CHAPTER I

 INTRODUCTION
 OBJECTIVES

INTRODUCTION
The ECOTEL Certification is based on five areas of environmentalism, each of which is designated by a Globe
award. These five areas are referred to as the cornerstones of environmental responsibility, or simply as Globes.

Environmental Commitment

Solid Waste Management

Energy Efficiency

Water Conservation & Preservation

Employee Environment Education & Community Involvement


Hotels can apply for 1 to 5 Globe awards, although all hotels certified or recertified after 1999 must achieve at
least two globe awards to be certified.

The ECOTEL® inspection is based on five separate inspections each with a three-tiered Numerical Scoring
System. The five inspections correspond with the five globe awards:
 Environmental Commitment
 Solid Waste Management
 Energy Efficiency
 Water Conservation
 Employee Education & Community Involvement

Within each globe inspection there are three levels of criteria and scoring: Primary,
Secondary and Tertiary scores. All hotels applying for certification must satisfy all of the
primary criteria before an inspection will be scheduled. The hotel must prepare an
application including descriptions of how the primary criteria are achieved, and include
descriptions of other environmental efforts and programs that are at the hotel.
Once it is evident that all of the primary criteria have been satisfied, inspections are
scheduled to ascertain the lodging facility's score according to the secondary criteria.
Inspections -- both guided by hotel staff and unguided -- are completed throughout the
lodging facility to determine if the environmental programs that the hotel reports are
actually part of the day-to-day operations. Each department or function area of the hotel
(i.e., main restaurant kitchen, banquet kitchen, room service kitchen, front desk and office
area, executive office areas, etc.) is inspected and scored individually. A percentage score
is calculated for each department inspection, and each department must score above a
set level to be awarded the certification. If any department scores below that level, but
above a minimum threshold, the tertiary criteria (described herein) can boost that
department's score in order that the hotel may achieve the award.
The tertiary criteria are most easily described as a bonus system. The hotel receives
bonus points for environmental programs discovered in operation that are not part of the
primary criteria, and are considered to be above ordinary levels of environmental
responsibility. An example of a program that would earn tertiary points in the solid waste
management category comes from a hotel in Latin America that collects cigarette butts
and soaks them in solution to draw out chemicals, which are then used as pest-repellent
for the fruits and vegetables grown on-site before the butts are disposed of.
Based on the hotel's NRS score in each category, the lodging facility will receive from
zero to five ECOTEL® Globes, corresponding to each of the five cornerstones. Hotels
that achieve the globes qualify as ECOTEL®-certified hotels for a period of two years,
but must agree to re-inspections (announced or unguided) at any time during that period.
If the hotel falls short of achieving certified status, the HVS International inspection team
will prepare an action plan to help management make the changes necessary and prepare
for re-inspection.
The following guidelines have been issued by the Government to hotels for making
them

ECO-FRIENDLY PRACTICES

 Energy Conservation: It is necessary that all star category hotels should have
energy conservation lamps. The use of solar energy, timers etc. is desirable.
 Water Conservation: Water saving taps and showers are necessary for 5-star and
5-star deluxe hotels and desirable for 1-star to 4-star category and Heritage
hotels.

Waste Management: Solid waste management and recycling of garbage should be


undertaken. Garbage should be segregated into wet and dry separating that which can
be re-cycled or re-used. It is necessary that the wet garbage areas should be
airconditioned for 3 to 5 Star deluxe categories and desirable for 1 and 2 star hotels.The
aim should be to achieve a "zero garbage policy" by utilizing all the organic waste.

OTHER DESIARABLE MEASURES:

 The use of plastic should be discouraged.


 Efforts for water conservation should be made by incorporating dual system
flushing options for liquid and solid wastes, etc.

 Efforts to harvest rainwater should be made.

 Pollution control methods for air, water, sound & light should be incorporated.
Sewerage Treatment Plants (STP)'s should be installed.

 Non CFC refrigeration and Air-conditioning.

 Efforts should be made for greening of the hotel's surroundings.

 Installing timers in areas where lights tend to be left on.

 Guest key linked light and A/C activation

 Thermostat regulators in rooms

 General awareness about Eco-friendly practices should be made by training the


staff.

ECOTEL®- The Hallmark of environmentally Sensitive hotels

The ECOTEL® Collection is an exclusive group of International inns, hotels and resorts
that define the concept of environmental responsibility in the hospitality industry. All
Ecotel certified hotels must pass a detailed inspection and satisfy stringent criteria set by
environmental experts.

The Collection began in 1994 when the New York Vista Hotel re-opened as the world's
first Ecotel certified hotel after the bombing of the World Trade Center. Since then over
1100 hotels, resorts and inns have applied (but not qualified) for the certification.
Currently, there are only 34 Ecotel hotels in the world, out of which only 3 are 5-star
hotels with the 5-globe certification.

The 5 Globes
The Ecotel Certification is based on five areas of environmentalism, each of which is
designated by a Globe award. These five areas are referred to as the ‘cornerstones of
environmental responsibility’ or simply as ‘Globes’. These Globes are:

Energy conservation

This requires the existence of a formalized framework to actually


reduce the energy consumption of the hotel. For instance, whether
the hotel has been designed and constructed keeping in mind
maximum energy conservation. Factors like whether minimum
lighting is being used, the extent of involvement of the guests as
well as the employees etc. also make a difference to the final score.

Water conservation
Evaluates the effective conservation of water in all departments of
the hotel, across all levels. The extent to which water is recycled
and utilized is also considered an important factor. Again, all
employees are expected to be well-versed with the water
conservation operations of the hotel.

Solid waste management


The hotel must effectively recycle and manage waste wherever
generated. Proper systems for collection, recycling and disposal of
these wastes in all departments of the hotel are a must for the
Ecotel certification. Moreover, all employees of the hotel must
undergo training in the basic solid waste management techniques.

