Introduction
Environment friendly housing is an emerging concept in field of construction. Environmental
Management can help this approach for protection of environment within and outside projects
premises. Though construction project does not involve pollution through industrial process, or
industrial effluent but is a larger developmental activity due to major inflow of people, and
construction activity. Environment management will provide an eco-friendly lifestyle to people
staying within project area and fulfill statutory requirement as well.

The objective of this Environment Management Plan is the identification & mitigation of
Environmental impacts during construction as well as operational phase across following aspects –

1. Water Environment
2. Air Environment
3. Waste Management
4. Noise Environment
5. Land Environment (Soil & Landscaping)
6. Socio Economics

It is emphasized that many of the protective and enhancement measures can be implemented by
adopting suitable planning and design criteria during construction of the project. Further, it is
necessary that the resources required for the mitigation/protection, enhancement measures and
monitoring are provided for in the cost estimates of the operation phase of the project, to ensure
proper implementation.

1. Water Environment
Construction Phase
 Install water meters, take readings routinely, record in the register and check to avoid water
wastage. If wastage is more report to the management for caution & correct
 Septic tank shall be installed during construction phase for workers and staff etc.
 Sedimentation of outside drains avoided by using screens and silt traps
 To examine proper management of channelization of water to avoid water logging at site.
 Dewatering (if required) will be done carefully by providing discharge pipe into nearest
municipal drain.
 Monitoring of surface and ground water for change in quality due to construction activity.
 Provision of temporary toilets with proper disposal of sewage through public sewer line
 Use of tanker water/recycled water for construction, to lessen the burden on municipal drinking
water supply.
 Monthly monitoring of drinking water.

Operation Phase
 Awareness campaign for residents about effective treatment and recycling of treated waste
water, and rain water harvesting
 Install water meters, take readings routinely, record in the register and check to avoid water
wastage. If wastage is more report to the management for caution & correct
 Regular Monitoring of pH, BOD, COD,TSS of the units to ensure good treatment of waste water
into Sewage Treatment Plants and its reuse.
 Treated sewage will be used for flushing and gardening within the premises.
 Excess treated water will be discharged to public sewage drain available along adjacent road.
 Rain water harvesting with 12 recharge pits
 Water will percolate through these recharge pits and raise the water table. The overflow of the
same will be connected to the network of internal storm water drainage pipe and chambers.
 Ensure the network of connection to rain water harvesting units, maintain its sanitation and
documentation.
 To keep a watch on storm water drainage system for any abnormality as to its siltation, entry of
dropping leaves, hampering of carrying capacities: and if found quickly arrange the rectification.
 Surface water disposal will be through pipes and masonry channel covered with RCC slab. This
will be collected through catch basins located outside the build area. Storm water drains will be
finally connected to the municipal Storm water Drain
 Quarterly monitoring of treated waste water will be done.
 Six monthly cleaning of UG tank & OHT tank will be done
 The parameters & analysis are based on the guidelines given by Central pollution Control Board
(CPCB)

2. Air Environment

Construction Phase
 Ensure water sprinkling for dust suppression & write the quantity spend on this sector wise.
Report this to management.
 Ensure the use of covering sheets, on the material being transported incoming or outgoing or
stored. Make adequate arrangement for such sheets by anticipations.
 Arrange use of ready mix concrete (RMC) through concrete batching at a place secluded,
barricaded by trees and precautions taken of dust suppression by sprinkling. Logbooks to be
maintain for journey of the RMC trucks. When the trucks are washed, ensure that the waste
water send for reuse or treatment.
 DG sets : as per CPCB norms, Proper Maintenance, LSD fuel use, proper & safe storage of fuel to
be procured from renowned suppliers with acoustic enclosures and foundation is to be laid as
per suppliers specification as per CPCB norms for its stack height.
 Examine adequacy of parking provision and proper traffic arrangement for the construction
vehicles including instance of their PUC.
 Labour camp to be instructed that open burning of solid waste is prohibited
 Prepare in consultation with sub contractors, a list for monthly health checkup of the workers
and keep its record including any remediation steps if necessary.
 Insisting use of the standard personal protective equipment like -mask and other personnel
gazettes like goggles, gum boots & helmets for workers
 Landscaping to prevent dust spreading

