LIMITED MATERIAL WARRANTY AGREEMENT

WARRANTY : E P Borneo Sdn Bhd warrants that concrete treated with EP

WATERPROOFING SYSTEM™ will retain a water repellent
effect for a period of TEN (10) years from the date of application.

Provided that the concrete has not been abraded away and that the
owner gives E P Borneo Sdn Bhd written notice by certified mail at
No.10 Jalan PJU 3/40 Sunway Damansara Petaling Jaya 47810
Selangor Darul Ehsan Malaysia, of any claim within thirty (30) days of
the discovery of any leaking.

This Limited Material Warranty is subject to the following conditions:

1. In the event the treated concrete loses the water repellent effect during the Limited Warranty period, EP BORNEO SDN BHD will provide
sufficient materials to restore the waterproofing effect to the areas on which it was lost. All works must be conducted by EP BORNEO SDN
BHD or authorised EP BORNEO SDN BHD Applicators; any works undertaken to rectify leaking at the above project by Third Party
contractors i.e. not approved nor recognised by EP BORNEO SDN BHD will make this warranty immediately null and void.

2. This Agreement does not cover any loss of water repellent effect due to structural defects or movement, failure of the building, poor
workmanship, failure of any coatings or surface materials, any damage to the building or contents thereof or any leakage due to
mechanical damage or abuse. Any cracking to the concrete surface after application and during the terms of this Limited Material Warranty
should not be more than 1.0mm in width any cracking to be found to be more than 1.0mm in width shall be deemed as structural defects
and the responsibility of the Main Contractor or their affiliated sub-contractors and shall make this Limited Material Warranty immediately
null & void.

3. This Agreement is solely intended to cover any conditions caused by defective EP WATERPROOFING SYSTEM material supplied by EP
BORNEO SDN BHD. It shall not include any condition caused by damage to the concrete to which EP WATERPROOFING SYSTEM has been
applied or by any deliberate act or negligence. Any measurement of the waterproofing effect shall be made according to EP BORNEO SDN
BHD standard procedures and shall be conducted by EP BORNEO SDN BHD solely.

4. This Agreement will not cover damage, loss or loss of property value or material loss due to repair or subsequent work on or through the
surface to which EP WATERPROOFING SYSTEM was applied but is intended to cover only the material cost of replacing defective EP
WATERPROOFING SYSTEM and the owner and/or signature holder of this Agreement shall hereby agree to indemnify EP BORNEO SDN BHD
from all loss and Agree that EP BORNEO SDN BHD shall not be held liable for damage, loss or material loss to any of the owners
possessions, property value and this Agreement shall indemnify EP BORNEO SDN BHD.

5. This Agreement becomes effective and remains valid only when EP BORNEO SDN BHD has confirmed receipt of the Warranty Agreement
from the owner and when all outstanding invoices for application, supplies and/or services have been paid in full to EP BORNEO SDN BHD.

6. EP BORNEO SDN BHD shall have no liability for any damage to other components of the building, nor for any consequential or incidental
damages including, but not limited to, lost profits, sales or revenues, loss of use of the building, cost of capital, cost of a substitute building,
facilities or services, downtime cost or claims of tenants of the building for such damages or personal injury.

7. The parties agree that EP BORNEO SDN BHD liability hereunder to restore the water repellent effect of E P Waterproofing System™ to the
area on which it has been lost to which liability shall not exceed the material value of E P Waterproofing System™ for the project.

8. In the event the owner requests EP BORNEO SDN BHD to investigate loss of the water repellent effect or other related problems on this
project, owner will pay to EP BORNEO SDN BHD inspection fees plus expenses for the investigation.

9. Any controversy or claim arising out of or relating to this agreement or breach thereof, shall be settled, governed by and construed in
accordance with the State laws of Selangor Darul Ehsan , Malaysia.

10. Signed copies by the project manager and/or site manager of completed areas must be faxed to EP BORNEO SDN BHD for confirmation
before Limited Materials Warranty can be issued.

11. Notwithstanding the foregoing, owner agrees that it will participate in and be bound by any judicial, administrative or arbitration
proceeding wherein the owner’s participation and presence are requested by E P BORNEO SDN BHD, provided that said proceedings
involve a common question of law or fact, or indemnification, and further provide that said proceedings involve a third party and E P
BORNEO SDN BHD, even though said third party might not be specifically bound by this limited Warranty Agreement.
