The Dr. Marcella Kelly Elementary School, originally built as the West St School, is a sprawling multi‐wing
school of one and two‐story brick structures. Original construction circa. 1975.
The boiler plant in the basement level of the original building, below

Holyoke, MA 01040 the cafeteria wing is accessed via two stairs with direct access to the
Holyoke Public School District loading dock via elevator service and is in need of modernization.
Grades: K-8 Several accessory spaces enter directly onto the open Boiler room.
Opened: 1975 The existing boiler plant consists of two H.B. Smith Co. 4500 Mills

draft breeching that terminates into an existing chimney. Each boiler
uses a singular burner and were originally setup for a dual fuel
application, natural gas or heating oil, though the heating oil
infrastructure has since deteriorated and is no longer in use.
Asbestos Containing Materials include Boiler Breaching covers, hot
water tank block covering, insulation, various cement fittings and
boiler materials.
Boiler Replacement Scope: As part of the MSBA Accelerated Repair
Program, the new boiler plant will include two new condensing HHW
boilers, and a single condensing HHW boiler. All three boilers will be
identical in capacity and functionality; basis of design [Lochinvar
FBN2500 series boiler] with 2,500 MBH input 92% Efficiency which
exceeds IECC 2015 minimum requirements for efficiency.

are used in gym windows with yellowing and broken panels. Exhaust
fans are cut directly into panels. Existing Doors, many original, are
drafty and lacking full functionality with compromised hardware and
glazing replaced with Lexan. Flush metal egress doors show abuse,
rusted door bottoms and pitted by vandalism.
Window | Door Replacement Scope: The New window wall system will
utilize an aluminum thermally broken frame with double pane clear
glazing with low‐E coating meeting all energy code requirements. New
Doors will be integrated into entry storefront systems or flush egress
doors.

The Lt. Clayre Sullivan Elementary School, originally built in 1961 and expanded in 1969 and 1989; is a single‐story
brick structure, with two interior courtyards with access from classroom spaces.

have suffered from much abuse at its rear perimeter due to its heavily treed
location. Unauthorized access to the roofs is a nuisance. Ground floor
classrooms, particularly street front elevations, have been the focus of
targeted vandalism.

The Morgan Elementary School has a number of discreet sections defined by the additions across the years.
The existing window systems within the replacement scope include a

variety of types including aluminum and steel; punched openings and

with failing glazing compound. The south facing gym and auditorium have
full glazed window walls along their long axis and contribute to significant
solar heat gain. Large fans are set directly in the glazing in the upper lites.
Similar fenestration occurs at the cafeteria. The newer wings have
aluminum punched windows of smaller dimension yet still provide large
openings for a/c units.
Window | Door Replacement: The window replacement scope is
understood to include all windows at all buildings. Window screens are
also required to protect against stinging insects. New strategic security
screens, insect screens and interior window treatment will be included in
the replacement scope. The new replacement windows will be designed
to meet the MSBA Repair criteria for U‐value (0.45) or better.
