DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, JOSE B. LUMACANG, of legal age, Filipino and a resident of Kinawe, Bukidnon,
am the absolute owner of a parcel of land more particularly described and bounded, to wit:

“A PARCEL OF LAND, Cad Lot No. 6187, situated at Bulua, B-

65, Cagayan de Oro City. Bounded on the East by Lot 6187-3; on the
West by Road Lot; on the South by Lot 6179 and on the West by Lot
6187-C, containing an area of EIGHTY SIX (86) SQUARE METERS,
more or less and covered for taxation purposes under Tax Dec. No.
154593.”

That for and in consideration of the sum of ONE HUNDRED THOUSAND (P100,000.00)
PESOS Phil. Currency, to me in hand counted and paid by EDUARDO C. ACERO, likewise of
legal age, married to VIRGINCITA G. ACERO, both Filipinos and residents of Zone 6, Bulua,
Cagayan de Oro City, receipt of which is hereby acknowledged by me to my entire satisfaction, do
hereby sell, cede, transfer and convey as by these presents have SOLD, CEDED, TRANSFERRED
and CONVEYED, unto said EDUARDO C. ACERO, his heirs, assigns, executors or
administrators, the hereinabove described parcel of land and free from lien and/or encumbrance,
whatsoever. That this parcel of land is not registered under Act 496 nor under Spanish Mortgage
Law and both parties have agreed to register this instrument under Act 3344 as amended. That the
provision of New Civil Code of the Philippines particularly 1621 up to 1623 had already been
complied with.

IN WITNESS WHEREOF, we have hereunto affixed our signature this ____ day of