Employee environmental education

Evaluates how involved the employees are in the efforts of the hotel
to contribute towards the environment. The hotel should have
training modules in place for employees at all levels to familiarize
them with the eco-friendly initiatives of the hotel.
Environmental commitment

The hotel/ resort/ inn must demonstrate the existence of a


formalized commitment towards the preservation and enhancement
of the natural environment. It must, through all operations,
activities and written statements, communicate its commitment to
the environment. For e.g. the mission statement of the hotel/ resort must mention its
environmental dedication. Additionally, every hotel should have a green team headed
by a member of the top management ensuring that all departments are working in
consonance with the hotel’s mission of environmental responsibility.
The Scoring
The inspection for each globe involves three levels of criteria and scoring- Primary,
Secondary and Tertiary. Hotels applying for certification must satisfy the primary
criterion before an inspection is scheduled. Once it is evident that all the primary
criterion have been satisfied, inspections – unannounced as well as guided by the hotel
staff - are conducted throughout the lodging facility to determine if the environmental
programs that the hotel reports to have in place are actually part of the daily
operations. Each department or function area of the hotel (i.e. main restaurant
kitchen, banquet kitchen, kitchen, front desk and office area, executive office areas,
etc.) is inspected and scored individually. A percentage score is calculated for the
inspection of each department and each department must score above a certain level
to be awarded the certification.

If any department scores below that level, but above a minimum threshold, the tertiary
criterion can boost that department's score so that the hotel becomes eligible for the
certification. The tertiary criterion is simply described as a bonus system. The hotel
receives bonus points for environmental programs discovered in operation that are not
part of the primary criteria, and are considered to be above ordinary levels of
environmental responsibility.
An example of a program that would earn tertiary points would be the concept of the
‘green button’ in The Orchid, Mumbai and Uppal’s Orchid, New Delhi. This button is a
unique interactive approach that enables the guest to participate in energy
conservation by increasing the temperature of his room by 2 degrees and thus
conserving energy utilized for air-conditioning. Based on the hotel's score in each
category, the lodging facility can be awarded from zero to five ‘Ecotel Globes’,
corresponding to each of the five cornerstones. Hotels that are awarded one or more
globes qualify as Ecotel certified hotels for a period of two years, but have to agree to
re-inspections (announced and unannounced) at any time during that period.
If the hotel falls short of achieving the certified status, the Hospitality Valuation
Services (HVS) International inspection team prepares an action plan to help the
management make the necessary changes and prepare for re-inspection.

Members of the Ecotel collection like Uppal’s Orchid realize a number of benefits.
Primarily, the value of business improves due to increased exposure in the market
place, higher staff morale and better control of operating expenses. The Ecotel

 RESEARCH METHODOLOGY

Work Plan :-
Primary:- We will first take the brief
guideline from the respective ministry and make a data
base. Secondly we choose a one Eco Hotel as case study. We
will visit chain hotels and individual hotel and find the existing
practices. Since our research is based on primary data. We
will frame a non-biased structured questionnaire which will be
got filled up from the identified hotel in North India.
On the basis of norms of standardized
set by the government, we will draw a conclusion as to what
percentage of the norms are adhered to by the hotels.
In addition to the comparative analaysis amongst the Eco
hotels and other hotels with regard to environmental issues.
Secondary:- For the initial research we will be using the
secondary data, which will be available from books, magazines
and journals to understand the concepts, which will give us an
insight of our future activity of achieving the objectives.
Parameters :-
North India, We will be covering fifteen 5 star
Hotels and a similar number of Luxury Hotels in 3-4
star category.

 RESULTS & DISCUSSE

LOCATION

Uppal’s Orchid-an Ecotel Hotel. The Uppal’s Orchid-An Ecotel Hotel celebrated its 2nd
anniversary with style and substance. The hotel was also felicitated for its proud entry as
a Leading Small Hotels of the World, a stringent selection carried out by the Leading
Hotels of the World the world’s foremost authority for grading and inspecting hotels. The
ceremonies were attended by the who’s who of Indian capital, from all walks of life.

The Uppal’s Orchid is the first Ecotel Hotel in the world that has been selected for the
coveted status. Also, Uppal’s Orchid is the third property in the national capital to have
got the LHW status,after The Oberois and The Taj Mansingh hotels. Even though there
are over 400 LHW hotels in the world The Leading Hotels of the World is actually very
happy to have found a hotel property that has qualified in this category any where in the
world.

The event started with the lamp lighting by Pushpinder Kumar, VPGM, Uppal’s orchid,
Zakir Hussain, the renouned tabla mastero and Amitabh Kant, Secretary Tourism. It
followed by cutting of huge cake made in the shape of numeric 2 basically to emphasize
the second anniversary. The event proceeded further with the jugalbandi performed by
Ranjit Barot, India’s Best Drummer and Sridhar Parthasarathy, Mridingam discipal of
Shri KR Chandramouli. Also the attraction of the event was Illoosh Judge Ahluwalia’s
painting portraying the environment side of the hotel. The anchor Geetika Ganju made
the party lighter with her charm and beauty.

Among the celebrities during the party were Naina Balsawer, Vasant Sathe BK Uppal,
Manish Uppal Amitabh Kant , Ms Madelene Low, Regional Manager, LHW to name a
few.

According to Mark Greedy, Vice President, Asia/Pacific, The Leading Hotels of the
World, "The Leading Hotels of the World is pleased to welcome The Uppal’s Orchid to its
global membership. The Uppal’s Orchid is of the finest standards of service, hospitality
and product that The Leading Hotels of the World accreditation and quality assurance
represents. Our alliance has a 76 year history of assured quality and luxury. Today, it
has a membership of 427 luxury hotels in 80 countries. The Uppal’s Orchid Hotel will
add yet another current fine hotel to our 16 India members."

According to Mr Param Kannampilly, MD, Uppal’s Orchid-An Ecotel Hotel, "We believe
the selection into the exalted status of Leading Hotels of the World brings to fruition our
steadfast commitment to ‘ Luxury With Responsibility’. A motto not subscribed to by
many who saw the two aspects as mutually exclusive in the premier hospitality sector."

The Uppal’s Orchid management expects to receive a big fillip to its business with this
selection as the demanding global travelers would find their way to the hotel much more
frequently and easily. The Group’s genuine sensitivity to environment and positioning of
the brand around its social commitment has found global acceptance with the LHW
selection, the management believes.

