SPECIAL POWER OF ATTORNEY

AUTHORIZING SALE OF PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

I, JANICE P. VALLE, of legal age, Filipinos, married, with

residences and postal addresses at Cebu City have named,
constituted and appointed, AND by these presents do name,
constitute and appoint SUSAN PEÑERO, also of legal age,
Filipino, married, with residence and postal address in Brgy.
Naga-Naga, Palo, Leyte to be my true and lawful attorney-in-
fact, for me and in my name, place and stead, and for my own
use and benefit, to do and perform all or any of the following
acts and things, namely:

1. To represent me in all matters pertaining to the

sale of a real property situated at Brgy. Naga-
naga, Palo, Leyte, particular description of the
said lot is as follows:

A parcel of residential lot situated at

Serafin Marabut Street, Brgy. Luyo, Poblacion,
Municipality of Basey and identified to be Lot
No. 6146 BOUNDED on the NORTH by property
owned by Nieves Destrajo, on the SOUTH
Serafin Marabut St., on the EAST by property
owned by Dominador Fernandez, and on the
WEST by property owned by Tito Bababoy.

2. To negotiate with the buyer in my behalf the

selling price of the lot and to confer with me in
negotiating and/ or perfecting the sale and should
it be necessary, to compromise with the buyer of
the lot AND to receive the purchase price with the
obligation to deliver the same to me;

3. To bind us in the sale of the above described

property with the buyer AND that this special
power granted is limited to the sale of the herein
property and the buyer shall be free of any liability
should the purchase price be not delivered by the
herein representative;

4. To make, sign, execute, and deliver contracts,

documents, agreements, and other writings of
whatever nature or kind, with any and all third
persons, concerns, or entities, upon terms and
 conditions acceptable to my said attorney in
pursuance to the above-mentioned purposes.

GIVING AND GRANTING unto my said attorney-in-fact full

power and authority to do and perform every act and thing
whatsoever requisite and necessary to be done in the premises,
as fully to all intents and purposes as I might or could do if
personally present, hereby ratifying and confirming all that my
said attorney, shall lawfully do or cause to be done by virtue of
these presents.
