Building construction and features:


The building is constructed by reinforced concrete block
with brick veneer with approximately 15,000 square feet.
The floor to ceiling height is 12.
The shell of the building is to remain however interior
demising walls may be removed if needed.
The window sills are at 36 AFF and the header is at 8
AFF.
There is an existing main corridor, utility closets and
public restrooms, and 4 separate tenant spaces.

Environmental Goal Statement


The Hope Training and Community Center, located in Seattle, Washington, have an important
mission to educate the community on sustainable practices. The goal is to create a floorpan
that will provide optimal functionality. The plan will work within the given shell and alter the
interior space plan to provide as many solutions that will optimize sustainable opportunities.
With this goal in mind, the design and construction process will focus on 6 main areas of
sustainable solutions. These areas include sustainable site analysis, water use reduction,
energy and atmosphere, materials and resources, indoor environmental quality, and occupant
experience.

The site analysis will focus on access to public transportation, appropriate bike storage, and
reducing the parking footprint. The water use will be reduced by smart selections on
appliances and plumbing fixtures. Energy and atmosphere considerations will be
implemented in advanced energy metering, and installing energy efficient HVAC systems.
Materials and resources will be reused and recycled when possible, sustainable materials will
be selected, and ensuring that the Hope Training and Community Center sign a long term
lease of 10 years. The indoor environmental quality will be of high quality due to choosing low-
emitting materials, and continually monitoring the air quality. The occupant experience will be
enhanced by carefully monitoring and selecting appropriate lighting, using natural light when
available, and controlling room temperatures, and ensuring quality views.

DESIGN CONCEPT
The design for the Hope Training and Community Center is
centered around life and hope. This will be accomplished by
a cool and tranquil color palette with the main color a subtle
green with natural accents of wood. A clean modern style will
be reflected in the furnishings and finishes. Smooth curved
lines and reflective surfaces representing water and a
healthier earth through sustainable choices. All materials of
finishes will be sustainable products and existing walls will be
used as much as possible to assist in earning LEED Credits.
Circular shapes will be used in the design to represent the
Earth and the importance of continual sustainable practices
to protect the worlds resources.

Process Work:

What was the most significant thing you learned doing the
bubble diagram, matrix, and design concept?

The most important thing I learned is the intricate details that


come with such a large project. There are so many facets that
it is easy to forget a space or importance design detail.
Bubble diagrams and are so important to review all of the
spaces to make sure nothing has been forgotten. The bubble
diagrams and matrices are visual ways to start envisioning the
space. It turns the words into a picture.

What was the most significant thing you learned doing the site
study?

I learned to rethink urban areas as sustainable. It is easy to


look at a densely populated area and think that it is bad for the
earth, however it is the perfect way to be sustainable. For
example, public transportation is accessible and walking
distance to needed facilities is possible. This all helps us to
reduce the carbon footprint.

Rainwater Catchment System

Purpose:
A rainwater catchment system can harvest
rainwater from a unit on the roof. This water is
stored and then used for non-potable uses
like flushing or landscaping (Winchip). With
our location being in Seattle, this is especially
useful to take advantage of the average
annual 152 rainy days that the city has (Lam).
An efficient system can reduce water by
40-50% which can lead to 10 points if 40% is
reached (Renewable Energy Hub).

Rain Garden

Purpose:
A rain garden is a garden in a depressed
section of landscape place where the rain
runoff collects. This does two things. First it
helps to keep water clean by going
directly to the garden and not getting
contaminated to sewer system. Second, it
helps to prevent damage that excess
runoff water can cause to surrounding
areas like flooding (What is a Rain
Garden). Washington State University is
asking for the Pugent Sound region to add
12,000 rain gardens to prevent about 160
million gallons of polluted runoff to enter

Water Efficient Plumbing Fixtures

Purpose:
Low-flow faucets:
By replacing faucets to low-flow
faucets like watersense, the buildings
water flow from each sink can be
reduced by 30 percent (EPA).
Dual-flush toilets:
These toilets have two options of
flushing. A smaller amount of water is
used for flushing less waste. A
WaterSense dual-flush toilet used 20
percent less water per flush (Kohler).
Waterless urinals:
These urinals use zero water since
there is no flushing. This saves 1 gallon

What was the most significant thing you learned about water
use reduction?