The LHW selections, which objectively measure the hotels from the traveler’s
perspective, are based solely on the results of stringent inspections by Leading Quality
Assurance, a joint venture company of The Leading Hotels of the World, providing full-
service inspection services and assessment programs. With more than 1,800 inspection
criteria, these inspection reports are the most comprehensive in the luxury industry.

Welf Ebeling, Executive Vice President and COO of Leading Hotels of the World, said, "
While there is plethora of grades in the luxury hospitality sector, this accolade is
becoming the benchmark for global standards in judging the truly best hotels in the
world."

Said Mr Pushpinder Kumar, Vice President of Uppal’s Orchid-An Ecotel Hotel, "It is a

processes of excellence, that Leading Hotels of the World demands of its hotel
properties." He further provided perspective to the selection by saying, " India as brand
is constantly getting noticed the world over. The LHW categorization of Uppal’s Orchid

OUR MISSION STATEMENT


Uppal’s Orchid, Delhi’s first Five Star Ecotel, will ensure conservation of natural
resources and act as a foundation of impeccable hospitality. We will endeavour to
achieve the above through our team members, guests and community. Together, we will
make a difference !

Architectural Features

The hotel is spread over 10.5 acres of land of which, only 10% has been used building. It
is in close proximity to the International and the Domestic airport in the capital.
At Uppal’s Orchid, we have grown more than 2,500 trees and over 2 lakh shrubs. All
plants have been chosen keeping in mind the diversity of seasons. You will always see
flowers blooming in the surroundings an y given season of the year. With the value placed
on ecology, careful consideration has been given to landscape planning and selection.
The focus has been on eco-friendly and ecology balancing plants. A variety of Ficus
plants have been planted around the property as they are very good absorbers of nitrogen
and also because they grow dense and provide privacy to the hotel.
The main entrance has more than a hundred trees, lush green shrubs and ground covers.
Ficus infectoria has been planted to provide an umbrella of greens. Every piece of
landscaping has a function. Camphor plants have been planted at the pool and the
fountain because they act as natural mosquito repellants. Hibiscus plants have been
planted because unlike roses, they require very little maintenance.
Keeping in mind the importance of water in ecology, all the water recycled water is used.
The water bodies accord a grand sense of arrival for the hotel’s guests. A water-feature
at the main entrance includes a fountain made with an amalgamation of five metals,
copper, bronze, aluminum, iron an d zinc, which together is called ‘The Panch Dhatu’.
A very integral part of the hotel is the Central Courtyard, providing a beautiful vista from
the rooms surrounding it. It has been designed to provide sit-outs among greens, lined
with flowering and colorful shrubs with a periphery of exotic plants. It has two water
bodies surrounded with plam trees.
The hotel has seven rooms with private gardens with exclusive sir-outs, which provide
our guests the feeling of being one with nature. Not to forget the feeling of royalty. Ficus
bejamins provides for a beautiful over-hanging canopy on all areas, making this a cozy
and an intimate sit-out.
The swimming pool, one of the largest in the capital, has a unique design of a single
plam leaf, Motif, spread across its length, reminiscent of a tropical landscape. A pool bar
and an waterfall complete the leisure ambiance. It has been conceivedtobe luxuriously
relaxed and soothing, yet always non-imposing. The façade has been designed in a style
which is understated and uses simple earthen hues and materials-stone, wood, stucco
and tiles.
Provisions have also been made for large indoor-outdoor banqueting functions, meeting
rooms and a state-of-the-art health club for the discerning traveler.
For business guests to unwind, the hotel provides a nine-hole golf putting and a tennis
court, amongst meandering pathways and cozy sit-outs, illuminated with soft lighting and
decorative plants. The pathway passes through a bamboo groove and is lined with Ficus,
Cycaads, Kevand, Gulmohar, Sheesham, etc.
To prove how deep our commitment towards the environments is, enlisted below is the
further description to what has gone into making Uppal’s Orchid, an environmentally
sensitive hotel.

Civil Work

Cement (Ambuja Silicate)


