1.0 INTRODUCTION
This Demolition Report has been prepared for Majlis Perbandaran Muar by – Demolition
Department. This report is to accompany a Development Application to Muar Municipal
Council for the demolition of the former Medan Ikan Bakar Sabar Awor, Bandar Maharani,
Muar, Johor.
This report was prepared by Aspirasi Majujaya Sdn Bhd and reviewed by Tayaabaran
Sivamoorthi, Managing Director of Aspirasi Majujaya Sdn Bhd.
The building is not a heritage item or located within a heritage conservation area.
However, this report has been prepared to respond to the requirements of Muar Municipal
Council, to provide a Demolition Report to accompany a Development Application. The
historical information contained in this report was obtained from Councils Local History
Library. It contains development and building files and Council Rates lists held by the Muar
Local History Centre.
This document is divided into four (4) sections. In addition to this introduction, the remaining
sections include the site and surrounds, Chronological Narrative and conclusion.

2.0 SITE AND SURROUNDS
The site is located on the 20 km from UTHM Pagoh. A location google map is provided as
Figure 1 shows that the subject site is located on the northern east side of Muar River, nearby
the housing area of Maharani Ayu. This site located at Sabak Awor about 3km northwest Muar
capital city. The site is accessible through Jalan Ismail and Jalan Bakar Batu connecting to
Jalan Pintasan Muar FT5.

2.2 Site Description
The site is occupied by the former Medan Ikan Bakar building that has been operate since
September 2010. The existing building is a storeys in height to GL 9.67m and is built entirely
with timber. The existing building has a gross floor area (GFA) of 1390m2.
Photographs 3 and 4 shows the viewed of the building from the northern east of Muar River.

3.0 CHRONOLOGICAL NARRATIVE
The demolition process is start by conducting survey through the site. It is confirmed that the
building is a commercial building built by timber and needed to be demolished due to its poor
structural condition after several years of used. Furthermore, the demolition area is located
nearby a housing area where sensitivity of neighbourhood to noise, dust, vibration and traffic
impact are prioritize and handle with respect. Since there are not hazardous materials found
during the site investigation stage, there are no need for specialized personal to be involved.
Therefore, from the information gathered, the demolition method used in this area is
progressive method by machine.
All potentially impacted soil and other materials excavated during demolition
activities were placed on and covered with polyethylene sheeting. All precautionary measures
for the protection of the public including hoardings, covered walkways, protective screens and
safety nets. Continuous dust and vapour suppression was conducted using dust buster during
demolition activities.

The demolition area is depicted in the following Figure 4. The demolition activities
described in this report were completed in two separate mobilizations and are referred to herein
as Phase I, work completed between December 4 and December 24, and Phase II, work
completed between January 3 and 31, 2018.

Phase I demolition activities focused on the removal of roof structures. This phase is
conducted by using lorry-mounted crane to lift up the roof. Meanwhile Phase 2 is focusing on
the breakdown of the rest of the building. Since the building is completely built from timber, it
is easier to breakdown the building by using excavator and bulldozer. Then, the waste soil,
timber, and other miscellaneous materials were loaded onto trucks for off-site disposal.

4.0 CONCLUSION
Medan Ikan Bakar Sabak Awor at Bandar Maharani, Muar, Johor is an attractive commercial
building that attract the tourist and local. This building has been there for over 7 years and has
been encounter a lot of damage since it is built by timber. Therefore, due to the poor condition
of the existing structure, we are of the opinion that retention is not required for this building.
A suitable replacement building will be constructed at the site to replace the oil building and at
the same time upgraded the building to be more attractive and more aesthetic.