There is so much technology to use to help building reduce


their water usage. Almost every appliance and fixture has a
water efficient options. I did not know how much rain water
gets contaminated when it runs off. It is so much more useful if
it gets caught in a rainfall catchment or rain garden.

HVAC Options

Variable Air Volume:


This HVAC system is made from a Variable Air Volume box with a damper and controls which are connected to a
thermostat. The thermostat communicates to the controls to adjust the damper to adjust air flow and temperature.
Sometimes there is a heat source in the Variable Air Volume box. It is a simple system that is used to zone temperature
control to large spaces in commercial buildings (How VAV Boxes Work).
Constant Air Volume:
This is the most popular HVAC system. There are three types. The single duct system either heats or cools the air then
at a constant volume it is distributed throughout the space. The reheat systems adds a heating component to the
single duct system which allows for variable temperatures to different spaces. The mix air system have two ducts one
for heating and one for cooling and they both meet at the space in a mixing box. This box mixes the heated and
cooled air to the desired outcome (Constant Air Volume (CAV)).
Variable Refrigerant Flow:
The VRF system is one that you can simultaneously heat and cool different rooms at the same time with the VRF system that
has a Heat Recovery system(GSA). VRF uses thin pipes with a refrigerant to cool and heat the the air. VRF system is that the
system assesses the outdoor air temperature and only cools or heat the air as much as needed.
Chilled Beams:
There are two types of chilled beam systems. A passive chilled beam system has a fin and tube heat exchanger. It
suspended from the ceiling. The tubes have chilled water and when the warm air rises then it is cooled by the chilled
water. An active chilled beam system is the same concept but it has an integral air supply. The air is brought directly to
the chilled water and then brought out into the room (Murphy).
Heat Pump:
A heat pump HVAC uses electricity to take the heat from a cool space and move it to warm another space. The three
types are air-to-air, water source, and geothermal. They are either taking the heat from air, water, or the ground. In the
winter it takes the heat into the interior and in the summer it removes the heat and puts it outside (Heat Pump System).

HVAC Options

Fan Coils and Blower Coils:


The Fan Coil Unit has a fan in it that brings the air in. It then gets blown over a coil to heat or cool the air. They are good
for commercial spaces that have small spaces to individually control. They cannot use outside air and is not very
efficient (Fan Coil Unit Systems).
Unit Ventilators:
Unit ventilators were developed to heat and cool classrooms. The unit takes outside air and mixes it with inside air and
heats it if necessary. The damper allows the user to adjust how much outside air gets used. If the outside air is cool then
100% can be used for free cooling. There is no ductwork involved as the fresh air enters the unit directly from the
outdoors. Maintenance is simple and these units can last for over 50 years (Kohler).
Displacement Ventilation:
Displacement ventilation supplies cool air at a low level and at a low velocity into a room. An air handling unit will use a
low induction air diffuser to supply the cold air into the room. The air supplied stays at floor level and is carried up into
the thermal plumes that are formed by heat sources. This eliminates the contaminates in the air (Price Industries).
Geothermal:
Geothermal is an energy saving option because it uses the warmth of the earth. Tubes are placed in the ground to allow
the system to bring the heat from the ground into the air. This is more energy efficient because the ground temperature
stays stable throughout the year(Geothermal Heat Pumps).
Hybrid Geothermal:
This combines a geothermal system and a heat rejector to reduce initial costs and land use. The system costs less and
is almost as effective and efficient as a Geothermal system (Climate Master).

