Feasibility studies are in today's market absolutely essential as they represent an objective assessment of the economic viability of a hotel
project, whether new development or extensive renovation/repositioning of an existing hotel, and serves as a necessary foundation to
negotiate and secure an operator contract as well as the basis for discussions with banks and obtaining financing.

The combination of our extensive knowledge of the current hotel market as well as our strong international and local network among hotel

Assignment:

NHC was engaged as advisor to Apostrof Gruppen (a Danish developer) for the development of a 177 rooms 4-star hotel located in the area of
Sydhavnen in Copenhagen.

NHC carried out a feasibility study for the project and subsequently carried out an operator search and advised on the contract negotiations. The
process led to the signing of a long-term lease with Melia Hotels International (a Spanish operator and one of Europe’s largest operators) under
their brand Innside. This is Melia’s first project in Scandinavia.

NHC is a market leader in Scandinavia in hotel and restaurant valuations. We work with some of the largest hotel investors such as DnB
Næringseiendom and KLP Eiendom for their ongoing portfolio valuations as well as carry out valuations for banks. Scandinavia being
primarily a lease driven hotel market, valuations have typically been done on a “market rent yield basis” not factoring in the performance
of the hotel and market changes in supply and demand. A hotel derives its value from the underlying operation - and should not be seen as a
traditional real estate asset - and hence hotel valuations require the knowledge of the underlying operations and the skills to analyze the
performance vis a vis changes in the market.

NHC valuations, in line with international best practice, is based on an Income Capitalization Approach, using a discounted cash flow
model (DCF). We constantly track the investment market and will factor in comparative sales (Sales Comparison Approach) - but the basis
for our valuations is a DCF.

Hotels are a cost intensive business, which requires a constant focus on both the commercial aspect of optimizing revenue but also the cost
structure to drive returns and value.

both investors and banks. We have advised investors on both buy and sell side and we also have extensive experience working with banks
on restructuring debt and finding solutions for troubled hotel exposures. We further work selectively on originating new debt or re-
financing debt on behalf of our clients.

Assignment:

NHC was engaged as advisor to NP Hotels in October 2008 - at that point, the group consisted of three hotels and one restaurant: the 5-star
hotel D’Angleterre, the two 4-star hotels Front Hotel and Kong Frederik Hotel and the restaurant Copenhagen Corner. NHC’s first
assignment was to identify operators and negotiate lease contracts for Front and Kong Frederik - this resulted in the two hotels being leased
out to Scandic and First Hotels respectively on very attractive terms, increasing the income on the properties significantly.

NHC hereafter handled the sale of the restaurant Copenhagen Corner, which was making an operating loss.

NHC finally advised on a longer process of optimizing the D’Angleterre with a focus on exploring international operator options and
leading negotiations with these. The owner, in the meantime, decided to dispose of the property and NHC advised on the sale which was
completed in January 2011.

NHC subsequently carried out the asset management of Scandic Front and First Hotel Kong Frederik up until June 2012, where we advised
the owner in the sale of both properties to Ejendomsselskabet Norden.

NHC assisted in identifying a suitable property and advised on the


transaction, which led to Patron Capital acquiring the property
Adelgade 5-7 in the center of Copenhagen, which was converted
into Generator Hostel - opening in the summer of 2011.

As part of the due diligence process, NHC carried out a feasibility

CHRISTIAN KIELGAST

Christian Kielgast is an honor graduate of the prestigious hotel school École Hôtelière de Lausanne in Switzerland and he graduated in 2005.
After spending a few years working on hotel projects in Mexico, he returned to Denmark and joined NHC in 2007. In 2009, he became
partner and has been involved in expanding the company. Christian has a strong focus on NHC’s financial and investment advisory activities
and his major clients include: Landsbanki Islands, NP Hotels, HSH Nordbank AG, Patron Capital, Axios Hotels and FS Finans. He works
from the Copenhagen office, where the Investment Advisory division is located.

KNUD LARSEN

Knud Larsen, founder and senior partner of Nordic Hotel Consulting, has a professional background in restaurants and has over 18 year
experience operating different hotels and holiday resorts in Denmark. Knud worked as a hotel specialist for five years for the commercial
real estate company Colliers Hans Vestergaard. He was also responsible for purchasing and concept development for Scandic in Denmark;
he chaired the Association of Holiday Resorts in Denmark and contributed to Visit Denmark international campaigns in Norway and
Germany. Knud founded NHC in 2004 based on the above experience and is located at the Copenhagen office.

