I. Introduction

An internship is a short-term experience in which you receive training and can build

skills in a specific field or career area. An internship can be paid or unpaid and can vary

in hours and length. The important element that distinguishes an internship from a short-

term job or community service is the intentional "learning agenda" that the intern brings

to the experience.

Throughout the span of any career, a student should be prepared for any

challenges that that may arise after graduating in their specific course. An Engineer’s goal

is to cope up with specific problem and solve analytically like choosing their own path in

their career. Choosing a career path can help you set professional goals and develop a

strategy for getting where you want to be. Part of choosing an appropriate career path

involves making an honest self-evaluation of your talents, abilities and interests. While

elements of your path may change over time due to choice or circumstance, having an

overall professional objective with which to guide yourself will help you make critical

decisions with greater clarity.

By using internships, students are provided with experience that will make them

stronger. In addition to this, their work ethic will increase, and they will be confident in

their abilities. Internships will also allow students to learn about time management,

discipline, and effective communication skills. In the business world, critical thinking skills

are very important. Graduates must be able to make quick decisions which are based on

logic. Internships will teach students how to excel in a large number of different

organizations and industries. When students use internships, they will bring benefits to

themselves as well as their employers.


Makati Development Corporation provides vast number of opportunities for the

intern. In Manila Bay Mixed Used Project Area, the intern acquired different experiences

in the different departments mentioned above. MDC Academy spearheads the company’s

thrusts in corporate learning by implementing technical trainings specifically catering to

the needs of the company's professionals, including the Cadetship and Internship

programs that are aimed at developing future experts. MDC Academy also offers a wide

range of personal development trainings for employees. The organization empowers its

This technical narrative report is consisting of learning and experiences acquired by

a student trainee who took up this program in Makati Development Corporation in Aseana

City. This report consists of different project experiences of the intern and his

extraordinary milestone inside the project area. He was assigned in Safety, Technical

Services Division, Cost, Planning, and Operations.


II. Company Background

Makati Development Corporation (MDC) is the largest full-line Engineering,

Procurement, Construction Management (EPC/CM) company in the Philippines.

As the construction arm and subsidiary of leading Philippine real estate company,

Ayala Land, Inc., they deliver projects that enhance land and enrich the lives of the

Filipino people. Since 1974, they have constructed mixed-use, commercial and

residential developments, business districts, hotels and resorts as well as various

infrastructure that help catalyze the growth of our nation.

MDC operates with an organization that is customer-focused, functioning through

its six core units, each responsible for delivering strategic business goals: the

Construction Operations Group (COG), Construction Management Group (CMG),

Corporate Finance and Procurement Group (CFPG), Construction Methods and


Solutions Group (CMSG), Commercial Group (CG), and the Corporate Resources and

Services Group (CRSG).

safety best practices in the local construction industry,

consistently winning awards from organizations such as

the Department of Labor and Employment (DOLE) and

Safety Organization of the Philippines (SOPI). In 2014,

MDC launched its Total Safety Culture initiative aimed at

encouraging all employees to prioritize safety in the

everyday affairs of the organization. As of 2015, MDC has garnered a total of 180

Occupational Health and Safety Awards from DOLE, SOPI, Philippine National Red Cross

(PNRC) and other organizations. The company also boasts of a strong EHS Team

composed of 3 accredited OSH consultants and 48 OSH practitioners.

What they do:

A. Engineering

With 42 years of experience working in the field of Engineering, MDC offers an array

of services to give clients the best value in engineering, sustainable design, optimized

cost and design efficiencies. These includes geodetic surveying, quantity surveying, civil

works design, structural design, electromechanical design, design integration, BIM, and

LEED Consultancy. MDC has the largest Technical Due Diligence (TDD), Leadership in

Energy and Environmental Design (LEED) and Building Information Modeling (BIM)

services in the Philippine construction industry, applying the most updated design

software.
B. Procurement

MDC’s Procurement Team is composed of professionals who have completed the

International Trade Commission-Certified Professional in Supply Management (ITC-

CPSM) Program. They support the safe, good quality, timely and cost-efficient execution

of construction activities by sourcing the needed materials and services from various

vendors in collaboration with project execution teams.