Operation Phase
 Effective traffic management
 Examine adequacy of parking provision and proper traffic arrangement, for the occupants
vehicles including instance of their PUC.
 Use of DG sets as per CPCB norms with fuel as LSD from renowned suppliers with acoustic
enclosures and foundation is to be laid as per suppliers specification as per CPCB norms for its
stack height.
 Optimum Air to Fuel ratio for Reduced NOx Levels
 Prepare a schedule and implement proper maintenance of DG sets
 Trees shall be planted with special care for controlling dust and noise and placing them very near
to the sources of nascence for air & noise point of view.
 The monitoring & parameters are based on the guidelines given by Central pollution Control
Board (CPCB)
3. Solid Waste

Construction Phase
 Disposal of debris to authorized contractor
 Debris generated during construction is used as filling material on site for Plinth filling as well as
our adjacent sites.
 All Excavated material except top soil to be used for refilling.
 All material storages in covered standard store room with all precaution of fire norms
 Proper covering for to prevent damages due to water seepages at godowns especially Cement,
Plywood etc.
 The contractors should collect the empty drums of paints, pesticides & tubes at one place &
send to authorized CHWTSDF site. Include this condition in the agreement to be signed as it is
his responsibility

Operation Phase
 Awareness campaign for residents for effective solid waste management & segregation
practices.
 Separate collection system for plastic, E-waste, Clothes, Metal, Glass at society level, transferred
to authorized distributors- SWACH.
 Hazardous waste is not applicable
 Provision for segregation and collection of biodegradable & nonbiodegradable waste within the
premises. Biodegradable waste will be treated in Organic Waste Converter & Nonbiodegradable
waste will be segregated into recyclable and nonrecyclable waste & shall be handed over to
authorized agency SWACH.
 OWC shall be provided manufactured by Excel Industries, for residential space provision,
residential Organic waste convertor is 140 m2 which includes the space required for Waste
collection, segregation table, Shredder, OWC, Curing Area, Manure Storage
 Excess sludge will be dewatered in a filter press & dried sludge will be used as manure.
 Organic fertilizer given by own OWC shall be used for garden as a fertilizer. If this is in excess
inform management selling to other potential uses.
 The analysis & parameters are based on the guidelines given by FCO.

4. Noise Environment

Construction Phase
 Barricades along the periphery of the Site
 To prepare & get approved a regular Noise monitoring schedule & stations from the MPCB.
 To make provision of ear plugs for construction labor and staff & insist its use.
 There shall be no noisy work in night shift.
 To ensure Provision of barricades along the periphery of the site
 To obtain guidance from the suppliers & maintain acoustic enclosure for DG sets.

Operation Phase
 To prepare & get approved a regular Noise monitoring schedule & stations from the MPCB.

 To ensure smooth flow make provision of proper parking arrangement, traffic management plan
and queuing at the gets.
 To ensure from the landscape architect to select various varieties of trees and shall be planted
which shall act as natural Noise barriers.
5. Soil and Landscaping

Construction Phase
 Minimum disturbance to natural contour, minimizing cutting and filling activity.
 Preservation of top soil for landscape development
 Planning done in such a way that, minimum lawn area and maximum area to be covered by
trees.
 Provided separate place to have a depot of such top soil to be used in due course & see that it is
so used.
 Avoid excavation during high windy day & heavy monsoon day.
 Make proper calculation as to where this excess excavation should be used either within the
premises or off site or as disposal. This to be quantified in consultation with subcontractor in
advance.
 Anticipate the rains and see that no water logging takes place as also a need to keep traps on
storm water drain
 Plantation of native species of trees before operational phase, to minimize environmental
impact during construction and operation phase.
 Trees with canopy will be planted along the roads to control vehicular pollution.
 Transplantation of the trees shall be done by scientific methodology.
 Proper management of landscape and the ecology of the site would be vital to give a pleasing
aesthetic and visual impact both for residents while at the same time minimizing negative
impacts on the land and ecological environment.

Operation Phase
 Use of paver blocks instead of impermeable concrete blocks to allow water percolation.
 Top soil conservation for Landscape development
 Proper maintenance of STP and solid waste management system to avoid land pollution through
leakages
 Ensure maintenance of lawn & Tree plantation with provision of work force, tools & watering
arrangement.
 The trimming to be conducted routinely & especially at the advent of monsoon to avoid power
failure due to this reason
 Dropping leaves to be collected & used for mulching & not to burn openly.
 To see the Proper landscaping is designed by the landscape architect that are of native species,
having good canopy capable of barricading noise, wind borne dust and suitable to absorb the
treated waste water with a no. of species of biodiversity.
 In order to enhance biodiversity by attracting caterpillars, butterflies, other animals, there is a
need to plant certain varieties of plants under green belt development scheme