To begin with, the cement used in construction of Uppal’s Orchid is completely eco-
friendly. This cement known as the PPC (Portland Pozzalana Cement) contains 15-20%
fly ash as compared to the ordinary cement known as the OPC (Ordinary Portland
Cement).
Wall Panels
Some of the wall panels in our hotel-both interior and exterior, are made of Reinforced
Cement Concrete (RCC)
Water Conservation
At Uppal’s Orchid, we believe in the 3 ‘R’ theory of Reduce, Reuse, and Recycle. Water
being one of the earth’s most precious resources and vital to life, we take special care to
conserve it. The techniques listed below show our commitment in the above theory.
Aerators/Flow Restrictors
All taps in the guest rooms, toilets, ecoteria and the kitchen, contain special aerators
which increase the force and decrease the outflow of water, resulting in saving up to 50%
water.
Cisterns and Flushes
The other advanced water saving device installed in our hotel is the Geberit Concealed
Cistern, which used only 7 ltrs. Of water as compared to the ordinary cistern consuming
15-20 ltrs. Of water. We also have a mini-flush which has a capacity of 3.5 ltrs. In case
the guest wants a quick flush, in turn providing the gust an option of conserving water.
Sewage Treatment Plant (STP)
At Uppal’s Orachid we recycle all over waste water. Some of the world’s most cutting
edge technology is used for water recycling. The recycled water is used for gardening
and air conditioning. The waste water is first passed through grease traps and collected
in the main tank and then passed to the clarifier tank for aeration, where air is pumped
into the system through diffusers for coagulation. Finally, the water is passed through the
equalization tank, chlorine content tank, sand filter, activated upon fibre and softener-
ready for reuse.
Drip Irrigation
Drip inrrigation is used to water plants to conserve water. The plants are watered with
the use of sprinklers on timers, saving large quantities of water. All the water used for
irrigation is from the STP i.e. recycled water.
Rain Harvesing
Rains that fall in our premises are channelised into rain harvesting wells. There are five
of these in our premises. They help to restore the water for a sustainable water table.
Electrical
At Uppal’s Orchid we have not only made efforts to reduce our solid waste and conserve
water, but have also contributed to saving energy. Given below are the energy saving
technique used in our hotel.
PL Lamps/Fluourescent Lamps
At Uppal’s Orchid, we use PL Lamps throughout our external landscaping and internally
we have used Pl Lamps, Halogens and low voltage chokes, which provide as much light
as ordinary bulbs, yet consume substantially very less energy. To cite an example, a 10W
PL Lamp give an equal amount of brightness as a 60W incandescent lamp, the former
(PL Lamp) will have a power consumption of just 25% of the latter. Your room lights and
air conditioner come on only when you insert the key, so there’s no chance of electricity
wastage once you leave the room.
Tripal Glazed Windows
The triple glazed windows are made of a hermetically sealed double glazed unit and an
added reflective glass. The triple glazed window blocks the heat of the sun from entering
the room and helps in conserving the air conditioning energy, thereby saving electricity.
An added advantage of this window unit is that it protects the upholstery from direct
sunlight and increases the life of the fabrics used inside the building. It also helps
effective cutting of noise pollution from one of the India’s busiets airports.
Main Bar
There’s a mini bar installed in every guest room which saves up to 40% energy. The mini
bar uses the ‘Fuzzy Logic’ technology, which sense the load inside the refrigerator and
cools accordingly. In addition, all the refrigerators CFC free.
Electronic Master Control Panel
All the guest rooms have an ‘Eco Button’. On pressing this button, the temperature of the
room goes up by 20 C. This saves energy. A certificate is then given to the guest who has
voluntarily participated in energy conservation. A database is maintained of these guests.
This panel also has DND, LAUNDRY and MAKE UP ROOM buttons, which help the
housekeeping personnel to serve you better and reduce the waste generated by tent
cards/door hangers.
Interactive TV
The television in your room can be used to send/receive messages. You can also check
your bills or receive Welcome Notes through the Interactive TV. This minimizes the use of
paper and telephone calls.
Building Management System
This new technology enables us to operate our systems in a more economical way. The
controls of the air conditioning plant, fire detection system, exhaust, air handling plant,
fire detection system, exhaust, air handling units, etc. can be done through this system
and remedial actions be taken immediately. This considerably reduces energy
consumption by the built environment.
Operational Activities
Hangers
The hangers that are kept in the guest rooms are made of Rubber Wood, which is recycled
wood.
Fruits
We minimize wastage in our services in every action. In each guest room, the fruit basket
is provided only on request. We have kept a picture of the fruit basket-just to remind you
if you need fruits.
Zero Garbage
We at Uppal’s Orchid, follow a policy of ‘Zero Garbage’. The garbage generated in the
kitchen is converted into manure, which is used for gardening throughout the hotel. And
we do have a large landscape to take care of. All organic waste is utilized this way and
all non-organic waste is sold scrap merchants.
Carpets
The carpets that have been used in our hotel for al floor furnishings use natural days.
They are specially made with 80% wool and 20% nylon. The use of chemicals is avoided
as for as possible.
Laundry
To conserve water, we have reusable laundry bags instead of the standard plastic or
paper bags that are found in other hotels. The guest can send soiled clothes in this bag
and they will be delivered in reusable cane baskets, wrapped in muslin cloth.
Newspaper
The newspaper at Uppal’s Orchid is delivered on request in reusable cloth bags.
Paper
The guest service directory kept in the guestrooms are made of jute. The paper that we
use in the hotel is 25%-100% post cosumer (recycled).
Pens and Pencils
Even the pens we use at our hotel made of recycled products. The pens are made from
recycled cardboard, recycled plastic and scrap wood. The cardboard is used as a barrel
and is free from chlorine treatment is the manufacturing stage. The plastic as the head
and the base is made from reprocessed ABS. The eco pencils are not made from wood but
a nontoxic polymer with the use of natural fillers. Woodsaver pencils are made from
biodegradable materials such as talc, gypsum and clay.
Recycling Bins
Separate recycling bins are used for different types of garbage. For operations, we have
bins marked with instructions of which garbage is to be thrown in which bin.
Shopping Bags
The shopping and laundry bags of our hotel are made from cloth and have more than 12
words starting with ‘R’ having the same meaning as Reduce, Reuse and Recycle printed
on them. Just a small reminder of what we stand for.
Carbon Paper
Carbon paper is not used in our hotel as the chemicals in the paper are toxic, killing all
micro-organisms that help in breakdown of soild waste.
Slippers
The slippers that we use in our rooms are made of Reed-specially handcrafted for your
comfort. The trays meant to carry your shoes for polishing and to bring back the laundry
are made of cane.
Paints
The paint for the exterior of our hotel is water based with a negligible amount of VOC
(Volatile Organic Compound) content of 0.0125%, while the interior paints are VOC tree.
Potter Plants
As a standard policy we do not use fresh cut flowers anywhere in the hotel offices,
buffers, restaurants or banquets. Only potted plants are used for decorations in our
premises.

Residential Construction
The main business interest of the Group has been real estate development in the

ECOTEL®- The Hallmark of environmentally Sensitive hotels

The ECOTEL® Collection is an exclusive group of International inns, hotels and


resorts that define the concept of environmental responsibility in the hospitality
industry. All Ecotel certified hotels must pass a detailed inspection and satisfy
stringent criteria set by environmental experts.

The Collection began in 1994 when the New York Vista Hotel re-opened as the world's
first Ecotel certified hotel after the bombing of the World Trade Center. Since then over
1100 hotels, resorts and inns have applied (but not qualified) for the certification.
Currently, there are only 34 Ecotel hotels in the world, out of which only 3 are 5-star
hotels with the 5-globe certification.

The 5 Globes
The Ecotel Certification is based on five areas of environmentalism, each of which is
designated by a Globe award. These five areas are referred to as the ‘cornerstones of
environmental responsibility’ or simply as ‘Globes’. These Globes are:

Energy conservation
This requires the existence of a formalized framework to actually reduce the energy
consumption of the hotel. For instance, whether the hotel has been designed and
constructed keeping in mind maximum energy conservation. Factors like whether
minimum lighting is being used, the extent of involvement of the guests as well as the
employees etc. also make a difference to the final score.

