RENTAL AGREEMENT

THIS RENTAL AGREEMENT is made and executed at BANGALORE on this


the 08th day of JULY 2018 (08-07-2018) by and between

Mr.___________________________, Age __ years, S/O Mr.______________ ,


residing at # __________________________________________________.PAN NO
______________________ Hereinafter called as the “LESSOR” (Which
expression shall mean and include wherever the context so requires admits
her heir, executors, representatives and assigns) of the ONE PART:

NO- ____________________ Hereinafter called as the “LESSEE” (Which
expression shall mean and include wherever the context so requires, admits
his heirs, executors, representatives and assigns) of the SECOND PART:

WITNESSES AS FOLLOWS:

Whereas the Lessor is the absolute owner of the residential premises


situated at F-703 IDEB SPRING FIELDS, Opp. Big Bazaar Experss,
Sarjapur Road, Bangalore-560102. Consisting of 2 Bedrooms,2 Bathrooms,
Living Room and Dining Hall, Kitchen, Utility area,2 balconies along with
one reserved Car park along with all fittings, built in woodworks, Two
fixtures including electrical and sanitary fittings listed in detail as per
Annexure 1

Whereas the Lessor has agreed to grant a leave and license & the Lessee
has agreed to accept the Lease of the said premises. F– 703 IDEB SPRING
FIELDS, Opp. Big Bazaar Express, Sarjapur Road, Bangalore-
560102.Which is more fully described in the Schedule written hereunder
and hereinafter referred to as the “Schedule Premises” subject to terms and
conditions herein after set out

1. That in consideration of the rents hereby reserved and of the terms,


conditions and covenants of the lease contained herein to be observed
and performed by the parties to this agreement, the LESSOR hereby
agrees to grant and the LESSEE hereby agrees to accept the lease of
the scheduled premises.

2. RENT: The monthly rent payable by the lessee to the Lessor for the
schedule premises will be Rs. 34,000/- (Rupees Thirty Four
Thousand Only) Inclusive of maintenance charges. This amount
shall be paid by 7th day of every month in advance & the Rent is
exclusive of all maintenance charges and utilities like Electricity, Gas,

DURATIONS: The duration of the lease shall be for a period of 11


(Eleven) months only commencing from 15-07-2018, and is subject to
renewal thereafter for another 11 months at an escalation clause of 5
% rent. Any further extension of lease will be under mutual agreement
and with similar terms.

3. DEPOSIT: The lessee has agreed to pay the Lessor a sum of


Rs.2,00,000/-(Rupees Two Lakh only) as Interest Free Refundable
Security deposit. The same amount shall be refundable by the Lessor
to the lessee without any interest at the time of vacating the schedule
premises. The said amount will be held by the Lessor as Security
Deposit during the continuance of the lease and/or any extension
thereof and shall be repaid to the LESSEE, free of interest at the end
of the period of lease and/or any extension thereof or on earlier
termination.

4. TAXES, DEPOSITS, ASSESSMENT CHARGES :

The LESSOR shall pay all taxes, assessment charges and other
outgoings whatsoever of every description including corporation taxes
The LESSEE shall comply with all the rules and regulations of local
authorities whatsoever in relation to the premises in so far they relate
to the use of the premises for residential purposes.

5. ELECTRICITY CHARGES : There is a separate meter for electricity


charges and the charges shall be paid by the Lessee directly to the
concerned department as per the bill, & charges like Electricity, Gas
and Power back up. during the period of Lessee.

6. GAS CHARGES :There is a separate meter for gas charges and the
charges shall be paid by the Lessee directly to the concerned
department as per the bill, during the period of lessee.
7. MAINTENANCE CHARGES :The monthly / quarterly maintenance
charges as billed by spring field Residence Welfare Association or
authorized maintenance agency will be paid by the lessor.

8. MOVE IN MOVE OUT CHARGES :The move in/ move out charges as
levied by the spring field Residence Welfare Association authorities
will be paid by the lessee. Directly to concerned authority.

9. NATURE OF USE PERMITTED : The LESSEE shall be entitled to use


the scheduled premises for residential purpose only and shall not
permit the use of the scheduled premises for any other purpose other
than residential use for himself together with his family and also not
for any unlawful purposes.

10. SUBLEASE

The LESSEE shall not be entitled or permitted to assign, underlet or


sublet the scheduled premises or any part thereof or part with
possession of the scheduled premises or any part thereof to anybody
whatsoever.

11. MAINTENANCE:
The LESSEE shall keep the scheduled premises in a fit and proper
condition subject to normal wear and tear by day-to-day maintenance
including the fittings and fixtures etc.

The LESSOR will ensure that premises are handed over in proper
condition with no leakages or seepages and in case of any damages,
structural defect or seepage etc, to repair it at their cost.

The LESSEE shall permit the LESSOR or his representatives/agent to


enter into the scheduled premises for inspection at all reasonable
hours with prior permission from the LESSEE.

12. LESSOR’S COVENANT

The LESSEE paying the rents hereby reserved and observing and
performing the terms, conditions and covenants of the lease herein
contained shall be entitled to quiet possession and peaceful enjoyment
of the scheduled premises without hindrance interruption or
disturbance by or from the LESSOR, his heirs or by any persons
claiming through under or in trust for the LESSOR or their
representatives.

13. LESSEE’S COVENANT

The LESSEE shall not claim any tenancy rights or any other rights
other than those specifically mentioned herein and this agreement
hereby gives the right to the LESSEE for the occupation of the
scheduled premises for residential use for agreed period only.

14. TERMINATION OF THE LEASE


The Lease shall be determinable under all or any of the following
circumstances, namely

i/ By efflux of time
ii/ In the event of nonpayment of rent by the LESSEE for a period
of TWO consecutive months
iii/ In the event of breach by either party of the terms, conditions
and covenants herein contained
iv/ The Lessor / Lessee shall terminate the Lease by giving 1
months’ notice period by prior written notice.

15. The LESSEE shall deliver back the vacant possession of the
scheduled premises to the LESSOR immediately upon the expiry of
the said term of the lease or on termination in good condition, subject
to reasonable wear and tear, upon which the LESSOR shall return
without delay the Security deposit, free of interest, less any unpaid
rents and other lawful deductions due to damages etc to the LESSEE.

The LESSEE shall do the painting & repair before vacant possession
of the scheduled premises and handover the premises in the condition
it was handed over to him/her along with all the keys, remotes etc.

16. The Lessee shall abide by all the Rules and Regulations of the
Spring fields Residence Welfare Association. Any penalties imposed by
the Association for noncompliance or damage caused due actions of
the Lessee shall be borne by the Lessee.

SCHEDULE PROPERTY

The entire residential premises bearing Apartment Number F- 703, IDEB


SPRING FIELDS, Opp. Big Bazaar Express, Sarjapur Road, Bangalore-
560102 Consisting of 2 Bedrooms, 2 Bathrooms, study room, Living Room
and Dining Hall, Family launch area, Kitchen, Utility area, Servants Room
& Toilet, 2 balconies, one terrace w, along with One reserved Car park along
with all fittings and fixtures including electrical and sanitary fittings listed in
the Annexure attached herewith.

IN WITNESS WHEREOF the parties have executed this agreement in


the presence of the following witnesses on the day, month and year as
