INTRODUCTION
OBJECTIVES
INTRODUCTION
The ECOTEL Certification is based on five areas of environmentalism, each of which is designated by a Globe
award. These five areas are referred to as the cornerstones of environmental responsibility, or simply as Globes.
Environmental Commitment
Energy Efficiency
The ECOTEL® inspection is based on five separate inspections each with a three-tiered Numerical Scoring
System. The five inspections correspond with the five globe awards:
Environmental Commitment
Solid Waste Management
Energy Efficiency
Water Conservation
Employee Education & Community Involvement
Within each globe inspection there are three levels of criteria and scoring: Primary,
Secondary and Tertiary scores. All hotels applying for certification must satisfy all of the
primary criteria before an inspection will be scheduled. The hotel must prepare an
application including descriptions of how the primary criteria are achieved, and include
descriptions of other environmental efforts and programs that are at the hotel.
Once it is evident that all of the primary criteria have been satisfied, inspections are
scheduled to ascertain the lodging facility's score according to the secondary criteria.
Inspections -- both guided by hotel staff and unguided -- are completed throughout the
lodging facility to determine if the environmental programs that the hotel reports are
actually part of the day-to-day operations. Each department or function area of the hotel
(i.e., main restaurant kitchen, banquet kitchen, room service kitchen, front desk and office
area, executive office areas, etc.) is inspected and scored individually. A percentage score
is calculated for each department inspection, and each department must score above a
set level to be awarded the certification. If any department scores below that level, but
above a minimum threshold, the tertiary criteria (described herein) can boost that
department's score in order that the hotel may achieve the award.
The tertiary criteria are most easily described as a bonus system. The hotel receives
bonus points for environmental programs discovered in operation that are not part of the
primary criteria, and are considered to be above ordinary levels of environmental
responsibility. An example of a program that would earn tertiary points in the solid waste
management category comes from a hotel in Latin America that collects cigarette butts
and soaks them in solution to draw out chemicals, which are then used as pest-repellent
for the fruits and vegetables grown on-site before the butts are disposed of.
Based on the hotel's NRS score in each category, the lodging facility will receive from
zero to five ECOTEL® Globes, corresponding to each of the five cornerstones. Hotels
that achieve the globes qualify as ECOTEL®-certified hotels for a period of two years,
but must agree to re-inspections (announced or unguided) at any time during that period.
If the hotel falls short of achieving certified status, the HVS International inspection team
will prepare an action plan to help management make the changes necessary and prepare
for re-inspection.
The following guidelines have been issued by the Government to hotels for making
them
ECOFRIENDLY
ECO-FRIENDLY PRACTICES
Energy Conservation: It is necessary that all star category hotels should have
energy conservation lamps. The use of solar energy, timers etc. is desirable.
Water Conservation: Water saving taps and showers are necessary for 5-star and
5-star deluxe hotels and desirable for 1-star to 4-star category and Heritage
hotels.
Pollution control methods for air, water, sound & light should be incorporated.
Sewerage Treatment Plants (STP)'s should be installed.
The ECOTEL® Collection is an exclusive group of International inns, hotels and resorts
that define the concept of environmental responsibility in the hospitality industry. All
Ecotel certified hotels must pass a detailed inspection and satisfy stringent criteria set by
environmental experts.
The Collection began in 1994 when the New York Vista Hotel re-opened as the world's
first Ecotel certified hotel after the bombing of the World Trade Center. Since then over
1100 hotels, resorts and inns have applied (but not qualified) for the certification.
Currently, there are only 34 Ecotel hotels in the world, out of which only 3 are 5-star
hotels with the 5-globe certification.
The 5 Globes
The Ecotel Certification is based on five areas of environmentalism, each of which is
designated by a Globe award. These five areas are referred to as the ‘cornerstones of
environmental responsibility’ or simply as ‘Globes’. These Globes are:
Energy conservation
Water conservation
Evaluates the effective conservation of water in all departments of
the hotel, across all levels. The extent to which water is recycled
and utilized is also considered an important factor. Again, all
employees are expected to be well-versed with the water
conservation operations of the hotel.