Water conservation
Evaluates the effective conservation of water in all departments of the hotel, across all
levels. The extent to which water is recycled and utilized is also considered an
important factor. Again, all employees are expected to be well-versed with the water
conservation operations of the hotel.

Solid waste management


The hotel must effectively recycle and manage waste wherever generated. Proper
systems for collection, recycling and disposal of these wastes in all departments of the
hotel are a must for the Ecotel certification. Moreover, all employees of the hotel must
undergo training in the basic solid waste management techniques.

Employee environmental education


Evaluates how involved the employees are in the efforts of the hotel to contribute
towards the environment. The hotel should have training modules in place for
employees at all levels to familiarize them with the eco-friendly initiatives of the hotel.
Environmental commitment

The hotel/ resort/ inn must demonstrate the existence of a formalized commitment
towards the preservation and enhancement of the natural environment. It must,
through all operations, activities and written statements, communicate its commitment
to the environment. For e.g. the mission statement of the hotel/ resort must mention its
environmental dedication. Additionally, every hotel should have a green team headed
by member of the top management ensuring that all departments are working in
consonance with the hotel’s mission of environmental responsibility.
The Scoring
The inspection for each globe involves three levels of criteria and scoring- Primary,
Secondary and Tertiary. Hotels applying for certification must satisfy the primary
criterion before an inspection is scheduled. Once it is evident that all the primary
criterion have been satisfied, inspections – unannounced as well as guided by the hotel
staff - are conducted throughout the lodging facility to determine if the environmental
programs that the hotel reports to have in place are actually part of the daily
operations. Each department or function area of the hotel (i.e. main restaurant
kitchen, banquet kitchen, kitchen, front desk and office area, executive office areas,
etc.) is inspected and scored individually. A percentage score is calculated for the
inspection of each department and each department must score above a certain level
to be awarded the certification.

If any department scores below that level, but above a minimum threshold, the tertiary
criterion can boost that department's score so that the hotel becomes eligible for the
certification. The tertiary criterion is simply described as a bonus system. The hotel
receives bonus points for environmental programs discovered in operation that are not
part of the primary criteria, and are considered to be above ordinary levels of
environmental responsibility.
An example of a program that would earn tertiary points would be the concept of the
‘green button’ in The Orchid, Mumbai and Uppal’s Orchid, New Delhi. This button is a
unique interactive approach that enables the guest to participate in energy
conservation by increasing the temperature of his room by 2 degrees and thus
conserving energy utilized for air-conditioning. Based on the hotel's score in each
category, the lodging facility can be awarded from zero to five ‘Ecotel Globes’,
corresponding to each of the five cornerstones. Hotels that are awarded one or more
globes qualify as Ecotel certified hotels for a period of two years, but have to agree to
re-inspections (announced and unannounced) at any time during that period.
If the hotel falls short of achieving the certified status, the Hospitality Valuation
Services (HVS) International inspection team prepares an action plan to help the
management make the necessary changes and prepare for re-inspection.

Members of the Ecotel collection like Uppal’s Orchid realize a number of benefits.
Primarily, the value of business improves due to increased exposure in the market
place, higher staff morale and better control of operating expenses. The Ecotel
collection of hotels caters to a variety of groups including traditional eco-tourists,
discerning business travelers and Fortune 500 companies with advanced
environmental programs as part of their own corporate cultures.
INCENTIVES

Team members participating in any environment activities are given a gift for the
efforts made by them e.g. as an incentive for the clean up drive all those who
participated were given a T-shirt with an environment slogan. For the other
ongoing competitions (mentioned above) winners are given momento's and on
other such occasion's cash rewards are also given. The Orchid also gives each of
its team members a cloth bag as an alternative to using plastic bags. The more
dedicated the team member, the more chance he has of being included into the
Green Team of the hotel & being made a Green Team member. They are also
given a chance to represent the hotel at various seminars and events organised by
the hotel and/or in which the hotel is participating. It is not only the team
members, but also the executives and heads of departments who show
enthusiasm, involvement and commitment towards our environmental causes.
THE FOLLOWING STATISTICS WERE REVEALED IN A RECENT
ENVIRONMENT SURVEY CARRIED OUT AT THE HOTEL:

48% team members' felt that Employee Education is the most important and visible
programme in our hotel.
87% of our team members have environment practices at home.
57% were willing to volunteer 1 hour per week, unpaid, to help make the hotel more
environment friendly.
82.5% team members would like to be involved in an environment, nature or
conservation organisation in their free time.
100% would like to see the environmental sensitivity of the hotel to improve further.
96.5% are willing to make changes in the way they work, if the changes make the
hotel more environmentally sound.
The Enviroteam members of our Hotel have also started their own in-house
newsletter called "The Orchidian". Out of the 8 members on the Editorial Board of
"The Orchidian", 4 are from the Green Team of the Hotel. The Orchidian is a
quarterly newsletter which has inputs from various Enviroteam members of the Hotel
with a special "Green Corner".

Guest Participation Programme
Guests form an integral part of any hotel in the world. We at The Orchid, have left no stone
unturned in our quest for a clean environment, to the extent that we have provided opportunities
for our guests to be a part of our environmental programmes
Waste Reduction/Recycling Programme:
 Newspapers are delivered to guest on request after they have given their consent
at the time of check-in. This programme has indicated that only 50% of our guest
prefer a newspaper in their rooms.
 A recycling bin is also placed in all guestrooms for guests to participate in the
recycling program.
The guests recycle keycards by returning them to the Reception before they check out.
A recent study carried
 out showed that for 1,80,979 check-ins till-date only 13,900 keycards have been
used, making it a mere 7.68%!
GUESTS PARTICIPATION IN THE ORCHID'S ENVIRONMENT PROGRAMMES:
Guests are encouraged to participate in our environmental crusades, and they do it
with a lot of enthusiasm and zeal.
Evergreen Club
"Orchid Evergreen" is the customer loyalty program that has been devised for the guests
staying at The Orchid. "Evergreen", as the name suggests is a program that aims at
building a long-term & "Evergreen" relationship with the guests as well as provides us a
means of thanking the guests for patronizing The Orchid. The program is also an
endeavor on our part to further the environment friendly causes that The Orchid has
been supporting over the past few years.

