CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease, made and entered into on this 15th day of September 2017, at
Manila, Philippines, by and between:

JUHAREE A. LOPEZ, with address at 4,1st Street,Kalayaan B, Brgy. Batasan Hills,


Quezon City, hereinafter referred to as the SUB-LESSOR.

and

SUMILE T. PENAREJO, with address Blk 14, Lot 15 Kilyawan St. Gatchalian
Subdivision, Manuyo Dos, Las Pinas City referred to as the SUB-LESSEE.

WITNESSETH: That

WHEREAS, the SUB-LESSOR is the LESSEE of Fern Building Unit 1, located at 827
P. Paredes St. corner S. H. Loyola St., Sampaloc, Manila, Philippines and is desirous to lease to a
qualified and selected tenant a certain portion thereof subject to the terms and conditions
hereinafter provided:

WHEREAS, the SUB-LESSEE is willing to lease from the SUB-LESSOR a portion of


the ground floor of the said building with an aggregate area of ten (10) square meters, more or
less.

NOW, THEREFORE, for and in consideration of the foregoing premises and the terms
and conditions hereinafter enumerated, the SUBLESSOR and the SUBLESSEE have mutually
agreed as follows:

1) The lease shall be for a term of six (6) months to begin on the fifteenth (15th) day of
September 2017 and to end March 15, 2018. The monthly rentals shall be P12, 000.

2) This lease is renewable but shall not be deemed extended by implication beyond the said
period of time for any cause or reason whatsoever, but only by negotiation of the SUBLESSOR
and the SUBLESSEE.

3) The SUB-LESSEE, upon the execution of this agreement shall pay the SUB-LESSOR
(P36,000) representing:

a) One (1) month advance rental of P12,000.00

b) Two (2) months security deposit (P24,000.00). Said deposit shall be used to answer for
any loss or damage (s) that may be incurred by the SUBLESSEE by reason of the use of the
leased premises without prejudice to any suit or claim that the SUBLESSOR may deem fit to
institute.

c) Either Party may pre-terminate this Contract at any time and for any cause or reason
whatsoever upon giving the SUB-LESSEE written notice of such pre termination ninety
(90 days) prior to the intended date of termination.
4) The SUB-LESSEE shall pay interest at the rate of 1% a month on any rental not paid on
time, to be computed from the date of delinquency.

5) The premises hereby leased shall be used exclusively and solely by SUB-LESSEE for
the purpose named hereunder:

6) The SUB-LESSOR shall not, except in case of negligence, to be liable nor responsible
for:

i. the presence of bugs, vermin, ants, termites, or other insects at the leased premises.

ii. The failure of water supply, telephone service and/or electric current.

iii. Any injury, loss damage which the SUB-LESSEE, their agents or employees might
sustain in the premises due to any cause whatsoever;

iv. Any damage done or occasioned by, or arising from plumbing gas, water, and/or other
lines or the bursting. Leaking or destruction of any cistern, washstand, water closet, or
water pipe in, above, upon, or about leased premises, nor for any damage arising from
acts or negligence of the SUB-LESSEE or his agents, employees, representatives or any
and all other persons.

7) The SUB-LESSEE agrees that all the covenants and agreements herein contained shall
be deemed conditions as well covenants and that if default or breach be made of any such
covenants and conditions, then this lease, at the discretion of the SUBLESSOR, maybe
terminated and cancelled forthwith and the SUBLESSEE shall be liable for any and all damages;
actual and consequential, resulting from such default and termination.

8) In case the leased premises shall be deserted or vacated before the expiration of this
Contract of Lease, the SUB-LESSOR shall have the right to enter the same as the agent of the
SUBLESSEE, either by force or otherwise, without being liable for any prosecution therefore,
and to terminate and cancel this lease or relet the same as the agent of the SUB-LESSEE, and to
receive the rent therefore and to apply the same to the payment of rent due hereunder, holding
the SUB-LESSEE liable for any deficiency.

9) This sublease agreement supersedes and renders void any all agreements and
understandings, oral and or/ written previously entered between the parties covering property
herein leased, and this agreement may not hereafter be modified or altered except by instrument
in writing duly signed by the parties hereto.
