A. GENERAL: APPLICATION OF THE PROVISION OF THIS SECTION

1. INTETION- This section is prepared in a concise manner, the intention of w/c is


to save time & effort in locating important content w/n this specification
2. COPIES FURNISHED- unless otherwise provided in the contract documents, the
architect will provide only 5 sets of working drawings & specifications ( for
permit) to the owner. Other wise request copies of working drawings & / or
specification will be furnished at reproduction cost to be borne by those who
requested them.
3. The execution of this section shall be coordinated & correlated w/ each
corresponding elaborated section of the same specification
4. In case discrepancies exist bet he plans & specification, notify the architect in
writing for clarification, his decision shall be final.oherwise considered hat
greater will always govern. This will be w/o extra cost to the owner.
5. The contractor are deemed to have quoted for all sections of the works other than
those listed in the attached scheduled of rates, & all works not actually specified
or shown in the drawings but w/c will be OBVIOUSLY & REASONABLY
inferred to as necessary for the proper execution & fulfillment of the contract,
must be carried out b6 the contractor w/o an additional charge beyond the contract
amount .Any work w/c is outside the bounds of the specifications must be
confirmed in writing by the architect before commencement.
6. The contractor shall bear responsibility to check all he numbers and units as may
be indicated on the drawing & specifications It is understood that the contractor
shall supply & install the actual required units as approved in the plans
7. Substitution of materials or equipment other than those specified in the contract
documents will be approved by the architect for the following reasons only. that
the materials or equipment proposed for the substitution is equal or superior to the
materials or equipment specified in construction efficiency & utility or that
materials or equipment specified cannot be delivered to the jobsite in time to
complete the work of other contractors due to conditions beyond control of the
contractor
8. To received considerations, required for substitution shall be accompanied by
documents proof of equality or differences in prices & delivery if any, in the form
of certified quotations guaranteed date of delivery from supplier or both the
proposed substitute materials or equipments. In case of different in price , the
owner shall received all benefits of the different cost involved in any substitution
& the contract shall be altered by change order to credit the owner w/ any savings
so obtained.
9. The contractor shall provide all necessary temporary facilities. see technical
specification
10. All drawings shall only be interpret by the architect/ engineer

B. CWFM. SCHEDULE OF FINISHES AND MATERIALS

B.1 SITE WORK

A. Visit and Accept the site as is

a.1 DEMOLITION WORKS- removal of existing walls ( interior & exterior


wall partitions etc.& Drilling of a hole for elevator shaft

a.2 REMOVALS FOR IMPROVEMENTS BELOW & ABOVE GRADE.


Those which are necessary to permit proper construction execution and
other works as indicated

a.3 SHEET PILING,SHORING AND BRACING and other


PRECAUTIONARY MEASURES, necessary to protect existing
building /structures, utilities for construction along the property lines or
areas with existing structures to remain or o be re-used. The contractor
shall provided design drawings prepared and sealed by the Engineer

a.4 EARTH WORK: all excavations, grading and filling inside and outside of
building as indicated in the plans

a.4.1 excavation shall be done to depth and sizes as shown on the


approved plans as indicated in the plans

a.4.2 one part escombro, two parts lastillas done in layers 150mm
thk. with proper compaction for all filling up to the required
elevations. Earth filling materials shall be free from
construction debris, garbage or any materials that would
attract termites and rodents
a.4.3 100mm thk. gravel thoroughly tampered under slabs on
fill, footing & other resting on the compact ground as
indicated in the plans

B.2 TERMITE PROOFING

a. SOIL POISONING and CONCRETE BLOCK TREATMENT (water-base)


-provide poisoning and protection treatment to all areas under slab on
ground foundation and building perimeter. This will be done immediately
Before pouring on concrete and only if the soil is not excessively wet

b. CHB TREATMENT before plastering- concrete hollow blocks,4 layers


above finish grade must be thoroughly drenched before plastering.

c. WOOD DRENCHING- all lumbers to permanently used in the structure


must be drenched thoroughly upon delivery and after installation

d. MATERIALS use chlordane I or approved equal. Follow manufactures

e. termite protection works shall be timberpro or approved equal

B.3 TEMPORARY FACILITIES AND SAFETY REQUIREMENTS

a. temporary fence provide 2.00m ( min) height plain galvanized iron
temporary fence, painted w/ architect/engineers/project management names
& logo design shall be as per approved prior to installation
b. access provisions- provide & maintain temporary access elements which
may be reasonable required in the construction site

c. comfortable field office,quarters,storages

d. temporary sufficient toilets/s ( one watercloset with one lavatory)

e. temporary sufficient lights & toilets ( plug type ). Provision of main entrance line
required for the simultaneous use of all possible fields of works to complete the
project. Bulbs /fluorescent lights and extension lines shall be by respective sub
contractors

f. temporary telephone ( one unit only ) available immediately after 3 weeks from
the start of construction.