The Guests who will enroll in the program to become members will earn points for all
eligible spends at the hotel. More importantly, "Orchid Evergreen" gives them the option
ofchanneling the points to the "Green Account". All points that are donated to the "Green
Account" will be utilized for carrying out environment friendly activities of selected Non-
Government Organizations (NGO's). The idea is propagate a thought process where our
hotel guests reinforce their commitment to the environment and society at large. The
success of this programme not only encourages us to carry on in our mission but also
makes it a mass movement by taking it ECO BUTTON:
We do not have switches made of plastic, which are harmful to the Environment, in any of
our rooms. Instead we have a Master Control Panel, which is made of reprocessed
plastic.
Within the room the guest can participate in the energy saving programme by pressing
the ECO BUTTON on the Master Control Panel placed alongside the bed. When the
guest presses this button the air-conditioned temperature increases by 2 degrees making
the room a little warmer. This information is brought down by the Building Management
System showing us the to the grassroots.

Passive Energy Conservation Efforts in Design
The Facade
Depressions and protrusions in the facade plays an important role since majority of
the dead walls remain under shadow thereby reducing the surface radiation.
The Plan Configuration
The building is designed with 72 rooms facing the atrium, therefore these rooms are
not directly exposed to the external elements thus reducing the heat load.
Natural Lighting in the Atrium
This has been achieved by skylight as an architectural element, detailed in a manner
of doubly layered domes to reduce heat load and noise levels yet admitting maximum
natural light in the atrium space.
Roof Top
The swimming pool is located on the rooftop with 4 feet of water body, which acts as
an insulator from the heat. KoolDeck is applied around the swimming pool deck to
reduce the glare and the surface temperature so that one can walk barefooted around
the pool.
Civil Work
Cement ("Ambuja Silicate")
To start at the very beginning the cement that has gone into making The Orchid an
Eco friendly Hotel is absolutely environment friendly. This cement, PPC (Portland
Pozzalana Cement) contains 15-20% fly ash, as compared to OPC (Ordinary
Portland Cement).
QED (Quite Easily Done)
We at The Orchid are not guilty of depleting the topsoil of the earth! Our internal
partitions are made from QED wall panels, which are made from fertilizer waste,
instead of the red bricks, which are made from the topsoil of the earth. That's not all,
these wall panels are reusable too and will save you from curing, plastering and
reQurring.

AAC (Autoclaved Aerated Concrete)


Another environment friendly alternative used by us is AAC. We use this material for
our external walling and wet walling structure of our Hotel. AAC is Eco friendly as it
manufactured using approximately 60% fly ash. It is the brick substitute building
material of the future having excellent thermal insulation properties and better sound
absorption coefficient than ordinary bricks.
Water Conservation
At The Orchid we believe in the three "R" theory of reduce, reuse, recycle. Water
being one of the earth's most precious resources and vital to life we have tried to put
this theory in practice by taking special care to conserve this resource by employing
carefully planned techniques enlisted below, which re-establishes our belief in the
above theory.

Aerators/Flow Restrictors
All taps contain special aerators, which increase the water's force and reduce
outflow, saving water. Using these aerators saves upto 50% of water. In addition in
our Ecoteria we have taps operating on timers.
Cisterns and Flushes
2 other ingenious water saving devices are the Geberit Concealed Cistern which uses
only 6 litres of water per flush as against 15-20 litres used in conventional flushes,
while the Geberit Urinal Flush Valve's infra red detector ensures a definite flush after
every use preventing the unwanted flushing of timer set systems.
Sewage Treatment Plant
At the Orchid we even recycle our wastewater. With the latest technology, wastewater
is treated and then reused in areas like air conditioning & gardening.
Drip Irrigation
With the help of drip irrigation provided on site our endeavor to conserve water will
increase two folds!
Drinking Water Treatment (Aquazone)
Aquazone employs ozone which destroys all micro organisms including bacteria,
virus, spores, mould, fungi etc. The resultant water is absolutely safe, pure, fresh and
healthy. The water is free from chlorine. When drinking water is treated with chlorine
(chlorine is a highly carcinogenic chemical), the residual chlorine in water is also
consumed alongwith the water. On the other hand ozone, having half the life of only
about 20 mnts, unreacted ozone reduces to oxygen, leaving no trace of toxicity in
water. This makes it the most environment friendly treatment known today.
Aquazone water can be used for drinking, cooking, and washing fruits, vegetables,
meats, poultry and seafood to destroy surface bacteria for healthier preservation,
Ozonised water can also be used for disinfecting anything. Ozonised water is
colorless and odorless. Chlorine and its derivatives are carcinogenic and are
potential health hazards, adding to the pollution. Ozone is the ultimate in
disinfection. It destroys almost all the micro-organisms and while doing so it reduces
to oxygen. This makes it the most ideal and environment friendly system ever
conceived.
Aquazone diffuses a controlled dosage of ozone into the drinking water as and when
required. Ozone reacts with impurities like micro-organisms and chemicals
neutralizing them. The result is clean fresh and healthy water to drink.
Interiors
Rubber wood (siti wonder wood)

Despite its natural timber look the window frames, master control panel in the
guestrooms and shutters are made from Rubber wood. After producing rubber sap and
the tree is cut down, the same cannot be used for any constructive purpose, as the wood
acquired from the rubber tree is soft.

The rubber wood then derived is processed and the upgraded wood, which has been
vacuum, impregnated using unleachable type of timber preservative chemicals is kiln
seasoned to ensure dimensional stability.

