The use for the above location as an auto repair facility is approved. The Board requested
that Mr. Oldenburg comply with all Local/State law and meet the intent of the OARP in
protecting the quality of life for the neighbors.

Legal Update

The Senior Star MOA is being reviewed by Robert Ridolfi. The point of discussion is
reimbursement of CWL’s billing for the review of the application. Upon completion of
his review Mr. Ridolfi will contact Michael O’Donnell.

These bills included November invoices from Markowitz Gravelle and Tyrone Garrett,
totaling $ 3,205.00

1. The ETRA Commissioners took the opportunity to discuss the process for the OARP
Technical Amendment #1 to include:

a. On page 41, Sub Area 8, add to the Principal Uses "Restaurants and Cafés."

b. On page 41, Sub Area 8, add to the Principal Uses "Bakeries and Delicatessens" and
remove these uses from the listing under "Retail, and Business Services."

c. On page 41, Sub Area 8, add the following after Principal Uses and immediately before
Conditional Uses:

Accessory Uses
Residential above commercial (residential not permitted at ground level)
Day care
Schools and training facilities
All new drive-through services are prohibited.
