DEED OF SALE

(of a portion of land)

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale of a portion of land, made and entered this 2nd day
of June 2017, in Prosperidad, Agusan del Sur, by and between:

ANGELITA NAPALA PAGADUAN, of legal age, Filipino, and a resident of


Poblacion, Prosperidad, Agusan del Sur, Philippines, hereinafter referred to as the
VENDOR;

and

DANIEL F. GARCIA, of legal age, Filipino, and a resident of Purok 11 Poblacion,


Prosperidad, Agusan del Sur, Philippines, hereinafter referred to as the VENDEE.

WITNESSETH: THAT

WHEREAS, the VENDOR is the lawful owner, and actual possessor of a certain
parcel of land with Tax Declaration 18-1390 (Property Index No. 054-01-018-17-031)
situated in Poblacion, Prosperidad, Agusan del Sur, and more particularly described
and bounded as follows:

A parcel of AGRICULTURAL land in Poblacion, Prosperidad, Agusan del Sur


and bounded by the following boundaries:

North: Emmanuel de Guzman South: Lorenzo Soposo


East: Gibong River West. Sergio Cusap

(Copy of the Declaration of Real Property under the name of the VENDOR, is
herein attached).

WHEREAS, the VENDOR is willing to sell A PORTION OF SUCH LAND WITH


AN AREA OF TWO THOUSAND FIVE HUNDRED SQUARE METERS (2500 SQM)
MORE OR LESS, and the VENDEE is willing to buy such portion of the above-
described real estate property;

WHEREAS, the following improvements found therein are also included in the
sale to the VENDEE:

a. 1 coconut tree
b. Some Falcata trees
c. Some other trees

NOW, THEREFORE, for and in consideration of the amount of THIRTY


THOUSAND PESOS (P30,000.00), Philippine Currency, receipt in full is hereby
acknowledged by the VENDOR to her satisfaction, the VENDOR SELLS, CEDES,
TRANSFERS and CONVEYS in a manner that is absolute and irrevocable the above
real property unto the VENDEE, his heirs, assigns and successors-in-interest.

The VENDOR warrants that she can transfer the ownership and possession of
the aforesaid real estate property to the VENDEE and that there are no other
transactions pending registration with the Registry of Deeds in Prosperidad, Agusan del
Sur that will adversely affect the rights of the VENDEE.

THAT any and all expenses incidental to the registration and conveyance of the
ownership from the name of the VENDOR to the name of the VENDEE such as
Transfer Tax, Documentary Tax, registration expenses and the like shall be the sole
and exclusive account of the VENDEE:

IN WITNESS WHEREOF, the parties have hereunto signed this DEED OF


ABSOLUTE SALE this 2nd day of June 2017 at Prosperidad, Agusan del Sur.

Philippines, personally appeared ANGELITA NAPALA PAGADUAN, Voters ID No: 0306-
0015A-D1761ANP20000, and JESER ORTALIZA PATAGOC with Senior Citizen ID Control
No. 3 issued in Prosperidad on March 11, 2005 known to me to be the same persons who

executed the foregoing instrument, and hereby acknowledged to me that the same is their free
act and deed.

This instrument consisting of two (3) pages, including this page on which
this acknowledgment is written refers to a DEED OF SALE of a potion of land and has been
signed by the parties and their witnesses and sealed with my notarial seal.

IN WITNESS WHEREOF, I have hereunto set my hand and affix my notarial seal this 2nd
day of June, 2017, in Poblacion, Prosperidad, Agusan del Sur, Philippines.
