anyone into buying a home, she
said. Thats a very important part of our
mission, that were really only showing
people homes we know that they can
afford, with payments that they will be
comfortable with because weve done all
that pre-financial work up front.

After the right home at the right price,
the client moves on to the organizations
lending team. We are also a mortgage
originator and the loans that we origi-
nate are low down payment, typically
we require 2 percent down payment,
Altomare said. We dont charge credit
mortgage insurance, which most banks
and lenders do, which is up to a couple
hundred a month so that really helps the
client with their purchase power and dis-
crentionary income. This is where the
previous work pays off, she said. The
reason we dont charge that is because
we feel like we know from our data, the
time that we spend with our clients up

process.They can come in and speak
to us, speak to a real person and weve
done that, Gonzales said. A team of us
get involved and help a client if there is a
hardship and we work it out.
Altomare says this means in real
terms as far as delinquency rates and
defaults go, is that the quality of our
loans are very high. The delinquency
rate on our loans that we originate usu-
ally hovers between 1.5 and 2 percent.
So if you compare that FHA, which is
our closest competitor in terms of the
target market, their rate is about 9-10
percent. We see that model of all of the
up-front financial coaching and prepa-
ration that goes into working with our
borrowers pays off in a very low de-

or add-on features a home has, if the price is not
in line with other homes in the neighborhood it
will not sell.
2. MARKETING
Over 90% of home buying begins online and all
home marketing efforts must start here. High
definition photos and videos should be taken
of the home to provide the best presentation
online. Targeted advertising through Bing, Google,
Facebook, Instagram and more should be part of
the marketing strategy for selling a home. Are you
or your agent using the full power of the Internet
to market your home to the right buyer so they
are ready to come in and visit in person? If not,
then this is an easy way for your home to slip
through the cracks and never receive any offers.
3. SHOW READY HOME
A show ready home means the home is
properly cleaned up and prepared so that
when homebuyers come through they can see
themselves living in the home. If a home has
custom collections, personal pictures, unique
decorations, or unique paint colors/wallpaper on
the walls that will serve more as a distraction for
homebuyers. Personal items need to be taken
down and packed away so the home has more of a
neutral appearance.
4. ACCESS AND SHOWINGS
Buyers viewing several homes a day that cant get
in to see your home because of scheduling issues
can result in a lost offer.Your unseen home never
comes into their thinking when considering which
house to make an offer on.The inconvenience
of having to clean a home up for a showing is
far outweighed by the inconvenience of having
a home on the market longer.Additionally, the
longer a home stays on the market the more likely
a price reduction will be needed to get it sold.
5. MOTIVATION
While this is the last area listed, it can also be the
main reason for your home not selling since if
motivation is lacking the rest of the points above
dont really matter. What is the motivation to sell
the home? Are those motivations still valid? By
reviewing the reasons for wanting to sell a house
and then re-affirming that commitment, you can
put a home sale back on track and allow focus to
be put on any other areas that need addressing.
With proper motivation and understanding the
goals for wanting to sell a home, home sellers will
set themselves up for success.
BOTTOM LINE
While the stress and tension of selling a home
can be high, having a home expire off the market
without any offers can make one question why
they are involved in the process in the first place.
Pricing and marketing are some of the critical
areas where if done wrong or not done at all are
sure to be the cause of failure for a home sale. All
areas are important to pay attention to as small
slips in one area can jeopardize the whole sale.
