CONTRACT OF LEASE OF REAL PROPERTY

This CONTRACT OF LEASE made and entered into by and


between:

ROSANA C. NASSAR, of legal age, Filipino citizen and a


resident of Villa Sta. Maria, Zamboanga City hereinafter known
as the LESSOR;

And

HAISHAM J. NASSER, of legal age, Filipino citizen and a


resident of 156 Boholano Drive, Veterans Extension, Sta. Maria,
Zamboanga City, hereinafter known as the LESSEE;

WITNESSETH: That

The LESSOR is the owner of a certain house and lot,


together with the buildings and improvements thereon, situated
in L9B2A, Sampaguita Street, Villa Sta. Maria, Zamboanga City;

The LESSOR has offered to lease and the LESSEE has agreed
to rent the above-mentioned property.

NOW THEREFORE, the LESSOR hereby lets and leases unto the
LESSEE the above described property under the following terms
and conditions:

1. The monthly rental shall be FIVE THOUSAND PESOS (P5,


000.00), to be paid by the LESSEE on or before the 30th day
of each and every month. It is expressly agreed and
understood that the payment of the rental herein stipulated
shall be made without the necessity of express demand and
without delay on any ground whatsoever;

2. The term of this lease is two (2) years commencing on


December 30, 2017 and expiring on December 30, 2019.

3. The LESSEE hereby expressly agrees and warrants that the


leased premises shall be used by him exclusively for
residential purposes;

4. The LESSOR hereby expressly agrees that the LESSEE may


introduce improvements on the leased premises;

5. The major and minor repairs shall be for the account of the
LESSOR/LESSEE;

6. Taxes and assessments shall be for the account of the


LESSOR, while expenses for electricity, water and other
utilities shall be for the account of the LESSEE;

7. Upon the signing of this agreement, the LESSEE shall pay by


way of advance deposit unto the LESSOR the sum of THIRTY
THOUSAND Pesos(P 30,000.00) as an advance payment/rentals;
8. The said amount of thirty thousand pesos (P 30,000.00) as
an advance payment of rentals shall cover the month of
December 2017 to June of 2018 or equivalent to six (6)
monthly rentals for the year 2018;

9. That each parties shall notify the other at least 30 days


in advance of his intention to terminate the lease.

10. Violation of any of the above terms ipso facto


rescinds the contract.

IN WITNESS WHEREOF, the parties have hereunto set their hands


this 13th day of July 2017, in Zamboanga, Philippines.
