DEED OF EXTRAJUDICIAL PARTITION

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT OF PARTITION entered into by and between:

EDMUNDO M. RANCES JR., of legal age, married to AIDA M.


RANCES, Filipino, and with postal address at Lot 66, Block 56, Purok 2,
Aquino St., Brgy. Upper Bicutan, Taguig City;

EMILY B. MOLENDERAS, of legal age, single, Filipino, and with


postal address at Botbotones, Sta., Ignacia, Tarlac;

ANGELINA C. SANTOS, of legal age, Filipino, and with postal


address at Botbotones, Sta., Ignacia, Tarlac; and

RENATO M. GELACIO, of legal age, married to GLORIA GELACIO,


Filipino, and with postal address at Botbotones, Sta., Ignacia, Tarlac;

WITNESSETH

THAT the Parties herein are the co-owners of the parcel of land
described in Katibayan ng Orihinal na Titulo Blg. (Original Certificate of
Title No.) P-21440 of the Registry of Deeds of Makati City, more particularly
described as follows:

Containing an area of TWO THOUSAND FIVE HUNDRED


TWELVE (2,512) Square Meters.

THAT the said Parties became the owners of the said parcel of land
by virtue of series of sale transactions from EMILY B. MOLENDERAS in
favor of the three other co-owners, namely: EDMUNDO M. RANCES JR.,
ANGELINA C. SANTOS and RENATO M. GELACIO, copies of the
deeds/instruments evidencing such transactions are hereto-attached as
ANNEX “A”, ANNEX “B” and ANNEX “C”, respectively;

THAT based on the aforesaid sale transactions, the parties have


caused the subdivision of the aforesaid parcel of land into four (4) lots,
which was duly approved by the Land Registration Commissioner, a copy
of the approved subdivision plan is hereto attached as ANNEX “D”,
specifically entitling the co-owners to the following extent of shares in the
subject co-owned parcel of land, to wit:

THAT, the above Parties have agreed and covenanted, as by


these Presents, do hereby agree and covenant, that Lot 11610-D as
above described shall appertain and belong to EDMUNDO RANCES
JR., his heirs and assigns; that Lot 11610-B as likewise above
described, shall appertain and belong to EMILY B. MOLENDERAS,
her heirs and assigns; that lot 11610-A as also above described shall
belong to ANGELINA C. SANTOS, her heirs and assigns; and that
Lot 11610-C as above described shall belong to RENATO M.
GELACIO, his heirs and assigns;

NOW THEREFORE, for and in consideration of the above


agreement, the Parties herein shall have the Katibayan ng Orihinal na
Titulo Blg. (Original Certificate of Title No.) P-21440 CANCELLED by
the Register of Deeds of Davao City, and in lieu thereof to ISSUE
FOUR (4) new certificates of title for the four lots in favor of the four
(4) owners, respectively.
IN WITNESS WHEREOF, the Parties hereto set their hands below,