NUWUD MDF (Medium Density Fibre Wood)


If you are the superstitious kind then there is no place at The Orchid where you will be
able to "TOUCH WOOD"! This is because the interior works of our Hotel is made from
MDF, which is manufactured using cotton stalks. The cotton tree, which grows to a height
of 5-6 feet, is cut down after yield and the same is usually rendered useless. With the help
of advanced technology, the waste stalks of the cotton tree then goes through a
manufacturing process which includes chipping, sieving, washing and cooking of the
fibre chips. After this lengthy procedure Medium Density Fibre Wood is produced having
all the features of natural wood.
Reused Wood
At our specialty restaurant called the "Vindhyas" the entire interiors i.e. the woodwork
has been made from wood recycled from old buildings! This concept was specially
incorporated keeping our eco-friendly image of the Hotel.
Triple Glazed Windows

entering the room and helps in conserving the air-conditioning energy. An added
advantage of this unit is that prevents fabric and furniture colours from fading as the

windows also help in effectively cutting out the noise pollution from India's busiest
airport.

Electronic Reduced Voltage Soft Starter cum Energy Saver for A/C Compressor
During the start, the motor acceleration is controlled by gradually increasing the motor
current to a reference current ramp limit. In the energy saving mode the applied voltage
is adjusted by sensing that the motor current is minimum.

Mumbai (MCGM)
Plastic bags of 20 microns and less were creating a serious environmental
hazard in the city of Mumbai. It was found that these plastic bags, which
were ubiquitous in Mumbai, were choking the drains all over the city. This
led to serious flooding problems during the monsoons, and major parts of
this city would remain submerged for days on end due to this. Hence the
Municipal Corporation of Greater Mumbai decided to tackle this problem
on a war footing.
The Municipal Corporation of Greater Mumbai had from 15th August 2000
banned the use of plastic bags less than 20 microns. It had been publicized
by the MCGM that the manufacture, recycling, possession and use of such
prohibited bags are a serious offence. Under Section 390 and 394 of
Municipal Corporation Act the Traders, Distributors and users can be fined

cancelled. The manufacturers of these prohibited plastic bags can be fined
up to Rs. One lakh The Orchid supported the MCGM by:
 Sponsoring the street plays arranged by them on creating
Environmental Awareness.
 Sponsoring the cost of distribution/courier charges of 1000 nos. of
invitations for their Seminar on Thin Plastic Bags, Environment &
Role of Educational Institutions.
 They also distributed 1000 cloth bags to the officials of the Municipal
Corporation of Greater Mumbai on 23rd September 2000.

Plastic Bag Collection Drive cum Competition


The Orchid - An Ecotel Hotel, supporting the noble cause of the
Municipal Corporation's ban on plastic bag had launched an inter-
school competition wherein the schools would collect the old plastic bags
from their homes and neighborhoods in return of which we would give
them a cloth bag. The school collecting the highest average number of
bags per child was to be invited to The Orchid for a felicitation followed
by Dinner.
They sent the concept to 250 schools in Mumbai. They received an
overwhelming response from schools who welcomed this initiative of
theirs with open arms.
For this purpose, to coincide with Teacher's Day, which falls on 5th
September 2000, they also released advertisements in various leading
newspapers of Mumbai.
The students took the campaign out to their homes and neighborhoods
and as a result the awareness about the effects of plastic was spread by
word of mouth to 7.8 million citizens of Mumbai. As the campaign made
news headlines and was also actively carried by the television news
channels the effect of the reach cannot be imagined! Thus a small effort
on their part actually made big strides for the environment.

At The Orchid, their staff is fondly referred to as -
TEAM MEMBERS.
Every member of The Orchid team from the Managing Director down to
the newest recruit has a total commitment towards being environmentally
responsible. At the recruitment stage they select those individuals who
had the drive in them or showed concern and care for the environment.
Environment education, in fact starts from the very first day the team
members join The Orchid. They go through an intensive one week
environment training program, wherein they are educated to understand
the importance of the environment to not only their livelihood but also to
their respective departmental heads. Besides assisting in the various
programs, they implement and audit the environment practices in their
respective departments. They are also empowered to conduct training
classes in their areas and go on inspection to various departments. With
the help of the 19-member Green Team, not only is wastage in their hotel,
has been kept to a bare minimum, but also every employee is kept well-
aware of his/her environmental commitments.
INCENTIVES

Team members participating in any environment activities are given a


gift for the efforts made by them e.g. as an incentive for the clean up
drive all those who participated were given a T-shirt with an
environment slogan. For the other ongoing competitions (mentioned
above), winners are given mementos and on other such occasion's
cash rewards are also given. The Orchid also gives each of its team
members a cloth bag as an alternative to using plastic bags. The more
dedicated the team member, the more chance he has of being included
into the Green Team of the hotel & being made a Green Team
member. They are also given a chance to represent the hotel at
various seminars and events organized by the hotel and/or in which
the hotel is participating. It is not only the team members, but also the
executives and heads of departments who show enthusiasm,
involvement and commitment towards our environmental causes.
THE FOLLOWING STATISTICS WERE REVEALED IN A
RECENT ENVIRONMENT SURVEY CARRIED OUT AT THE
HOTEL:
48% team members' felt that Employee Education is the most
important and visible program in their hotel.
87% of their team members have environment practices at home.
57% were willing to volunteer 1 hour per week, unpaid, to help make
the hotel more environment friendly.
82.5% team members would like to be involved in an environment,
nature or conservation organisation in their free time.
100% would like to see the environmental sensitivity of the hotel to
improve further.
96.5% are willing to make changes in the way they work, if the
changes make the hotel more environmentally sound.
The Environ-team members of the Hotel have also started their own
in-house newsletter called "The Orchidian". Out of the 8 members on
the Editorial Board of "The Orchidian", 4 are from the Green Team of
the Hotel. The Orchidian is a quarterly newsletter which has inputs
from various Enviro-team members of the Hotel with a special "Green
Corner".

Guest Participation Programme
Guests form an integral part of any hotel in the world. They at The Orchid,
have left no stone unturned in their quest for a clean environment, to the
extent that they have provided opportunities for their guests to be a part of
their environmental programmes

Waste Reduction/Recycling Programme:

 Newspapers are delivered to guest on request after they have given


their consent at the time of check-in. This programme has indicated
that only 50% of our guests prefer newspaper in the rooms.
 A recycling bin is also placed in all guestrooms for guests to
participate in the recycling program.