C. Construction

MDC provides Pre-construction, Construction and Post-construction services

consistent with the company’s Execution Principles of Safety, Quality, Timely Delivery,

Cost Efficiency and Sustainability (SQTCS). The Construction Operations Group (COG)

is clustered by geographic divisions in order to manage rapid growth and expansion and

to foster collaboration, empowerment and efficiency. It also undertakes process-

streamlining initiatives using new and improved information systems and technology

The Construction Management Group (CMG) is committed to ensure the timely

delivery of projects to its internal and external customers in the highest possible

construction quality while meeting regulatory requirements and operating within approved

cost budgets. MDC’s expertise in Construction Management covers Land Acquisition,

Project Conceptualization, Project Planning, Project Implementation, Project Delivery and

After Sales Services.


E. Other Services

MDC also offers production of top-notch Concrete Products, Equipment Acquisition,

Operations and Fleet Management, Building Systems and Landscaping and Golf Course

Maintenance services for its customers.

III. Training Details

a. Personal Practicum Experience

This narrates the activities that the student trainee had gone through during

the training. This also includes the observation, participation, interaction and

challenges during their training. This discusses its place as a development tool

and how it was delivered effectively by the company. On the job training is an

important way in which students acquire relevant knowledge and skills at work.

i. Developing Proffesionalism

In the span of staying in the company, he learned about being

groomed and appropriately dressed. He learns that in office

work, proper attire should be worn at all times. He also learned

that he needs to dressed PPE if going on site .

Secondly, he learned to follow cultural norms of his workplace.

He noted how his coworkers operate in their office to get a

sense of how things are done. He noted how people dress,

and how they lower their voices when someone is on the


phone nearby, or that they go into the staff room to have more

casual discussions. He noticed how your coworkers interact

with clients during meetings, and how everyone always shows

up on time, or a few minutes early for a meeting.

ii. Time Management

Time Management refers to managing time effectively so that

the right time is allocated to the right activity.Effective time

management allows him as a trainee to assign specific time slots to

activities as per their importance.Through the span of staying in the

company, he managed to allot time effectively as design project at

school is still ongoing.

iii. Communicating Effectively


In the span of his stay, he learned to speak clearly, and speak up

when necessary. To communicate professionally, he needed to

show he can write and speak with confidence and clarity. He became

an active listener during meetings and discussions and He spoke

slowly and concisely so everyone can understand his points and

make note of them.

iv. Interacting Proffesionally

In the span of his stay, he learned to be pleasant and respectful to

his co-trainees and coworkers. He treated his supervisors like a

possible mentor. Its important to maintain a relationship with your

boss that is professional and humble. He avoided acting like he know

more about the job than his supervisor does. Having a mentor as his

boss can lead to bigger career opportunities and the ability to expand

his existing skill set.


v. Ability to solve real world problems

In the span of his stay, he was able to compute real world

calculations like estimations, post tensioning, cutting list, and

productivity rates. In civil engineering, it is important to apply the

theories to a load bearing building. At the same time, it is important

to learn the actual and the theoretical aspects in order compare them

and see results.

b. Interpersonal

His objective, at hand, was to learn in an on-the-job training position where

he can effectively apply his critical and analytical skills from his academic training

experience. He had the interest in building up his foundation regarding construction

management and the applications of the engineering theories in construction. With

this goal in mind, he pursued his application to be a student trainee at the Makati

Development Corporation. The project is headed by Edwin C. Macaraeg and

most of its projects are all about building renovations, structural design, planning,

development and construction.

