CONTRACT O F LEASE

KNOW ALL MEN BY THESE PRESENTS:

This contract of lease is executed by and between:

ANITA S. VAGILIDAD., of legal age, married, Filipino, and a resident of

Villavert Street, Sibalom, Antique, hereafter to as the LESSOR;

-and-

ALLAN B. MONTENEGRO, of legal age, married Filipino and a resident of Iglanot,

Sibalom, Antique, Region 6 (Western Visayas).

WITNESSETH

WHEREAS, the LESSEE will rent an office space located at Villavert St., District
III, Sibalom, Antique.

WHEREAS, it is agreed by the LESSOR and the LESSEE that this contract run
for two (2) years, commencing on January, 2018, renewable upon agreement of
both parties

WHEREAS, the LESSEE will occupy one (1) stall amounting to Five Thousand
Pesos (Php 5,000.00) from January, 2018 to December 2019;

WHEREAS, the LESSEE shall pay one (1) month deposit and one month
advance equivalent to Ten Thousand Pesos (Php 10,000.00). The one month
deposit of Php 5,000.00 will be used as Prepaid of the LESSEE and not refundable
as cash upon the termination of this Lease of Contract;

WHEREAS, the LESSEE shall pay the monthly rental every 25th day of the
month, starting January 25, 2018;

WHEREAS, any improvement introduced by the LESSEE shall be in conformity

with the LESSOR.

WHEREAS, every renewal of contract the rental will have an increase of Five
Hundred Pesos (500.00) every month.

WHEREAS, any violation stipulated in this contract should be ground for the
termination of this contact.

NOW THEREFORE, for and in consideration of the above foregoing premises

the LESSOR agreed that a certain office space located at Villavert St., District III,
Sibalom, Antique, be rented out by the Lessee.
IN WITNESS WHEREOF, the parties have affixed their signatures this
