The building component-ID, title for the building component specifications
Each building component comprises the following points:
 Scope and location
 Reference to drawings
 Adjacent and adjoining components
 Design
 Materials and products
 Execution of works
 Surfaces
 Samples
 Control
 The work environment

2. Scope

2.1. General information


The work comprises the building components and other services stated in point 2.2, which are described in
more detail in the work specifications or in the drawings.

In addition, the work comprises the stipulations in the Case Specifications and any services required in
tender forms, for example extra work or omissions that can be connected to the current works.

2.2. Building components


The work comprises all works and deliveries that are necessary for the full completion of building
components.

The work encompasses the following building components:

 Penthouse roof
• Assembly of roof structure

 Penthouse terrace
• Assembly of roof/terrace structure

The following components, delivered by the employer/other contractor, are mounted as part of the current
works:
 Concrete works
• Sl-Decks
 Carpentry
• Wooden floor terrace
• Skandek beams
• Railing terrace
• Insulation
 Plumber
• Gutters and pipes

The following components, which are part of the finished construction and are delivered by the employer/ or
other contractor, are mounted as part of the current works:

 Carpentry
• Railing terrace

2.3. Design and detail design


Detail and all other design works are provided by the design company
No design work done by contractors

 Rafter plans
 Slab Plans
 Specific details
 Cross section

2.4. The building site


 The contractor should have a detailed delivery-schedule, which specifies when all elements are delivered
and mounted.
 Covering and protection of roof structure in the building process must be done by the carpenter
contractor.
 Shoring of roof structure for the protection of demolition process will be done by carpenter contractor.
 Scaffolding will be done by a carpenter contractor.
 All contractors clean and clear the common traffic areas in building site.
 All contractors has to clean his own work area, and place the containers or resources on his own storage
area.

2.5 Health and Safety


 Safety railings must be mounted around lift shaft, service shaft and storey partitions and roof between
13.03.2018- 15.08.2018

2.6 The surrounding environment


 No machines noise and vibrations between 18:00 and 7:00 on working days, and during the weekends.
 Pollution has to be cleaned during the working day.

2.7. Quality Assurance

2.7.1. General information


Construction should be built according to normal Danish standards

2.7.2. Documentation of quality


Documentation of the quality must contain documentation of material control, delivery control, process
control, and the final control of the finished product.

 The quality documentation should be:


• Control of the quality of materials
• Control of the quality of mounting materials and components
• Final control of the works.

2.7.3. O&M (Operation and Maintenance)-documentation


 The Carpenter should provide of the necessary documents of the quality of materials.
 Maintenance the gutters and downpipes

2.8. Planning and scheduling of work


 All contractors must prepare detailed work schedule and kept project on time
 There are meetings every week.

3.1. Reference

3.1.1. Norms and standards


The norms and standards mentioned below, in their latest editions and with any enclosures are valid for the
works - - with any amendments, additions and omissions that are stated in these work specifications and on
the drawings.
The notes and directions, etc. stated in the references are to be construed as requirements that only can be
deviated from if they are stated in these work specifications and/or on the drawings, or agreed with the
project management.

BR 15 - Building regulation (2015).

3.1.2. Directions/instructions
Where the directions, reports and other documents in their latest edition, with any enclosures and together
with the project documents, are made valid for the works, the stated recommendations, directions,
procedures, advice, etc., must be construed as demands.

3.2 Materials and products


The required documentation for the materials and products used, for example in the form of product
certificates, receipts, etc., must be presented for the project management for their approval.

The following materials and products must not be delivered onto the building site before the project
management’s documentation for them are available:
All materials delivered must be in good condition
All wood delivered on site must be in good condition as regular commodity; meaning without defects
deteriorating strength, handling or life span of the material, it cannot be infected with rot or insects.
- All the insulation must fulfil and be controlled according to VIK (“The heat insulation control /Varme
isolerings kontrollen”) and be of a non-combustible material.

Materials and products of specific brands can be prescribed for the works. Other product brands can be used
if they are on the same footing as the ones prescribed. Documentation for this must be presented to the
project management.

3.3 Execution of works


Main measure levels: +/-10mm
Finished component and construction: +/- 3mm in length, +/- 2mm in height
The concrete elements have to be carefully placed and there should be a 15mm gap between elements side
and 70mm on the outer elements side with a tolerance of +/- 1-3mm in
order the elements
For SkanDek elements tolerancer: +/- 5 mm

3.6. Work environment


 The scaffolding should have the necessary 1m height over the top slab in order to ensure the safety of
workers while connecting wooden elements and working on the roof.
 Mounting of the wooden elements has a high risk and all the workers should have safety belts.
 When cutting wood dust generation must be limited by using a wet cutting machine.

4.5 Materials and products

4.6 Execution
- It is the contractor’s liability to plan the delivery of the elements with consideration to all necessary
issues concerning transportation, erecting and bracing. According to project materials the contractor
shall provide the elements with all the necessary openings and materials as described in drawings.

4.7 Surfaces
The gypsum boards for the ceiling must be covered with 2mm of screed with tolerance ±1
The wooden floor on the terrace must be covered with 2 layers of protection oil.

4.8 Tests and samples


There will be control when the materials arrived on the building site to ensure the quality of materials.
Before mounting, all the materials which will be used, need to be approved.
