PROPOSED: FENCING OF OLPINDA RESIDENCE

SUBJECT : CONSTRUCTION SPECIFICATIONS
I. SCOPE OF WORK
The SCOPE OF WORK indicated below shall be undertaken BY ADMINISTARTION
under the supervision of a competent ARCHITECT and will include provision for Labor, Materials,
Equipment, Tools (including Fabrication and Installation) and other Facilities, and the Satisfactory
Performance necessary to complete of all works in according to Plans and Specifications.

1. Clearing and Grubbing, Termite control, other pest control.


2. Layout, Lines, Grades and Staking.
3. Excavation, Backfilling and Filling.
4. Concrete Works and Masonry including fabrication and installation of
steelworks, Form and Scaffolding.
5. Carpentry includes door jamb and ceiling only
6. Finish and Rough Hardware and Other Materials.
7. Roofing and Tinsmithry Works.
8. Sanitary (Pluming) Works and Water Supply.
9. Electrical Works.
10. Clearing – Out.
II. GENERAL
1. All materials shall be of good quality, standard products of reputable
manufacturers and Government – approved only. Color, texture, design and
make shall conform to the requirements as indicated on the Plans and with the
approval of the Architect.
2. All works shall be done by experience – laborers, best workmanship, true – to –
line, plumb, square and level.
3. All works shall be done in accordance with all the requirements of the National
and Local Enforcing Authorities or Agencies concerned.
III. MATERIALS

A. CONCRETE AND MASONRY.


1. Concrete for Footing, Columns, and Lintels shall be 3,000 psi while that for
Floor Slabs shall be 2,500 psi.
2. Mortar Mix shall be a minimum of 1:3.
3. All CHB shall have a minimum size of 100 x 200 x 400MM.
4. Cement shall be Portland cement and factory – bagged.
5. Aggregates, SAND and GRAVEL, shall be river – run, free from mud and silt.
6. Reinforcing Bars shall be deformed and shall have yield strength of 40,000
psi.

B. LUMBER AND VENEERS

1. Lumber shall be of good quality and free from knots and cracks, conforming
to specified sizes and dimensions.
2. Veneers (plywood) thickness and usage shall be required in details as
approved by the Architect.

C. HARDWARES AND OTHER MATERIALS

1. All hardware and other Materials shall conform to requirements as indicate


on the Plans.
2. Materials Lot specified by the Architect shall be of an approved type, design,
operation, color, finish and texture.

IV. METHODS

A. SITE / EARTHWORKS

1. All excavation shall be carried to a depth as indicated on the Plans and


Specifications or as indicated by the Architect;
2. Protection of property, work and structures, workmen and other people from
damage and injury.

B. CONCRETE AND MASONRY WORKS

1. Concrete – mix may be done manually using water – tight mixing platforms,
cares shall be taken to avoid segregation.
2. All CHB – cells shall be filled;
3. Concrete shall be poured in dry.
4. Proper concrete – compaction shall be made during pouring.
5. Forms and steel – reinforcement shall be properly braced and supported to
avoid displacement during pouring.
6. Lapping of steel bars, bonds at ends shall conform to ACI Code provisions.
7. All concrete and masonry works shall be done on proper workmanship
considering alignments and quality – to – finish.

C. CARPENTRY AND JOINERY WORKS

1. All joint s shall be properly spliced and bolted or nailed as indicated


considering requirements for edge distance and clearance, avoid swelling,
shrinkage, ensure work remaining in – place without warping.
2. Lumber surface in – contact with concrete shall be treated with wood
preservatives (to include all concealed lumber), brand and type shall be
approved by the Architect.
3. Execute rough and finished carpentry work in best, substantial, workman like
manner. Expect and secure framing to ground, plumb and true, adequately –
braced, well- spliced and nailed.

D. ARCHITECTURAL – SPECIAL FINISHES

1. All material used for finishes on flooring, walling and ceiling, unless otherwise
specified, shall follow finishes – schedule as indicated on

2. Plane. Care shall be considered so as not affected the works of other trades.
3. Design, patterns, color, finish and layout shall have the clearance of the
architect before any work commenced.

E. SANITARY (PLUMING) WORKS AND WATER SUPPLY


All works shall be done in accordance with pertinent specification of National
Plumbing Code of the Philippines, and under the supervision of licensed Master
Plumber.

F. ELECTRICAL WORKS
All Electrical works shall be done in accordance with all the requirements of the
latest issue of the Philippines Electrical Code, with the rules and regulations of
the Local Enforcing Authorities and the requirements of the local Power
Company.

G. STRUCTURAL STEEL
All works shall be done in accordance with pertinent specifications indicated in
the AISC Manual.

H. FIRE CODE REQUIREMENTS

All works required related to the project shall strictly comply to the provisions
under the FIRE CODE OF THE PHILIPPINES (PD 1185)