In his time there as a trainee, he had encountered and identified problems

regarding building construction which were, according to supervisors and some of


the workers, common in construction. And he was able to gather important and

significant information which helped him to learn more and understand the

fundamentals of the work. Of course, his academic training experience was a great

help in doing my knowledgeable task. He actively participated on some

construction works for additional experience like plastering, concrete mixing, steel

works, etc.

As part of the training, he was told that them, with my co-trainees, had work

rotations for them to experience both field and office works. They are fortunate to

experience this kind of rotation because he learned a lot from the company.

Through rotation he was very pleased that he learned the all around system of

construction not only on structural but also in he field of mechanical, electrical, fire

protection,and plumbing and sanitary. In that way, he was able to learn on different

building plans. He also learned new softwares including STAAD and REVIT that is

very beneficial for his work someday.

The overall experience was very worthwhile. he was exposed to certain

aspects of site supervision and inspection done in the Makati Development

Corporation. He was also able to contribute his little knowledge for the

accomplishment of particular tasks. Most importantly, He had the very opportunity

to interact with a group of people whom he shared his interests as an individual.

He was able to improve my leadership skills, communication, and social for career

growth while working with other people.


C. Technical

In Makati Development Corporation(Manila Bay Mixed-Used Project), he

together with his co- trainees were assigned to Different Departments for better

learning experience. To be able to sum up these Departments, the figure shown

below is the program that MDC had given for the trainees.

Program of Undertakings

i. Safety Department

In safety department, his supervisor, Julio Aquino, a registered nurse and

safety practitioner, taught about the importance of safety and how it is

related to engineering aspects. The trainee was involved in series of site


inspection. He learned about safety signages, job hazard analysis, toolbox

meeting, unsafe act and conditions, and documentations. He also learned

the importance of EHS bulletin.

ii. Planning and Control Department

In Planning and Control department, the trainee learned about checing of

tenant schedules, categorizing rooms in design, tenant monitoring, and

zaone scheduling. This was supervised by Junnel Barros, a registered civil

engineer.

iii. Cost Department

In cost department that was supervised by Darwin Morit, a senior quantity

surveyor, the department was introduced and he discussed the

fundamentals of estimation, He also taught the rehash estimation that is

important for quantity surveying. He also taught the manipulation of CADS

and MS Excel.

iv. Technical Services Divison Department

In Technical Services Division Department supervised by Jason Alvarez,

the trainee learned about the process of their work and how onsite

operations are linked to them. The knowledge of Autodesk Revit was

passed on the trainees and the basics of Plumbing Modeling, Electrical

Modeling, and Fire Protection Modeling was taught.

v. Operations

In Operations Department supervised by Engr. Caesar( Project manager),

Engr. Eric (MEPFS), and Engr. Jose Marie( Surveyor), the trainee learned
the basics of surveying, layouting, estimation, site monitoring, and the

fundamentals of system. In surveying, the trainee learned about the total

station, layouting of formworks, and important instruments used. In other

operation departments, the trainee learned about testing(Pile driven

Analysis), order list, documentations of on-site procedures,post tensioning,

rebars inspection,and rebars estimation, and cutting list. In MEPFS division,

the trainee learned about the basics of plumbing, electrical, fire pro, and

mechanical. This includes the lecture of perforated pipes.

The trainee did not undergo to quality assurance for the reason of 500 hours

limitation.

IV. Training Assessment

Impact to the Field of Specialization

The practicum experience is worth the time, effort, and hard work. The short

period of time that he has spent contributed a lot in increasing my awareness and

understanding the practical application of my course. It has led him to the

realization to be more eager in pursuing the bright and strong outlook of his future.

His limited and ideological grounding was enriched by his practical experience

from a more realistic foundation of social conditions. The experience influenced

his commitment, competence and compassion as a BS Civil Engineering student

who is soon to be a part of the society outside as a working professional.

The on-the-job training he had done under the Makati Development

Corporation served as a motivation for him to improve himself and be better as a


civil engineering student and an aspiring professional engineer of the country in

the near future. It contributed to his realization of the significant role of the field of

my career in the national development and improvement of the country.
