DEED OF EXCHANGE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Exchange made and entered into by and between:

INDELECIA LEANO ZUNIGA, of legal age, Filipino, widow of FEDERICO

ZUNIGA, and a resident of Brgy. 14, Ester, Pallas, Vintar Ilocos Norte,
Philippines, (hereinafter referred to as the "FIRST PARTY");
- and -
Genevieve Mabanag Ferrer, married and Lourdes Mabanag Nuestro,
both married, of legal age, Filipino, and both residents of Brgy. 14,
Ester,Pallas, Vintar, Ilocos Norte, Philippines, (hereinafter referred to as
the "SECOND PARTY");

W I T N E S S E T H:

WHEREAS, the FIRST PARTY is the true and registered owner of a certain parcel of
land, situated at Brgy. 14, Ester, Pallas, Vintar Ilocos Norte, Philippines, covered by OCT No.
____________ of the Register of Deeds of ____________________________ and Tax
Declaration No. ________________, PIN __________________________, more particularly
described as follows:

WHEREAS, the SECOND PARTY are the only direct heir of Spouses Prudencio
Mabanag and Filomena Mabanag who died intestate and without an issue, the true and
registered owner of a certain parcel of land, situated at Brgy. 14, Ester, Pallas, Vintar, Ilocos
Norte, Philippines, covered by Transfer Certificate of Title No. P-54576 of the Register of Deeds
of Province of Ilocos Norte, more particularly described as follows:
(Technical Description of Property)

“A parcel of land designated as Lot No. 17654 of CAD 577-D Vintar Cadastre,
situated at Brgy. 14, Ester, Pallas, Vintar Ilocos Norte bearing OCT No. P-54576 of the
Register of Deeds of Province of Ilocos Norte, bounded and more particulary
described as follows:
“Beginning at a point marked “1” of Lot No. 17654, CAD 577-D being
S. 82-56 E 5370.01 meters from BLLM No. 1 CAD 577-D thence N. 61-54 W.,
 96.40 meters to point 2; N 37-20 E., 5.77 meters to point 3; S. 61-30 E., 97.35
meters to point 4; S. 48-38 W., 5.35 meters to point 1; point of beginning.
Containing an area of FIVE HUNDRED AND NINETEEN (519) SQUARE
METERS.
All points are marked on the ground by PS Cyl. Conc. Mons. Bounded
on the SW and NW along line 1-2-3 by lot no. 17651, CAD 577-D on the NE,
along 3-4 by lot 17653, CAD 577-D on the SE; along line 4-1 by lot no. 17694,
CAD 577-D”

WHEREAS, the First Party agreed to partake a portion of the property an area of Two
Hundred (200) square meters taken from the total area of the parcel of land described above
of the First Party, to the Second Party, and the Second Party accept the same and to be use as
the Right of Way.
WHEREAS, the FIRST PARTY and the SECOND PARTY have agreed to transfer and
convey by way of exchange the above-described parcel of lands in favour of each other;
NOW THEREFORE, for and in consideration of the foregoing premises, the FIRST
PARTY by these presents hereby CEDES, TRANSFERS and CONVEYS BY WAY OF EXCHANGE
the parcel of land covered and described under ORIGINAL Certificate of Title No. P-54576 of
the Office of the Register of Deeds of Ilocos Norte, including all improvements found and
standing thereon, in favour of the SECOND PARTY and in the same manner, the SECOND PARTY
CEDES, TRANSFERS and CONVEYS BY WAY OF EXCHANGE the parcel of land covered and
described under Transfer Certificate of Title No. _____________ of the Office of the Register
of Deeds of _____________, including all improvements found and standing thereon in favour
of the FIRST PARTY.