The guests recycle keycards by returning them to the Reception before


they check out. A recent study carried out.
 Showed that for 1,80,979 check-ins till-date only 13,900 keycards
have been used, making it a mere 7.68%!

GUESTS PARTICIPATION IN THE ORCHID'S ENVIRONMENT


PROGRAMMES:
Guests are encouraged to participate in their environmental crusades,
and they do it with a lot of enthusiasm and zeal.
Evergreen Club

"Orchid Evergreen" is the customer loyalty program that has been devised
for the guests staying at The Orchid. "Evergreen", as the name suggests is a
program that aims at building a long-term & "Evergreen" relationship with
the guests as well as provides them a means of thanking the guests for
patronizing The Orchid. The program is also an endeavor on their part to
further the environment friendly causes that The Orchid has been supporting
over the past few years.
The Guests who enroll in the program to become members earn points for
all eligible spends at the hotel. More importantly, "Orchid Evergreen" gives
them the option of channeling the points to the "Green Account". All points
that are donated to the "Green Account" will be utilized for carrying out
environment friendly activities of selected Non-Government Organizations
(NGO's). The idea is propagate a thought process where their hotel guests
reinforce their commitment to the environment and society at large. The
success of this programme not only encourages us to carry on in our
mission but also makes it a mass movement by taking it ECO BUTTON:
We do not have switches made of plastic, which are harmful to the
Environment, in any of our rooms. Instead we have a Master Control Panel,
which is made of reprocessed plastic.
Within the room the guest can participate in the energy saving programme
by pressing the ECO BUTTON on the Master Control Panel placed
alongside the bed. When the guest presses this button the air-conditioned
temperature increases by 2 degrees making the room a little warmer. This
information is brought down by the Building Management System showing
us the grassroots.

Rodas re-certified an ecotel
Rodas, the designer ecotel at Hiranandani Powai and sister concern of the
Orchid, has been re-certified an ecotel by the international Five Globe
certifying agency, Hospitality Valuation Services Ecotel (HVS

To prove how deep-rooted their commitment is towards the environment,

in turn reduces the waste that would have been otherwise generated by

PAINTS
Synthetic resin paint, with an overcoat of acrylic paint is done.
BOXES FOR TISSUES, COTTON & SOAP SUDS
Tissue box, jars for cotton balls and soap suds are made from NUWUD, as it
goes with our theme, instead of having had to use acrylic.
WATER FLASK & GLASSES
The water flask in the guestrooms are left empty which are filled after asking
the guest for his preference of hot, cold or room temperature water as water
already filled and kept in the flask leads to guest perception of the water
being stale, which they promptly ask to be replaced.
The glasses too are turned upside down and kept in the tray, thereby doing
away with having to wrap each glass in a plastic bag and consequently
generating more waste for the hotel.
ANTI COCKROACH HERBAL TREATMENT
This treatment has been recently introduced and is the first of it's kind in
India to eradicate cockroaches. This herbal paste contains extracts from
herbs and the treatment is totally different than the conventional spray
treatment. By using this treatment their are no health hazards, as there is no
use of any poisonous chemicals. No cleaning is required after the treatment
is done hence there is no wastage of water, detergents etc.
This medicine is in the form of a paste and it is applied to all nooks and
corners in the form of small globules in the premises, which is to be treated.
This paste can also be applied in refrigerators, ovens, toasters, microwaves
mixers, computers as it is non-poisonous.
CLOTH MATS
To reduce the waste generated by our hotel we use cloth mats instead of
paper ones.
NO SINGLE SERVING ITEMS USED.
ENERGY CONSERVATION THROUGH BUILDING AUTOMATION
 Demand based ventilation in public areas like banquets, meeting
rooms, discos etc by using mixed gas sensors.
 Distribution pumps are controlled to distribute chilled water as per
load through variable frequency drives (VFD). Suitable adjustments
of set points of chillers based on external temperature. Setting at
higher or lower points will depend on temperature.
 Exhaust ventilation in car park is controlled based to the extent of
carbon dioxide measured in the basement / car park areas through the
use of 2 speed fans.
 Kitchen exhaust activated only when necessary through 2 speed fans.
 Treated fresh air is on controlled-based occupancy.
 Guest concurrence through the use of green button. Increase points in
the guestroom by couple of degrees.
 STL charging and discharging will be decided on concessional and
penal tariff timings.
 Maximum peak demand will be pegged to the permissible maximum
by selectively shutting off non-critical equipment.
 Lighting in public areas like Restaurants etc. will be switched on/off
based on lux intensity meters depending on time of day.
 Individual guestroom, A/c, lights operated through key tags.

(Passive Energy Conservation Efforts in Design)


THE FAÇADE
Depressions and protrusions in the façade play an important role since
majority of the dead walls remain under shadow thereby reducing the
surface radiation.
THE PLAN CONFIGURATION
The building is positioned in such a manner that the centre point of its
parabolic shape faces the NORTH- EAST, hence reducing the direct sunlight
there by reducing electricity consumption, by way of less air conditioning
and lighting
ROOF TOPThe roof top is treated with 3 layers of coba (clay brick),
which is a natural resource. This acts as an insulator from heat and noise,
thus reducing air conditioning load.
CEMENT
The cement, PPC (Portland Pozzalana Cement) contains 15-20% fly ash, as
compared to OPC (Ordinary Portland Cement) and is used for finishing of
the exterior plaster, block masonry, tiling and flooring.
For concreting works the hotel has used cement products like fly ash, GBFS
(Granulated Blast Furnace Slag) etc, which help reduce the atmospheric
pollution. Fly ash is a by- product of Electric power generation, and 26% of
the same is used in PPC.

Special care is taken to conserve water by employing carefully planned
techniques enlisted below.

At RODAS they even recycle their wastewater. The hotel's sewage system is
connected to the main treatment plant of the Hiranandani gardens, where,

like the air conditioning, gardening and for new constructions within the
complex.
DRINKING WATER TREATMENT
A central chilled water system, purified using ultra violet rays ensure
sterilized water and removes the need for 8 water coolers in various outlets.