Best solution for Seattle Location: Variable Refrigerant Flow


The best choice for the HVAC system is a Variable Refrigerant Flow
system. The initial system that was considering was a Hybrid Geothermal
system, however the system needed more land space than accessible at
the Seattle location(Dept. of Energy). The Variable Refrigerant Flow
System will be an energy efficient option that will be easily integrated to
the existing building.

A variable refrigerant flow system is expected to help attain up to


39% energy savings from the traditional HVAC system(Johnson Controls).
This will meet the LEED requirement that states that the new system
needs to bring an energy savings of 30% (JDB Engineering). One of the
biggest benefits of using a VRF system is that you can simultaneously
heat and cool different rooms at the same time with the VRF system that
has a Heat Recovery system(GSA). The Hope Training and Community
Center has many different room types with many different functions so
this allows more accurate control for each space. The system also takes
up less space which will allow for easier installation with out having to
demo as much of the existing structure. VRF uses thin pipes with a
refrigerant to cool and heat the the air. The system is also much more
affordable up front unlike the geothermal system that was considered
(Dept. of Energy). The other benefit of the VRF system is that the system
assesses the outdoor air temperature and only cools or heat the air as
much as needed. This will help reduce cooling cost when the cool Seattle

air can be used to directly cool a space (Cool Automation). In total, this
system should earn the building 6 LEED points: HVAC Zoning and
Controls (2 points), HVAC Equipment Efficiency (2 points). The system
should be able to use low-impact refrigerants which should earn 1 point
under the Enhanced refrigerant management. Lastly, the system will earn
1 point for Thermal comfort control (LEED ID+C) .

What was the most significant thing you learned about

I was very overwhelmed with the amount of options there were


to research. I think there are some more obvious sustainable
choices like geothermal options however each situation will be
different. For example, there might not be enough land
available for this option or not enough in the building budget to
add it in.

Flooring Justification
The Hope Training and Community Center will have 4 types of flooring. The bathrooms and kitchen area will have
a Ceramic floor tile by Daltile. This flooring was selected for the color, durability in wet conditions, and low
maintenance. The tile is sustainable with 53% recycled content and produced in Spokane, Washington which is
within 500 miles of our location. The ceramic tile flooring will withstand the wet conditions of the bathrooms and
kitchen and is easily cleaned with soap and water.

The storage areas and workshop area has a rubber floor selected by Ecore. This flooring was selected because
of the features of high slip resistance, low maintenance, and noise reduction qualities. The Ecofit sustainable
features include 64% recycled content, and it is made from a low emitting material. The workshop will have heavy
and dangerous equipment. It is critical to prevent slips for safety. The Ecofit flooring is also recyclable through
Ecores Redeux Reclamation Program.

The main walkways and large gathering spaces will have a luxury vinyl tile flooring from Armstrong. This flooring
was selected for aesthetics to bring a warmth of wood tone throughout the space. Also the product has
sustainable features including 40% recycled content and low emitting adhesives. The product is very durable
and has a 15 year warranty in a commercial setting.

The classrooms and offices will have a carpet tile by Mohawk. Carpet tile was selected because of the
sustainable feature that if a section of carpet gets damaged then only that section needs to be replaced which
will prevent excess waste of materials. This product specifically has other sustainable features of 57% recycled
content and many certifications for improving air quality. Functionally, the carpet will help with sound absorption
to prevent echoing in the classroom environment.

Process Work
What was the most significant thing you learned about
specifying sustainable finishes?

There are many ways to be sustainable. This made me think


about if a product would be more sustainable if it were
manufactured close to my location or if it had a higher
recycled content but was made over seas. It is definitely
something to consider on a case by case basis. Also, the
sustainable finishes are just as beautiful as any other option.
This makes choosing sustainable options easier because you
can also get a high quality aesthetic outcome.

Process Work

What was the most significant thing you learned about the
products you analyzed in the life cycle inventory?

The most surprising thing that I learned during this research was the large impact that the
shipping packaging has. If the shipping packing is not considered during the process, it
can take away the sustainability of the furniture if it is packed in non recyclable packaging.
Also I was surprised to learn the process of extracting and refining aluminum. I never
thought of it being something that need to be refined in order to even use.