g. one warehouseman & one security guard

h. fire extinguisher ( at least 2 units )

i. first aid kit/box

j. billboards for precautions

k. other as required by the national building code

B.4 CONCRETE

A. concrete and reinforced concrete

a.1 all concrete works shall be done in accordance with the ACI- 318-71 CODE in so
far as they do not conflict with the local building code requirements

a.2 sample test concrete mixtures of approved graded materials must be done before
concrete work is started

a.2.1 beams,colums etc 4000psi@ 28 days,fc=27.50Mpa

a.2.2 cisterns tank,gutters,r.c 3000psi@ 28 days,fc=20.68Mpa


walls & others not specified

a.3 materials

a.3.1 cement- Portland cement 40kg per bag conforming to ASTM C-150 0r
c- 175 island or rizal brands/or its equivalent

a.3.2 sand- washed s-1 free from any organic matter

a.3.3 gravel- crushed ( grayish) conforming to ASTM c-330

a.3.4 water- use potable water free from any organic matter

a.3.5 ready mix- for all 3000psi & 4000psi concrete by philrock or concrete
aggregates

a.3.6 steel tie wires- ga 16 G.I wire

a.3.7 provide 6 mils poylsheet by consmat phils inc on floor slabs on


grade before pouring of concrete

a.3.8 forms- see SFM 700 formworks & scaffoldings

instruction of the architect.

a.4 all structural details unless otherwise shown in the drawings shall follow
construction note details

a.5 contractor shall coordinate wih architects, mechanical, electrical, structural


engineers as to exact size and location of opening thru slab( floor),beams and
walls

a.6 concrete shall be deposited in its final position without segregation re-handling or
flowing shall be done preferably w/ buggies, bucket , or wheelbarrows. No
chutes will be allowed except to transfer concrete from hoppers to buggies. Wheel
barrows or buckets in which case they shall not exceed six ( 6.00) meters in
aggregates lengths

a.7 no depositing of concrete shall be allowed without the use of vibrators unless
authorized in writing by the designers and only for unusual conditions where
vibrators are extremely difficult to accomplish

a.8 without preliminary test date, the water cement ratio for a given strength of
concrete should no exceed the values shown in the ACI code when strength in
excess of 211.0 kg/sq.m ( 3 ksi) are required strength test should be made

a.9 unless otherwise shown on the structural drawings or permission of engineer, pipe
and other electrical conduits with their sectional area of the column

a.10 curing shall be started as soon as after placing finishing & free water has
disappeared from the surface of the concrete. Curing shall be moist at least ten
(10) days after being deposited. This consist of keeping the forms continuously
And sufficiently wet clean water to prevent the joints in the form opening

a.11 no footing should rest on backfill materials

a.12 concrete protection for reinforcing bars, the following shall be clear cover for
concrete protection:

foundation 80mm
slab on grade 40mm for M 76 or smaller bars
surface exposed to weather 50mm for M 20 or larger size bars
columns 40mm

B. REINFORCEMENT

b.1 all mild reinforcing bar shall be round deformed structural grade conforming
the ASTM A615,fy = 275,000Mpa ( 30,000psi). Use Pag-asa or capitol

b.2 all reinforcing bar diameter in millimeter indicated in plans should be strictly
followed. Any deviation from those specified shall be the written approval of the
structural engineer

b.3 where splicing is required, slab beam & girder reinforcing bars shall be spliced at
quarter point & a minimum length of 40 times the diameter of the bar

b.4 column vertical bars shall be spliced at mid-floor height & a minimum length of
40 times the diameter of the bar also. Not more than 50% of he total number of
bars shall be spliced at any given section.

b.5 all reinforcing bar shall be free from oil other substances that tends to weaken
bond strength

b.6 all CHB lintel beam & stiffener column reinforcement shall be welded to the
nearest column, beam or slab reinforcing bars

b.7 cut- off bars

unless otherwise shown on structural drawings, typical bar cu- off for beams,
girders & slabs shown on plan shall be followed

C. MASONRY WORKS:

c.1 all CHB shall extend up to the bottom of the beam or slabs

c.2 4x8:x16 CHB for interior walls & all other walls indicated in the plans

c.3 6x8:x16 CHB for exterior walls & elevator shaft wall all other walls indicated
in the plans
c.4 all CHB shall be Rockbuilt or Security blocks

c.4.1 6 & 8 use 500 psi

c.4.2 4 CHB load bearing

c.5 all CHB walls at parapet /roof deck shall be with stiffener column at every

x wire mesh & shall be shouldered by the general contractor. For all areas on
painted, wall paneling & back of cabinets

d.2 concrete topping 50mmthk class A topping excess of 3 thk. topping shall
provided Ga. 10 100mmx100mm welded wire mesh & shall be shouldered by the
general contractor. For all areas on wood laminated floorings

E Stiffener column & Lintel beams:

e.1 Provide lintel beams

e.1.1 for CHB wall of elevator shaft

e.1.2 for CHB walls not extending up to the slabs or beams

e.1.3 for doors & windows header openings

e.1.4 for counter slabs

F. Notes on floor slabs:

f.1 in two way slabs, the bars along the short spans shall be at the lower layer for
bottom bars,& at the upper layer for top so that the bars along the shorter span
shall be bigger effective depth, unless otherwise detailed or noted due to the
continuity of bars from adjoining spans.

f.2 if the top reinforcement over a common support of two adjacent spans are
different, the smaller spacing shall be followed or adapted on both slab panels at
the common support.

f.3 bars shall be spliced only when indicated on the details or as approved by the
structural engineer. Straight continuous bars in slabs may be spliced ( lapped or
welded ) at support for bottom bars, and at midspan for the top bars.

