The project site is an inside lot, with a 14-meter wide frontage facing east. The site slopes
at 6% from the front property line towards the rear of the lot. The 12-m. road-right-of-way
is relatively flat and has a 2.0-m wide sidewalk (which includes a 0.80-m wide planting
strip) at both sides.

Mr. Goncan bought a lot at Quezon city for his family. He thought of having a two-storey
