SITE ANALYSIS CHECKLIST

SITE CONDITIONS

 Developed;
o There is no existing structure on the selected site. However, the site is in
need of improvements to meet the needs of the structure.
 Former uses;
o The land chosen was a former agricultural land but the municipality
permits to use it as what the researchers needed.
 Known site conditions;
o It is adjacent to the national road making it accessible for occupants.
 Character of roads;
o National road is concrete. Adjacent streets are also concrete.
 Point of Access & Egress;
o Specialized hospital has multiple access and egress for emergency
purposes.
 Neighboring Property Uses;
o Properties adjacent to the structure are residential (Rich town subd., Villa
Esperanza and Coastal Grove subd.)
 Security Considerations
o Located somewhere in the middle of Orani and Samal, making it a good
distance for security purposes.
 Existing right of way
o National Road, 8m, 2way, 2lane roads.

ZONING REGULATIONS

 Minimum Lot Size;


o The lot has a minimum lot of 10 hectares and maximum of 15 hectares.
 Setback;
o National Building Code and Accessibility Law is considered in following
setbacks. Privacy and Safety are also considered especially for a hospital.
 Permitted uses by right;
o Agricultural land is permitted by the municipality to use as a hospital.
 Parking requirements;
o Parkings are easily accessible; can be seen nearly at the entrance. PWDs’
parking are importantly considered.

o The national road has a width of 8 meters.

o Pipes of the structure are directly going to the public sewage.
 Traffic
o Planned driveway should be effective and will not have heavy effects on
the traffic of the national road.

o Power supply from PENELCO
o Water supply from Prime Water
o Cable line from CLC converge company
 Internal Circulation Constraints
o Low rate of negative effect is expected to the proposed site.

o Consistency of soil is ideal for proposed structure.

o Sink holes are seldom experienced on the vicinity of the municipality.
 Engineering Capabilities and Class of Soil
o La Paz Silt Loam is the soil classified in Samal, Bataan. Whereas nearby
soil is La Paz fine sand and Hydrosol

VEGETATION AND WILDLIFE

 General types of existing vegetation


o Rice plants are planted mostly around the proposed site.
 Quality of vegetation
o Bushes of rice fields are present in the area of site.

HYDROLOGY

 Presence of surface water features


o Water irrigations are around the site
 Quality of Surface Water
o Tap water is also considered clean because it is free from pollution.
 Flood plains
o Chosen site is seldom flooded and good drainage is planned.
 Character and Quality of Receiving
o Water is from Prime Water but irrigations are mostly all over the site. It is
easily distributed because the site has a flat terrain and does not need
pump.

 Neighboring site uses


o Neighboring properties are used as residential
 Impact of site development on local water & air quality
o Hazardous waste coming from the hospital was planned so that it will not
create harmful effects to the community. Waste treatment was created on
the vicinity of the site to avoid release of chemicals for the local air & water
not to be polluted