6. Socio Economics

Construction Phase
 Provision of adequate drinking water, toilet and bathing facilities should be made available on
project site
 Water shall be sprinkled/spread to suppress dust during construction phase to control air
pollution and thereby avoid adverse health impact
 First aid facility for workers
 Crèche for children of workers
 Regular health check up for workers
 Educational and awareness program for safety measures
 Proper living condition with appropriate facilities for residential labors should be provided
 Proper Training and awareness program should be carried out so that the workers understand
the importance of wearing the personal protective equipment.
 The colony management collectively will need a pool of watchmen, gardeners, sweepers,
plumbers, fitters, STP operators, lift operators and solid waste collectors. Preference should be
given to Local people for all this.

Operation Phase
 Awareness programs regarding socio-economic impacts of residential projects on surrounding
area.
 Environmental and safety awareness programs for residents.
 Disaster management/Emergency preparedness plan will be explained with the help of experts
 There was a growth in indirect jobs and business opportunities to the local and surrounding
people such as, transporters and raw material suppliers, supervisor, security guard due to the
proposed project in the area
 The proposed residential development will provide housing structures with appropriate
amenities, adequate sanitation facilities as well as fire fighting and safety measures to the
community people. Besides, commercial shops, play ground, club house, garden and amenity
space will be make available within the project.

7. Sustainability of EMP

Construction Phase
 PP has constituted Environmental Management Cell (EMC) including in house and outside
experts to deal with environmental issues at project stage for every project site.

Operation Phase
 Meeting of EMC every fortnight and assess the environmental issues at various on going sites.
 After the society is formed and scheme is to be transferred, a special training program is
organized or society office bearers to look into environment management in project operation
stage.

 One time cost to be collected from occupants at appropriate rate per sqft. of respective saleable
area which will act as a ‘corpus fund’. The interest accrued from the same will be utilized to
suffice the environment plan related costs during operation phase.

8. Environment Management Cell

Qualifications

Property manager:
Qualification: (Graduate with 5 years experience)
 Control of Operation & Maintenance manuals of all MEP & Environmental infrastructure.
 Employing related agencies for testing Air ambience, DG stack, Noise levels, STP treated water,
manure from OWC
 Coordinating with the respective staff regarding the maintenance and functioning of DG set
 Ensuring timely cleaning of the UGT & OHT
 Managing funds for equipment and maintenance of the STP, OWC, DG set, Landscaping etc.
 Overlooking all quarterly testing for manure from OWC done to study the levels of pH, C:N ratio,
organic carbon, Total nitrogen, Total Phosphates, Total Potassium
 Ensuring that solid waste is collected and the wet waste is further segregated and sent to the
OWC and the dry waste is properly disposed off by SWACH
 Ensuring proper operation & efficient functioning of DG sets
 Overlooking the cleaning works of UGT & OHT every six months
 Answering the calls from occupants and coordinating with the respective staff to solve the
problem

Housekeeping Staff
Qualification: (Adequate experience)
 Collect the segregated solid waste collected from every household, send the dry waste to
SWACH and further segregate the wet waste for the OWC and collect the treated manure and
hand it over to the Gardener.
 Cleaning the Pumps, pump room, OWC equipment, UGT & OHT every three to four months

STP-OWC Operator
Qualification: (Min HSC with adequate experience)
 Operation and maintenance of the OWC & STP
 Assisting in the quarterly testing of manure generated from the OWC
 Handing over the manure from the OWC to the House keeping

Electrician
Qualification: (ITI with adequate experience)

 Assisting in the testing of DG stack every six months


 Inspection, Routine Check every 7 Days
 Oil Servicing every 3 Months
 Major Spares Replacement & repair as and when required
 Fuel Pump Calibration, Injector Calibration, Radiator Cleaning, Coolant replacement 3 years
 Answering the MEP engineer's call and resolving whatever the issue is regarding the power
supply
Plumber
Qualification: (ITI with adequate experience)
 Maintenance of all plumbing lines and ensure smooth functioning
 Answering the MEP engineer's call and resolving whatever the issue is regarding plumbing

Safety & Security


Qualification: (Min SSC with adequate experience)
 Implementation of all security measures on the site.
 Making sure all personnel use safety equipments while working
 Managing the security of the project

Gardener
 Overall maintenance of the landscaping including duties like, pruning, trimming, watering,
maintenance etc.
 Using the manure from the OWC in requisite places
 Handing over the gardening waste from the landscaping to the House keeping to be used in the
OWC