Evaluates how involved the employees are in the efforts of the hotel
to contribute towards the environment. The hotel should have
training modules in place for employees at all levels to familiarize
them with the eco-friendly initiatives of the hotel.
Environmental commitment
If any department scores below that level, but above a minimum threshold, the tertiary
criterion can boost that department's score so that the hotel becomes eligible for the
certification. The tertiary criterion is simply described as a bonus system. The hotel
receives bonus points for environmental programs discovered in operation that are not
part of the primary criteria, and are considered to be above ordinary levels of
environmental responsibility.
An example of a program that would earn tertiary points would be the concept of the
‘green button’ in The Orchid, Mumbai and Uppal’s Orchid, New Delhi. This button is a
unique interactive approach that enables the guest to participate in energy
conservation by increasing the temperature of his room by 2 degrees and thus
conserving energy utilized for air-conditioning. Based on the hotel's score in each
category, the lodging facility can be awarded from zero to five ‘Ecotel Globes’,
corresponding to each of the five cornerstones. Hotels that are awarded one or more
globes qualify as Ecotel certified hotels for a period of two years, but have to agree to
re-inspections (announced and unannounced) at any time during that period.
If the hotel falls short of achieving the certified status, the Hospitality Valuation
Services (HVS) International inspection team prepares an action plan to help the
management make the necessary changes and prepare for re-inspection.

RESEARCH METHODOLOGY

Work Plan :-
Primary:- We will first take the brief
guideline from the respective ministry and make a data
base. Secondly we choose a one Eco Hotel as case study. We
will visit chain hotels and individual hotel and find the existing
practices. Since our research is based on primary data. We
will frame a non-biased structured questionnaire which will be
got filled up from the identified hotel in North India.
On the basis of norms of standardized
set by the government, we will draw a conclusion as to what
percentage of the norms are adhered to by the hotels.
In addition to the comparative analaysis amongst the Eco
hotels and other hotels with regard to environmental issues.
Secondary:- For the initial research we will be using the
secondary data, which will be available from books, magazines
and journals to understand the concepts, which will give us an
insight of our future activity of achieving the objectives.
Parameters :-
North India, We will be covering fifteen 5 star
Hotels and a similar number of Luxury Hotels in 3-4
star category.
CHAPTER IV
RESULTS & DISCUSSE
THE FOLLOWING GUIDELINES HAVE BEEN ISSUED BY THE
GOVERNMENT TO HOTELS FOR MAKING THEM ECOFRIENDLY
ECO-FRIENDLY PRACTICES

Uppal’s Orchid-an Ecotel Hotel. The Uppal’s Orchid-An Ecotel Hotel celebrated its 2nd
anniversary with style and substance. The hotel was also felicitated for its proud entry as
a Leading Small Hotels of the World, a stringent selection carried out by the Leading
Hotels of the World the world’s foremost authority for grading and inspecting hotels. The
ceremonies were attended by the who’s who of Indian capital, from all walks of life.
The Uppal’s Orchid is the first Ecotel Hotel in the world that has been selected for the
coveted status. Also, Uppal’s Orchid is the third property in the national capital to have
got the LHW status,after The Oberois and The Taj Mansingh hotels. Even though there
are over 400 LHW hotels in the world The Leading Hotels of the World is actually very
happy to have found a hotel property that has qualified in this category any where in the
world.
The event started with the lamp lighting by Pushpinder Kumar, VPGM, Uppal’s orchid,
Zakir Hussain, the renouned tabla mastero and Amitabh Kant, Secretary Tourism. It
followed by cutting of huge cake made in the shape of numeric 2 basically to emphasize
the second anniversary. The event proceeded further with the jugalbandi performed by
Ranjit Barot, India’s Best Drummer and Sridhar Parthasarathy, Mridingam discipal of
Shri KR Chandramouli. Also the attraction of the event was Illoosh Judge Ahluwalia’s
painting portraying the environment side of the hotel. The anchor Geetika Ganju made
the party lighter with her charm and beauty.
