BAFs provide a cooling effect, via elevated air speed, without using any refrigerants.
BAFs provide a cooling effect, via elevated air speed, that allows thermostat set
points to be raised. In office areas, the thermostat setpoint can be raised by
approximately 4.7 F without sacrificing occupant comfort. The increased set point
can result in the reduction of cooling energy consumption by approximately 7-10%
compared to a standard HVAC system without BAFs. In non-office areas, the savings
can be on the order of 10-15% since air speed and set points can be further
increased
BAFs can significantly reduce the peak demand and the total energy consumption of
the building. The reduced energy usage lowers the required capacity of the on-site
renewable energy system and the size of the renewable energy contract, thus
leading to cost reductions.

BAFs can be used to increase occupant comfort by providing a cooling effect via
elevated air speed (high speed fan operation), de-stratifying the space (low speed
fan operation), minimizing cold and hot areas, and providing an additional means of
occupant control.
BAFs can be used to eliminate stratification, which can help increase breathing zone
outdoor air ventilation rates to occupied spaces. This is most applicable to overhead
distribution with ceiling returns and a heating supply air dry bulb temperature that
is at least 15 F greater than the room set point.

Roof garden created as a break out area of the office blocks. Irregular form of
geometry define the timber deck area while a green lawn laid on the green roof
system with occasional sunken planters for the medium trees creates more
natural feel of the modern garden. Loose granite chips will be a part of the
Tristania spp. landscape treatment and loose customized cut granite seat placed on potential
Red bark tree resting space.
