SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, MARLYN GOTERA-TALAGTAG, of legal age, married, Filipino citizen,

and a resident of San Juan, Bato, Camarines Sur, Philippines, do hereby
name, appoint and constitute, my brother, ROMEO TAMPOCO GOTERA,
likewise of legal age, married, and a resident of No. 10 Doña Luz St.,
Irineville BF Homes Parañaque City, Philippines, to be my true and lawful
ATTORNEY-IN-FACT, to act on my behalf and in my name, to execute and
perform all or any of the following acts, deeds, matters and things, to wit:

1. To represent me before any courts or in any other court where the

said suit is to be transferred against any person or persons, in
connection with my property located at L. Fuentebello Subdivision,
San Antonio, Parañaque City, Metro Manila covered by TCT No.
173022 issued by Register of Deeds of Parañaque City issued on
July 30, 2007;
2. To engage or appoint any solicitor, counsel, advocate, pleader or
lawyer to conduct the said suit.
3. To prosecute the said suit and proceedings, to sign and verify all
pleadings, applications, petitions or documents before the court and
to deposit, withdraw and receive document and any money or
moneys from the court or otherwise and sign and deliver proper
receipts for me and discharge for the same.
4. To apply for inspection and inspect documents and records, to obtain
copies of documents and papers.
5. To compromise the suit in such manner as the said attorney shall
think fit.
6. To do generally all other acts and things for the conduct of the said
suit as I could have done the same if I were personally present.

HEREBY GIVING AND GRANTING unto our said attorney-in-fact full

powers and authority to do and perform all and every act requisite or
necessary to carry into effect the foregoing powers, as fully to all intents
and purposes as I might or could lawfully do if personally present, with full
power of substitution and revocation, and hereby ratifying and confirming
all that my said attorney-in-fact or his substitute shall lawfully do or cause to
be done by virtue hereof.