Among the celebrities during the party were Naina Balsawer, Vasant Sathe BK Uppal,
Manish Uppal Amitabh Kant , Ms Madelene Low, Regional Manager, LHW to name a
few.
According to Mark Greedy, Vice President, Asia/Pacific, The Leading Hotels of the
World, "The Leading Hotels of the World is pleased to welcome The Uppal’s Orchid to its
global membership. The Uppal’s Orchid is of the finest standards of service, hospitality
and product that The Leading Hotels of the World accreditation and quality assurance
represents. Our alliance has a 76 year history of assured quality and luxury. Today, it
has a membership of 427 luxury hotels in 80 countries. The Uppal’s Orchid Hotel will
add yet another current fine hotel to our 16 India members."
According to Mr Param Kannampilly, MD, Uppal’s Orchid-An Ecotel Hotel, "We believe
the selection into the exalted status of Leading Hotels of the World brings to fruition our
steadfast commitment to ‘ Luxury With Responsibility’. A motto not subscribed to by
many who saw the two aspects as mutually exclusive in the premier hospitality sector."
The Uppal’s Orchid management expects to receive a big fillip to its business with this
selection as the demanding global travelers would find their way to the hotel much more
frequently and easily. The Group’s genuine sensitivity to environment and positioning of
the brand around its social commitment has found global acceptance with the LHW
selection, the management believes.
The LHW selections, which objectively measure the hotels from the traveler’s
perspective, are based solely on the results of stringent inspections by Leading Quality
Assurance, a joint venture company of The Leading Hotels of the World, providing full-
service inspection services and assessment programs. With more than 1,800 inspection
criteria, these inspection reports are the most comprehensive in the luxury industry.
Welf Ebeling, Executive Vice President and COO of Leading Hotels of the World, said, "
While there is plethora of grades in the luxury hospitality sector, this accolade is
becoming the benchmark for global standards in judging the truly best hotels in the
world."
Said Mr Pushpinder Kumar, Vice President of Uppal’s Orchid-An Ecotel Hotel, "It is a
matter of great pride for our team, which has persistently pursued the practices and
processes of excellence, that Leading Hotels of the World demands of its hotel
properties." He further provided perspective to the selection by saying, " India as brand
is constantly getting noticed the world over. The LHW categorization of Uppal’s Orchid
would add another silver lining to it in the global hospitality family."
Architectural Features
The hotel is spread over 10.5 acres of land of which, only 10% has been used building. It
is in close proximity to the International and the Domestic airport in the capital.
At Uppal’s Orchid, we have grown more than 2,500 trees and over 2 lakh shrubs. All
plants have been chosen keeping in mind the diversity of seasons. You will always see
flowers blooming in the surroundings an y given season of the year. With the value placed
on ecology, careful consideration has been given to landscape planning and selection.
The focus has been on eco-friendly and ecology balancing plants. A variety of Ficus
plants have been planted around the property as they are very good absorbers of nitrogen
and also because they grow dense and provide privacy to the hotel.
The main entrance has more than a hundred trees, lush green shrubs and ground covers.
Ficus infectoria has been planted to provide an umbrella of greens. Every piece of
landscaping has a function. Camphor plants have been planted at the pool and the
fountain because they act as natural mosquito repellants. Hibiscus plants have been
planted because unlike roses, they require very little maintenance.
Keeping in mind the importance of water in ecology, all the water recycled water is used.
The water bodies accord a grand sense of arrival for the hotel’s guests. A water-feature
at the main entrance includes a fountain made with an amalgamation of five metals,
copper, bronze, aluminum, iron an d zinc, which together is called ‘The Panch Dhatu’.