Process Work

What sustainable product did you feel was the most


expensive in the project budget? How did you justify its cost?
What was the biggest challenge in meeting the sustainable
budget?

The biggest surprise to costs were the seating. I did not


expect to have the chair cost so much per unit. Two things
justified the cost to me. They had more than one sustainable
quality and they were ergonomic to improve workers postural
health.

The occupants comfort is greatly enhanced when they have control over
their environment. The HVAC system is a VRF system which allows for
each room to have individual temperature control.
Floor Plan
The lighting strategies are monumental in occupant comfort. The first Figure 6. Daylight Sensor

students in classrooms with the more daylight showed an improvement
in learning rates compared to students in classrooms with lower amounts
of daylight (Winchip). The classrooms and offices are all placed around
the perimeter of the building with windows in each space to allow for

60% energy savings when compared to a fluorescent. The wall and ceiling
lights are all connected to daylight sensors, occupancy sensors and dim-
mer switches. The daylight sensors automatically controls light according

Each piece of furniture and finish were selected for their sustainable
attributes as well as consideration for the health and well-being of the oc-
cupants. For example the Bristol Stripe Wall Covering, the Aura Interior
paint, and the Luxury vinyl flooring all have little to no VOCs. This im-
proves the indoor air quality for the occupant. The Ecofit rubber flooring
and the ceiling tiles were selected to improve acoustic quality by helping
dampen the sound. The rubber flooring in particular should assist with
sound control in the workshop area of the building when loud equipment
is being used.

The seating throughout the building were selected with postural health
in mind. For example, the Mirra 2 task chair has an ergonomic design

Process Work

Do you think the LEED rating system does an adequate job


considering occupant satisfaction, or should it be given more
or less emphasis within the rating system? Why?

I think that there are definitely important factors addressed as far as


indoor air quality and daylighting. I do however that more emphasis
should be addressed. I think this could be achieved by allowing the
building to earn more points for these areas. The occupant health is just
as important to consider as the health of the environment. The two go
hand in hand. If a green building is not user friendly then the occupant
will be less likely to stay. This would decrease the sustainability because
then another building would need to be prepared for the occupant.

Justification

The design of the Hope Training and Community Center has achieved a Platinum level LEED certification. The sustainable strategies
in the original design concept were achieved through thoughtful and beautiful design. It was focused on color, smooth lines, and
functionality.

The Sustainable Site solution was achieved by taking advantage of the Seattle climate. Water resources were a large part of the
solution for the site. The large amounts of annual rainfall are utilized with rain catchment system and rain gardens. The rain gardens
add to the quality views around the perimeter of the building. The landscaping is native to Seattle so this xeriscaping does not
require additional watering. Lastly the site is accessible to many facilities with a high walk score.

In addition to using the rainwater for the site solution, the water resources are conserved as much as possible through high efficient
fixtures and appliances. All fixtures have a Watersense rating.

The Energy and Atmosphere solution was solved by using a Variable Refrigerant Flow HVAC system. This system allows for individual
temperature control for each separate room allowing for more energy conservation.

Materials and Resources were a high priority. All finishes and furnishings were selected because they had sustainable qualities. They
have high recycled content, have a high percentage of recyclability, and have low VOCs. Some are made at manufacturer sites that
are have sustainable standards.

The Indoor Environmental Quality was focused on lighting solutions. There are multiple layers of light to provide ambient lighting and
task lighting. There are dimmers, daylight sensors, and occupancy sensors to improve energy conservation. This will ensure that
artificial light will only be used when needed. All of the lamps are LED that use less energy then fluorescent lamps.

The overall occupant experience brings together many of the other strategies. The low VOCs, sound control, light control, individual
temperature control all increase the atmosphere comfort level for the occupant. The furnishings were selected with ergonomics in
mind to ensure postural health.
