Executive Summary

The house that I’m planning to put my investment on is by building a two storey modernized

house. This house consists of a living room, kitchen, master’s bedroom, three bedrooms, two

bathrooms one for the master’s bedroom and another for the second floor, garage, a beautiful garden,

a recording studio. The outdoor of this house will be beautifully design by professional outdoor

designers. Also, the indoor will be furnished by high quality furniture and it is well arranged by the

professional indoor designer.

Also, the investment would also go to the employees of my house in order to maintain the beauty

of the house. This house would be a great opportunity seeker for those people who had been looking

for stable jobs. In this sense, the house should have a maid, a driver, a gardener, security guard, one

day job for the Indoor & Outdoor designer.

Mission

A house is an essential needs of families and even people who doesn’t engage in families.

In fact, house is one of the top dreams that people wants to achieve in their lives. In this case,

the mission of this house is to provide me and my family with comfy beds, kitchen, living

room, resting place, comfort room, and a very nice garden. Also, it will provide opportunities

for the people who urgently needs job to finance their families’ needs.
Vision

After 10 years of the existence of this house, I envisioned after 10 years to maintain the

beauty of this house and the high quality furniture must be still in good shape that can still be

used after the 10 years of existence of the house. Also, after 10 years employees remained in this

house, because of the fair salaries and other benefits that they had during the 10 year process of

the house.

Values

My house encourages the following values in all operations of the house:

 Following the rules & regulations of the house for every employees and guests that gets

inside the house

 To treat every employee with good attitude and behavior for long lasting relationship

 To Provide fairness of treatment to employees so that there will be no biased.

Objectives

The objectives of my house which the investment would take place are:

 To provide guests with a very satisfying visit in my house.

 Choosing and building the home that will be a beautiful and durable house that is limited

to my budget.

 To maintain the shape of the house and develop the house for long lasting life of the

house.
Return Objectives

The return objectives should be go with the preservation of the capital, wherein the capital is

needed to be preserve for the growth and development of the house. The total return, which is the

need to grow the capital base.

II. Product and Service Offering

My house will provide my family and guests needs. I myself, will provide them a good

house with air-conditioned rooms, a wide screen TV that they could watch on, and other stuff

that they could mess around. Also, the rooms are already furnished with computers, comfy bed,

small TV, and etc. for my family and guests.

Competitive Advantage

Starting this house is never as easy as it is, it comes with every sacrifices to build the dream

house I’ve always wanted. As a soon to be Certified Public Accountant and an Attorney, It’s my

responsibility for my family to obtain their needs and wants inside the house by providing them

the best out of me. I will assure to my family that their stay inside the house will be worthwhile.

III. Investment Guidelines and Constraints

Guidelines in investing is a road on how you will invest as time goes by. There are some

investment guidelines that follows in order to ensure the success of my investment.

 1. Ensuring that I will be investing the money in a good manner, so that the investment will

not be useless. Also, investing it in a productive manner.

2. Employing a professional in investing would surely meet my goals and objectives in the

process of the house.

3. The assets that I have which will be invested needs the discipline and handle with care

whatever circumstances might happen.

On the other hand, these are the constraints which are follows:

1. Taxes may occur into my account for it will depend on the money that I had invested for

the house especially, that I am a professional worker.

2. The amount of time that will be needed to keep an asset for a particular purchase. It

should be considered, because I am investing for a modernized house. I must know soon

that I will use to use the funds from this investment.

3. Legal and Regulatory trust is needed in investing on how my investment is going with the

investment manager that I have trusted with. Trust is one of my constraints of this

investment plan due to the fact that in generation nowadays, people engage in escaping

with the money they cared more about money than job.

IV. Developing of Policy Plan Investment

Developing of Policy Plan in investing is very important. These are the Policy Plan that I had

come up:

 I will be putting strategies in the investment which will be a guide of the investment for

the house and the results.

  Financial budget should be known so that there will be no problem in the process of

constructing the house.

 I will provide a clear understading of the goals and objectives of my investment.

V. Implementation

As soon as my investment constructing a house started, I will wait for 15 years in order for

the completion of my investment and start the construction of the house immediately. Why is it

that I still need to wait for 15 years. Well, it is because that I was just getting started working in a

non-government company. I will ensure that after 15 years the house will already start to be

constructed.

VI. Market Analysis

The City of Tacloban has been growing annually from the past decade. My house will

provide my family a place to stay and a place where they can spend their time with themselves.

My house is well placed to a spot wherein my family will be comfortable at any cost.

My house intends to maintain an the relationship of my family by providing them a reunion

at my house. In that way, our family can maintain the relationship on going years.

I am thinking of providing some strategies on how I can maintain the relationship of my

family to my house. On how I will attract more my family through my house. These strategies

that I’m planning to employ includes by maintaining the cleanliness of the house which is very

important of attracting my family, because my family likes neat.

VIII. Location

The location of the house that I’m planning to construct on is located in Brgy. 74 Lower

Nula-Tula, Purok 6, Tacloban City. The location is peaceful and it is very quiet. Also, the

location has the right temperature where as you can relax at the top floor.

Each of these competitors is the one targeting my families’ attraction making my family fall

in love with their house. However, I had developed some strategies in order to win my families’

Man: I will be hiring a maid, driver, security guard, gardener and he or she should do their work

in high qualified manner and totally committed worker. Poor quality of work must be fired at all

cost in order to maintain the shape of the house.

Materials: I will be buying materials that are high quality, so that the house can obtain the

durability of anything that might happen destroying the house. In choosing the right materials for

me is, durability, the people who gives feedback to the materials for me to know that the

materials a hundred percent guarantee.

Machines: Machines such as, coffee maker, TV, telephones, Light bulb, Microwave, and other

electronic furniture. Machines must always at high quality in order for me to not buy every 2

year a new replacement. Each room is also provided by air-conditioner in order for my family to

be satisfied.

Minutes: I will be ensuring that every worker inside my house has the time management and has

the ability to do work fast. Cleaning the house everyday would give the house a good look not

only inside the house, but also outside the house. Workers who does absenteeism and tardiness

should be fired, because it will affect the performance of employees inside the house and it will

also affect the house.

Money: Money is important in constructing this house. Money provides all the planned design

for the house. The money would also go to the workers inside the house, salaries also depend on

their work performance. Lastly, the money is also used to pay bills such as, water bills, electric

bills, telecommunication bills, internet bills, and etc.