A very integral part of the hotel is the Central Courtyard, providing a beautiful vista from
the rooms surrounding it. It has been designed to provide sit-outs among greens, lined
with flowering and colorful shrubs with a periphery of exotic plants. It has two water
bodies surrounded with plam trees.
The hotel has seven rooms with private gardens with exclusive sir-outs, which provide
our guests the feeling of being one with nature. Not to forget the feeling of royalty. Ficus
bejamins provides for a beautiful over-hanging canopy on all areas, making this a cozy
and an intimate sit-out.
The swimming pool, one of the largest in the capital, has a unique design of a single
plam leaf, Motif, spread across its length, reminiscent of a tropical landscape. A pool bar
and an waterfall complete the leisure ambiance. It has been conceivedtobe luxuriously
relaxed and soothing, yet always non-imposing. The façade has been designed in a style
which is understated and uses simple earthen hues and materials-stone, wood, stucco
and tiles.
Provisions have also been made for large indoor-outdoor banqueting functions, meeting
rooms and a state-of-the-art health club for the discerning traveler.
For business guests to unwind, the hotel provides a nine-hole golf putting and a tennis
court, amongst meandering pathways and cozy sit-outs, illuminated with soft lighting and
decorative plants. The pathway passes through a bamboo groove and is lined with Ficus,
Cycaads, Kevand, Gulmohar, Sheesham, etc.
To prove how deep our commitment towards the environments is, enlisted below is the
further description to what has gone into making Uppal’s Orchid, an environmentally
sensitive hotel.
Civil Work

Energy conservation
This requires the existence of a formalized framework to actually reduce the energy
consumption of the hotel. For instance, whether the hotel has been designed and
constructed keeping in mind maximum energy conservation. Factors like whether
minimum lighting is being used, the extent of involvement of the guests as well as the
employees etc. also make a difference to the final score.
Water conservation
Evaluates the effective conservation of water in all departments of the hotel, across all
levels. The extent to which water is recycled and utilized is also considered an
important factor. Again, all employees are expected to be well-versed with the water
conservation operations of the hotel.
The hotel/ resort/ inn must demonstrate the existence of a formalized commitment
towards the preservation and enhancement of the natural environment. It must,
through all operations, activities and written statements, communicate its commitment
to the environment. For e.g. the mission statement of the hotel/ resort must mention its
environmental dedication. Additionally, every hotel should have a green team headed
by member of the top management ensuring that all departments are working in
consonance with the hotel’s mission of environmental responsibility.
The Scoring
The inspection for each globe involves three levels of criteria and scoring- Primary,
Secondary and Tertiary. Hotels applying for certification must satisfy the primary
criterion before an inspection is scheduled. Once it is evident that all the primary
criterion have been satisfied, inspections – unannounced as well as guided by the hotel
staff - are conducted throughout the lodging facility to determine if the environmental
programs that the hotel reports to have in place are actually part of the daily
operations. Each department or function area of the hotel (i.e. main restaurant
kitchen, banquet kitchen, kitchen, front desk and office area, executive office areas,
etc.) is inspected and scored individually. A percentage score is calculated for the
inspection of each department and each department must score above a certain level
to be awarded the certification.
If any department scores below that level, but above a minimum threshold, the tertiary
criterion can boost that department's score so that the hotel becomes eligible for the
certification. The tertiary criterion is simply described as a bonus system. The hotel
receives bonus points for environmental programs discovered in operation that are not
part of the primary criteria, and are considered to be above ordinary levels of

Team members participating in any environment activities are given a gift for the
efforts made by them e.g. as an incentive for the clean up drive all those who
participated were given a T-shirt with an environment slogan. For the other
ongoing competitions (mentioned above) winners are given momento's and on
other such occasion's cash rewards are also given. The Orchid also gives each of
its team members a cloth bag as an alternative to using plastic bags. The more
dedicated the team member, the more chance he has of being included into the
Green Team of the hotel & being made a Green Team member. They are also
given a chance to represent the hotel at various seminars and events organised by
the hotel and/or in which the hotel is participating. It is not only the team
members, but also the executives and heads of departments who show
enthusiasm, involvement and commitment towards our environmental causes.