G. Notes on Counter Slabs :

g.1 Kitchen/ lavatory counter 50mm thk. concrete slabs w/ 12mm bars @
0.20m.oc & 6-10mm continuous bars

g.2 laundry sink & counter 75mm thk. concrete slabs w/ 12mm rebars @

H CAMBERING:

Unless otherwise specified by the engineer or architect ,camber are to be provided for all
suspended R.C members as follows:

j.2 depth D in flexual members & columns where D is 600mm x 12mm

j.3 longitudinal location of bends & end bars 50mm except specified concrete cover
@ end of members shall be reduced.

K Building Codes & Contractors Responsibility

k.1 standards construction produces as per National Building Code & National
Structural code for buildings should be strictly followed in execution of
the project.

k.2 it shall be the duty & responsibility of the contractor to design sheet piles,
make precautionary measures to ensure safety of adjacent properties as
well of personnel w/n the premises during construction.

A. Structural Steel

GENERAL: Actual measurements & submit shop drawings for Architects approval prior to
fabrication.

C. PVC

c.1 PVC DOORS- use standard application as per manufactures standards


specifications. Model shall be as per architects approval prior to installations by
United Enterprises or Doormart Enterprises

D. METAL:

d.1 metal flush door- use ga 16 steel plate in honeycomb core & ga 14 ( 6wide
single rabbet jamb & header. Complete w/ hardwares by LEC steel. Apply two
coats of red lead primer & on automotive lacquer paint finish. Provide Yale
52045 lockset made in Italy & door hinges by fabricator.
E. NOTES:

e.1 verify actual conditions, size & quantity prior to fabrication of all doors &
windows.

e.2 submit shop drawings, fabrications, assembly & installation drawings to be


approved by the architect prior to installation.

e.3 all aluminum doors & windows on contact w/ concrete shall be provided w/
rubber vinyl stripping

e.4 all wood doors shall be kiln dried & of good quality. Moisture content shall be 8
to 12%

e.5 provide complete hardware / lockset / handle for aluminum/ PVC/ steel doors &
windows by fabricators

e.6 refer to floor plans for door swings & mark

e.7 measure windows width & height from inside of rooms

e.8 provide complete weather stripping for all windows

e.9 all aluminum sections of doors/windows shall be from approved aluminum

ELECTRICAL WORKS

I GENERAL

a. permit, fees & deposits: he contractor shall obtain / secure all permits (
like electrical, CEI, meralco,wiring permits) required for the
works & shall furnish the architect final certificate of electrical
installation after the completion of the work. All permits,
inspection processing fees & installation fees shall be excluded
from this fee, it shall be shouldered by the owner

II LAWS & ORDINACES: all works shall be in accordance w/ he


requirements of the latest edition of the national electrical code, the
electric power company w/ will eventually furnish the service. Nothing contained in this
specifications or shown on the drawings shall be constructed as the
conflict to he national or local ordinances or laws governing installation of the
electrical work. All such laws or ordinances or laws governing installation

this specification & the contractor is required to meet the
requirement thereof

III SHOP DRAWING: the contractor shall submit shop drawings for all he
apparatus or equipment furnished by him & detail drawings of the works
as may be required by the architect/ engineer.

IV AS BUILT PLANS

a. the contractor w/ the concurrence of the project engineer shall mark w/
colored pencil on electrical plan, all the revisions addition & / or
deletion to various electrical installation drawings as the
construction progress

b. before he final payment to the contractor is made by the owner, the


contractor shall prepare & submit to the owner the original & two
(2) sets of the complete as built drawings incorporating all the
changes made during the period of installation for use on future references
& maintenances purposes.

V SCOPE OF WORKS

a. the electrical works to be done shall consist of furnishing of labor,


materials & equipment necessary for the complete installation of
the work specified herein & indicated on the drawings.

b. complete electrical wiring installation & raceways shall be provided for


the following:

a. service entrance for electrical shall be located not less than 14ft. above the street
curve than thru 1 mc conduit & feeders to main panel box, than to he
individual metering cabinets. The contractor shall verify w/ Meralco for such
entrances & inform the architects / engineers office for any adjustment of
location

b. panel board, load center & circuit breaker


all panel boards shall be in field conditions, or recessed type provided w/ keys,
trim w/ proper capacity of main & branched circuits

c. telephone system & panels service entrance of house cable shall be located not
less than (1) one meter below the power service entrance. The contractor

rooms & locations as shown on the plans.
