CLUB LAC BRÛLÉ INC.

REGULATIONS

The following Regulations apply to all members of CLUB LAC BRÛLlÉ INC. (the
"Club").

1. RESIDENTIAL PURPOSES

A Club member (a "Member") shall use his immoveable property in the area of
Lac Brûlé and Lac Noir solely for residential and private recreational purposes
and in accordance with all municipal by-laws, except as permitted by these
Regulations. No immovable properties shall be used directly or indirectly for any
commercial or non-residential purposes.

2. CONSTRUCTION

No building or structure may be constructed, renovated or placed upon any


immoveable properties of Members of the Club in the Lac Brûlé or Lac Noir areas
unless they comply with existing federal, provincial and municipal laws and
regulations. Unless the Club considers that special circumstances exist because
of the size, topography or location of a particular immoveable property owned or
occupied by a Member, buildings or structures erected or built on such property
as residences shall be limited for each two acres of land to one principal self-
contained single family dwelling and one accessory dwelling for use as a
guesthouse or similar purpose. No residential construction shall be built within
100 feet30 meters of any public highway or boundary line of the immoveable
property of another Member or within 100 feet30 meters from the shore of a lake
or stream nor shall any accessory structure on the property protrude beyond the
shore of any lake or stream, except boathouses, wharves, rafts or docks.

3. BULLDOZING

Except with the prior written consent of the Club, no bulldozing of any land shall
be carried out by Members on any part of their immoveable properties in the Lac
Brûlé or Lac Noir areas within 100 feet30 meters of the shore of any lake or
stream so as not to disturb the natural topsoil, trees, shrubs and groundcover of
the land and to preserve the natural shoreline and to prevent the erosion of the
soil generally.

4. CUTTING AND BURNING OF TIMBER

Timber may be cut by Members on their immoveable properties in the Lac Brûlé
and Lac Noir areas either for their own consumption or for purposes of sale

provided that the cutting operations conform with all provincial and municipal
laws and regulations and provided that the timber is selectively cut with regard to
the future appearance of the land, the protection of the environment and the
preservation of the ability of the area to reproduce itself. Slash shall be dealt with
by Members strictly in accordance with provincial and municipal laws and
regulations and no brush fires shall be permitted except in accordance with
provincial and municipal regulations. The Club nevertheless reserves the right to
prohibit the building of outside fires on any land of Members in the Lac Brûlé or
Lac Noir areas during periods which, in the opinion of the Club, such fires would
be hazardous to safety because of dry conditions.

5. FERTILIZER AND PESTICIDES

As per municipal regulations, it is forbidden to use fertilizer on lawns within 10


meters from shorelines. Check regulations if shoreline slope greater than 30% or

All use of pesticides is forbidden in accordance with municipal regulations

5.6. MOTORBOATS OPERATION OF WATER VESSELS AND EQUIPMENT

All new boats must be inspected for invasive species and washed with a high
pressure washer using hot water and dried in the sun for 5 days before being
launched into any lake or stream within the Lac Brûlé or Lac Noir areas. This
includes washing of all bait containers, motors, bilge and coolers that may result
in spreading of aquatic exotic invasive plants (AEIP) such as Eurasian water-
milfoil.

Members are encouraged to use motorboats for transportation only. No


motorboats or other motor-driven machines having motors in excess of forty (40)
horsepower or motorized personal watercraft such as "seadoos" may be used on
any lake or stream within the Lac Brûlé or Lac Noir areas.

6.7. SNOWMOBILES

Snowmobiles and similar vehicles shall not be used on any immoveable property
of a Resident in the Lac Brûlé or Lac Noir areas. except on recognized
snowmobile trails and with the prior written consent of the Member.

7.8. GARBAGE

All garbage and refuse shall be placed in suitable containers and left at the
proper place and time for municipal garbage collection and, in the absence of
collection services, shall be disposed of in an appropriate public garbage dump.
No garbage, litter, used or rejected merchandise, furniture, appliances,
containers or other property may be thrown out or dumped upon any land, lake or
stream be deposited in pits dug upon land in the Lac Brûlé or Lac Noir areas nor
shall any such material or property be deposited in pits dug upon land in the Lac
Brûlé or Lac Noir areas.

8.9. SEWAGE DISPOSAL

All sewage disposal systems of Members shall conform with provincial and
municipal laws and regulations and no sewage shall be permitted to flow on to
any part of the land, lakes or streams in the Lac Brûlé or Lac Noir areas without
appropriate prior septic treatment.

9.10. FISHING AND HUNTING

Members and their families are permitted to fish on all lakes and streams in the
Lac Brûlé or Lac Noir areas subject to full compliance with provincial and
municipal laws and regulations. Fishing shall be carried out in such a way as to
encourage the conservation and breeding of edible fish. Fishing with minnows as
bait is permitted only with minnows taken from the lake in which the bait is used.

Hunting, including the use of a crossbow or bow or the use of a firearm, is strictly
forbidden on either Lac Brûlé or Lac Noir bodies of water or on any immoveable
property of a Member. It is illegal to use a firearm within 3500 m from any house

10.11. COMMON FACILITIES AND SERVICES

The common facilities and services of the Club shall be used in accordance with
the rules laid down from time to time by the Club by notice or mailed to Members
or posted either on the community website or at the Clubhouse or on the
community website. and tThe Club reserves the right to close any common
facilities or services from time to time for maintenance, repair, conservation or
other purposes in the entire discretion of the Club.

11.12. NOISE

Any noise which disturbs or interferes with the quiet enjoyment of their properties
by Members, such as excessive noise from power saws, motors, motorized

vehicles, aircraft, power equipment or sound amplifiers is prohibited. Power saws
and construction equipment may only be used to the extent necessary for
Members to maintain their properties and to carry out their woodcutting or
construction projects.

12.13. DUES AND ASSESSMENTS

All Members of the Club shall at all times pay the relevant Full Member or
Associate Member dues, as applicable, all annual and other dues and
assessments of the Club and their proportionate share of the Club's common
expenses in the instance of an exceptional supplementary assessment.

13. AMENDMENT

The Club reserves the right to amend any of these Regulations with immediate
effect, except that any amendment shall be subject to ratification by the
affirmative vote of a majority of the Members present at the next annual or
special meeting of members of the Club.

14. EFFECTIVE DATE

These Regulations shall be effective and in force and bind all Club members as
and from their adoption by an affirmative vote of a majority of Club members
present and voting at an annual general meeting of members.