THE FOLLOWING STATISTICS WERE REVEALED IN A RECENT
ENVIRONMENT SURVEY CARRIED OUT AT THE HOTEL:
48% team members' felt that Employee Education is the most important and visible
programme in our hotel.
87% of our team members have environment practices at home.
57% were willing to volunteer 1 hour per week, unpaid, to help make the hotel more
environment friendly.
82.5% team members would like to be involved in an environment, nature or
conservation organisation in their free time.
100% would like to see the environmental sensitivity of the hotel to improve further.
96.5% are willing to make changes in the way they work, if the changes make the
hotel more environmentally sound.
The Enviroteam members of our Hotel have also started their own in-house
newsletter called "The Orchidian". Out of the 8 members on the Editorial Board of
"The Orchidian", 4 are from the Green Team of the Hotel. The Orchidian is a
quarterly newsletter which has inputs from various Enviroteam members of the Hotel
with a special "Green Corner".
"The guest is not an interruption in our work He is the very purpose of it"
Guest Participation Programme
Guests form an integral part of any hotel in the world. We at The Orchid, have left no stone
unturned in our quest for a clean environment, to the extent that we have provided opportunities
for our guests to be a part of our environmental programmes
Waste Reduction/Recycling Programme:
Newspapers are delivered to guest on request after they have given their consent
at the time of check-in. This programme has indicated that only 50% of our guest
prefer a newspaper in their rooms.
A recycling bin is also placed in all guestrooms for guests to participate in the
recycling program.
The guests recycle keycards by returning them to the Reception before they check out.
A recent study carried
out showed that for 1,80,979 check-ins till-date only 13,900 keycards have been
used, making it a mere 7.68%!
GUESTS PARTICIPATION IN THE ORCHID'S ENVIRONMENT PROGRAMMES:
Guests are encouraged to participate in our environmental crusades, and they do it
with a lot of enthusiasm and zeal.
Evergreen Club
"Orchid Evergreen" is the customer loyalty program that has been devised for the guests
staying at The Orchid. "Evergreen", as the name suggests is a program that aims at
building a long-term & "Evergreen" relationship with the guests as well as provides us a
means of thanking the guests for patronizing The Orchid. The program is also an
endeavor on our part to further the environment friendly causes that The Orchid has
been supporting over the past few years.
The Guests who will enroll in the program to become members will earn points for all
eligible spends at the hotel. More importantly, "Orchid Evergreen" gives them the option
ofchanneling the points to the "Green Account". All points that are donated to the "Green
Account" will be utilized for carrying out environment friendly activities of selected Non-
Government Organizations (NGO's). The idea is propagate a thought process where our
hotel guests reinforce their commitment to the environment and society at large. The
success of this programme not only encourages us to carry on in our mission but also
makes it a mass movement by taking it ECO BUTTON:
We do not have switches made of plastic, which are harmful to the Environment, in any of
our rooms. Instead we have a Master Control Panel, which is made of reprocessed
plastic.
Within the room the guest can participate in the energy saving programme by pressing
the ECO BUTTON on the Master Control Panel placed alongside the bed. When the
guest presses this button the air-conditioned temperature increases by 2 degrees making
the room a little warmer. This information is brought down by the Building Management
System showing us the to the grassroots.

Passive Energy Conservation Efforts in Design
The Facade
Depressions and protrusions in the facade plays an important role since majority of
the dead walls remain under shadow thereby reducing the surface radiation.
The Plan Configuration
The building is designed with 72 rooms facing the atrium, therefore these rooms are
not directly exposed to the external elements thus reducing the heat load.
Natural Lighting in the Atrium
This has been achieved by skylight as an architectural element, detailed in a manner
of doubly layered domes to reduce heat load and noise levels yet admitting maximum
natural light in the atrium space.