MIKAEL PLANELL

Mikael is one of the most experienced professionals in the Scandinavian hotel industry with extensive knowledge about the hotel market in
Northern Europe. Most recently, Mikael was Vice President of the hotel property firm Pandox, responsible for the firm’s hotel investments in
Denmark, Southern Sweden, Finland and Germany - a portfolio that includes some of Pandox’ largest hotels. Prior to his Pandox’s position,
Mikael worked for several years in operations at Scandic Hotels, followed by a time at Accor as Director of Operations & Development in
the Nordics. Mikael works from both our Swedish office in Stockholm and our Copenhagen office.

OLAF VANGSTEIN

Olaf runs an independent company in Oslo that is affiliated with Nordic Hotel Consulting via a franchise agreement. Olaf has a background
primarily in the hotel industry and has a traditional education in Hotel Management. He gained operational experience in different hotels
and occupied various positions from middle management to corporate governance. He retreated from active hotel management after seven
years as Managing Director of Sanderstølen Høyfjellshotell. Following Sanderstølen Høyfjellshotell, Olaf worked as a Broker/Consultant
with a focus on hotels and hotel properties at Colliers International. Through his position at Colliers International, Olaf worked on many
assignments in both Norway and internationally. After 12 years at Colliers International, Olaf started his own consulting company and
associated with NHC in September 2009.

JOHN ANKJÆR

John joined NHC in 2009 as a Senior Consultant at the Århus office. John’s core specialties are accounting analysis, ratio analysis,
feasibility studies, valuations and operation appraisals. He also holds a Degree as an Auditor in Accounting from the auditing firm DSR.
Prior to joining NHC, John gained operational experience as General Manager of different hotels including Hotel Kong Christian in Århus,
Plaza Hotel Århus, Scandic Århus and Scandic Plaza Århus, but also as a Corporate Consultant for Colliers International – within the hotel
and leisure branch- and as the owner of Hotel Guldsmeden and Hotel Ritz in Århus.

KARINE BOURGET

Karine Bourget has been working for NHC since 2011 as a Hotel & Leisure Consultant at the Copenhagen office. Karine holds a Bachelor
Degree from University of Quebec in Montreal in Business Administration and Hotel & Restaurant Management. She also holds a Master’s
Degree in International Hotel & Tourism Management with a major in Finances from Oxford Brookes University. She has gained several
years of operational hotel experience in various hotels in Canada including Hilton and independent boutique hotels. Since joining NHC, she
focuses on investment and transaction advisory.

LENE SONNE LARSEN

Lene Sonne Larsen joined the NHC’s office in Copenhagen as a Controller in the Asset Management team in 2009. Lene holds a Degree in
Business & Economy and has extensive accounting experience. She has worked as an accountant for major players including Scandic
Hotels, Jyllandsposten and Rambøll Danmark totalising almost 20 years of experience. Lene is specialised in the administration of hotel
properties as well the management of contracts, i.e. maximising the accounting-related performance of hotels.

SARAH SONNE LARSEN

Sarah Sonne Larsen has joined NHC in 2007 as a Hotel & Leisure Consultant at the Copenhagen office. Sarah’s educational background
includes a Bachelor Degree in English & International Marketing from Copenhagen Business School (CBS) with a semester abroad at
Central Michigan University, USA, which focused on hospitality, as well as a Master’s Degree in Service Management from CBS. Sarah has
operational hotel experience having worked in hotels in Denmark and has a good knowledge of the industry. Within NHC, Sarah works on
different types of advisory assignments and her speciality areas are feasibility studies, operation optimization, valuations and operator
search.

RENATA MØLLER

Renata is an Accountant part of the Asset Management team in Copenhagen. She joined NHC in early 2011 after having worked as an
Accountant for more than 25 years in various trade and production companies, including Polcom, ApS, Pulawski & Co Inc., and Oneseal
Inc. She always maintained a close collaboration with auditors throughout her different positions. Renata holds a professional diploma as a
