OBSERVATIONS
INTERNAL
The structure comprises of traditional cut to duo pitched roof. This roof
was originally supported off the external 215mm (9”) solid masonry walls
(front and rear) and the internal spine wall. The said spine wall removed
in the refurbishment work being carried out now, both in ground and first
floor. New beams are introduced across in First and ceiling levels to
support first and attic floor instead of spine wall.
Condition of this, over a century old property is in accordance to its age.
Although at some places, existing pointing looks repaired but still needs
attention. As mentioned above, front and rear corners on LHS found de-
jointed having crack width up to 15mm.
Both chimney breasts on RHS flank wall found removed in ground and
first floors and retained in loft where it is supported of steel beam
spanning front to rear.

EXTERNAL
Front facade wall is rendered not originally but some time later on. At
this moment no remarkable crack is found on out side of front and rear
walls which show that the structure is stable for long time. There is no
sign of distress to front and rear facade masonry walls.

RECOMMENDATIONS
2. During inspection, I was told that the new owner plans further
extension. Therefore, the whole property must undergo repairs
including rising damp. Damp specialist company needs to be engaged
particularly to deal with rising damp.