Roof Top
The swimming pool is located on the rooftop with 4 feet of water body, which acts as
an insulator from the heat. KoolDeck is applied around the swimming pool deck to
reduce the glare and the surface temperature so that one can walk barefooted around
the pool.
Civil Work
Cement ("Ambuja Silicate")
To start at the very beginning the cement that has gone into making The Orchid an
Eco friendly Hotel is absolutely environment friendly. This cement, PPC (Portland
Pozzalana Cement) contains 15-20% fly ash, as compared to OPC (Ordinary
Portland Cement).
QED (Quite Easily Done)
We at The Orchid are not guilty of depleting the topsoil of the earth! Our internal
partitions are made from QED wall panels, which are made from fertilizer waste,

All taps contain special aerators, which increase the water's force and reduce
outflow, saving water. Using these aerators saves upto 50% of water. In addition in
our Ecoteria we have taps operating on timers.
Cisterns and Flushes
2 other ingenious water saving devices are the Geberit Concealed Cistern which uses
only 6 litres of water per flush as against 15-20 litres used in conventional flushes,
while the Geberit Urinal Flush Valve's infra red detector ensures a definite flush after
every use preventing the unwanted flushing of timer set systems.
Sewage Treatment Plant
At the Orchid we even recycle our wastewater. With the latest technology, wastewater
is treated and then reused in areas like air conditioning & gardening.
Drip Irrigation
With the help of drip irrigation provided on site our endeavor to conserve water will
increase two folds!
Drinking Water Treatment (Aquazone)
Aquazone employs ozone which destroys all micro organisms including bacteria,
virus, spores, mould, fungi etc. The resultant water is absolutely safe, pure, fresh and
healthy. The water is free from chlorine. When drinking water is treated with chlorine
(chlorine is a highly carcinogenic chemical), the residual chlorine in water is also
consumed alongwith the water. On the other hand ozone, having half the life of only
about 20 mnts, unreacted ozone reduces to oxygen, leaving no trace of toxicity in
water. This makes it the most environment friendly treatment known today.
Aquazone water can be used for drinking, cooking, and washing fruits, vegetables,
meats, poultry and seafood to destroy surface bacteria for healthier preservation,
Ozonised water can also be used for disinfecting anything. Ozonised water is
colorless and odorless. Chlorine and its derivatives are carcinogenic and are
potential health hazards, adding to the pollution. Ozone is the ultimate in
disinfection. It destroys almost all the micro-organisms and while doing so it reduces
to oxygen. This makes it the most ideal and environment friendly system ever
conceived.
Aquazone diffuses a controlled dosage of ozone into the drinking water as and when
required. Ozone reacts with impurities like micro-organisms and chemicals
neutralizing them. The result is clean fresh and healthy water to drink.

Rubber wood (siti wonder wood)
Despite its natural timber look the window frames, master control panel in the
guestrooms and shutters are made from Rubber wood. After producing rubber sap and
the tree is cut down, the same cannot be used for any constructive purpose, as the wood
acquired from the rubber tree is soft.
The rubber wood then derived is processed and the upgraded wood, which has been
vacuum, impregnated using unleachable type of timber preservative chemicals is kiln
seasoned to ensure dimensional stability.
What's more since your room lights come in only when your key card is inserted there's
no chance that lights or the air conditioner remains on once you leave the room.
Mini Bars
The mini bars used in the guestrooms by us save upto 40% energy, as it is equipped with
"fuzzy logic" which senses the load inside the refrigerator and cools it accordingly. Also
an added advantage is that these mini bars are CFC free.
Electronic Reduced Voltage Soft Starter cum Energy Saver for A/C Compressor
During the start, the motor acceleration is controlled by gradually increasing the motor
current to a reference current ramp limit. In the energy saving mode the applied voltage
is adjusted by sensing that the motor current is minimum.
