Scope of Works, Specification

1. Complete house structure as per approved plans.

2. All fixtures such as, toilet fixtures, electrical fixtures, water line fixtures and sanitary
fixtures
(Special lights such as chandelier and outdoor wall lights are not included)

3. American Standard brand to ground floor main toilet, second floor toilet and bath
fixtures with estimated cost of 15,000 pesos per set for bath rooms. regular flush
type water closet for maids toilet and bath estimated cost 5,000 pesos

4. Bath room accessories as per owner’s specifications with estimated cost of 15,000
pesos

5. Water heater installation at master bath only with estimated cost of 6,000 pesos per
set

6. Hi-shine porcelain tiles at living, dining and bedroom areas. As per owner’s
specifications with estimated cost of 150 pesos per 0.60m x 0.60m/piece

7. Ceramic tiles at toilets, entry porch, laundry and service area. As per owner’s
specifications with estimated cost of 50 pesos per 0.40m x 0.40m/piece

8. Gypsum board and metal furring for ceiling and ceiling joists

9. Hardiflex and metal furring for ceiling and ceiling joists for external ceiling on roof
eaves

10. Steel trusses as per structural design with long span pre-painted roofing, tile profile
(0.40mm) or approved equivalent

11. Paint Color shall be in accordance with the color schemes to be supplied by the
owner and architect

12. Solid mahogany wood for panel doors and door jambs for Main entrance, bedroom,
toilet and service door

13. Bronze glass with analok aluminium frame for windows

14. Blue pipes and fittings in all internal waterlines

15. Atlanta brand pipes for all external waterlines or approved equivalent

16. Atlanta brand pipes for all sanitary and drainage pipes S1000

17. Phil flex brand THHN type wires for all electrical wires or approved equal

18. Panasonic (wide series) brand for all electrical fixture or approved equal
19. Atlanta brand for all conduits and boxes or approved equal, LED lights for all lighting
fixtures

20. granite slab for kitchen counter top or approved equal

21. Marine plywood for kitchen cabinet and bedroom cabinets in auto finished paint

22. Stainless steel kitchen sink and accessories. As per owner’s specifications with
estimated cost of (8,000 pesos per set)

24. Yale brand lever type door knob or approved equal. As per owner’s specifications
with estimated cost of 600 pesos per set and 3,000 pesos for main door

25. ball bearing hinges for all doors or approved equal

26. Pressure tank with water motor for water booster with estimated cost of 20,000
pesos
