Hilton Hotel – Additional Restaurant

Plot No. C1, Sector No. W43, Abu Dhabi Island

ESTIDAMA – PBRS v1.0 REQUIREMENTS

(SUSTAINABLE DESIGN REQUIREMENTS)

PART 1 – GENERAL
1.1 SUMMARY

A. This Section includes general requirements and procedures for compliance with certain Estidama
Pearl Building Rating System (PBRS) credits needed for the Project to obtain the targeted PBRS
Construction Rating.

1. A minimum rating of 2-Pearls is required for Hilton Hotel-Additional Restaurant in Abu

Dhabi Island.
2. Pearl ratings are achieved at two phases: Design ratings are achieved before construction.
Construction ratings are achieved after construction Taking-Over. Refer to www.Estidama.org
for complete information and updates on PBRS requirements.
3. The Pearl Building Rating System is organized into seven categories that are fundamental to
more sustainable development. These form the heart of the Pearl Building Rating System:

a) Integrated Development Process (IDP): Encouraging cross-disciplinary teamwork to deliver

environmental and quality management.
b) Natural Systems (NS): Conserving, preserving and restoring critical natural environments
and habitats.
c) Livable Buildings (LBo & LBi): Ensuring quality of outdoor and indoor spaces.
d) Precious Water (PW): Reducing water demand and encouraging alternative water
resources.
e) Resourceful Energy (RE): Targeting energy conservation through passive design measures,
reduced demand, energy efficiency and renewable sources.
f) Stewarding Materials (SM): ensuring consideration of the “whole-of-life” cycle when
selecting and specifying materials.
g) Innovative Practice (IP): Encouraging innovation in building design and construction to
facilitate market and industry transformation.

4. Contractor shall participate in achieving credits for the Project Construction Rating. Refer to
Part 3 for the project specific PBRS requirements.

B. This Section includes the following:

1.1 SUMMARY
1.2 DEFINITIONS
1.3 SELECT PBRS GLOSSARY
1.4 ESTIDAMA TEAM
1.5 ACTION SUBMITTALS

C. The project has acquired a Pearl Design Rating of 2 Pearls and is targeting a Pearl Construction
Rating of 2 Pearls. Contractor provided documentation will be collected throughout the
construction period and will be assembled along with additional documents by others from PBRS
Construction Rating and submitted after the Taking-Over Certification date.

D. Contractor role and responsibilities for documentation of construction is critical to achieving a Pearl
Construction. PBRS credits needed to obtain the targeted PBRS certification are dependent on the
Consultant’s design and other aspects of the Project that are not part of the Work of the Contract.
Therefore, achieving the targeted Pearl Construction Rating is shared endeavor with responsibilities
respective of each party’s role.

E. Credits needed to obtain PBRS Construction Rating are dependent on material selections and may
not be specifically identified as PBRS requirements. Compliance with requirements needed to obtain
PBRS credits may be used as one criterion to evaluate Substitution Requests.

F. PBRS Certification is provided by the UPC following their independent review of Project
documentation from both the design and construction phases and other aspects that are not part of
the Work. Therefore, no single party can be held wholly responsible for acquisition of PBRS
certification. The Contractor is an integral member of the PBRS team with critical contributions and
performance requirements.

1.2 DEFINITIONS

A. PBRS : Refer to www.estidama.org for the latest version of the Pearl Building Rating System (PBRS).
In addition to the rating system itself, refer to “Updates” / “Information Bulletins” for the latest
published directives from UPC which may pertain to the project.

B. UPC : Urban Planning Council of Abu Dhabi created and administers the PBRS through their Pearl
Assessor designated to each project.

1. For some projects the UPC may delegate administration of PBRS to Abu Dhabi Municipality.
