Re: Proposed outline requirements for new commercial retail development

We require the construction of a new development as part of our company


growth strategy. We intend to increase the number of our commercial outlets
by purchasing/constructing up to ten more outlets within NSW.

This first outlet in the region is intended to be our “flagship” development and
as such we wish to have a new purpose built development undertaken to
establish our image in this area.

We have purchased a green field site at Belmore Park, Sydney CBD for this
purpose. The site plan and a sample of borehole log can be found in
attachments 1 and 2.

Although this is a design and build project we have a policy of “being involved”
in the construction of our developments and as such require a report giving a
clear indication of the form, materials, techniques, buildability, adherence with
current building codes, and the sequencing of the construction process.

The Development

The appearance of the building should project the image of a successful


professional company.

Materials to be long lasting and low maintenance. The structure should consist
of three commercial levels above ground with a basement car parking, plant,
and storage area.

It is anticipated that at least two major retailers will be housed within the
development and the design is to reflect this. The rest of the development is to
house a number of smaller retail outlets. The actual layout and number of retail
outlets is left open for your design team to provide us with the optimal design
solution and appropriate layout plans.

Access to the development can only be via the Eddy Ave.
