CLIENT PROFILE

The Hope Program (http://www.thehopeprogram.org/) is a non-profit organization based out of New York City that
“empowers those living in poverty to achieve economic self sufficiency through employment and advancement by
providing training, jobs and career advancement.” The Hope Program offers job training in retail, customer service,
food service, clerical and other diverse fields including animal care, social service, and maintenance
(http://www.thehopeprogram.org/how-it-works/). Sustainable South Bronx (http://www.ssbx.org/) works to
address economic and environmental issues, through green job training, greening communities and social
enterprise. The two have partnered to develop, The BEST Academy (http://www.ssbx.org/best-academy/), that
offers green collar job training to low income individuals. These Green Collar jobs, including green building
construction, operation and maintenance require a unique skill set that in turn offers higher wage potential.

The client is bringing The Hope Program and BEST Academy together under one roof and incorporating into the
facility a sustainable community education center in-order to bring all members of the community together to
learn about sustainability. They will call the new facility The Hope Training and Community Center.

Building construction and features
The existing building consists of a core with a main corridor, utility closets, and public restrooms, as well as four
separate tenant spaces. The building tenant demising walls are already in place. The client will occupy the entire
floor, the main corridor and demising walls may be retained or removed depending on your project concept.

The building construction is reinforced concrete block (CMUs) with brick veneer. All HVAC is plenum-based and
flexible to the design of the space.

Floor to ceiling height is 12’-0” from the concrete floor slab to the concrete deck above. The existing floor surface
is concrete with the existing interior walls created from concrete masonry units (CMUs). The interior side of the
exterior walls should be furred out to accommodate any insulation and electrical or data wiring. The window sill
height is 36” AFF and the header height is 8’-0” AFF.

The configuration of the architectural shell must not be changed – windows cannot be altered or adjusted. The
exterior doors cannot be changed or moved.
**Exception: For the Community Outreach Center, an existing window can be altered to accommodate a door
opening directly into this part of the facility.
**Exception: A staircase can be added to be used only by maintenance staff or a feature stair used by all occupants
to access a green roof, solar panels or other roof elements that contribute to sustainable design and education.

Design Requirements
o The design process will focus on 6 key areas related to effective sustainable design: Selecting a sustainable site,
energy and atmosphere, water use reduction, materials and resources, indoor air quality and occupant
experience.
o Final design solution must display and feature sustainable design practices and principles so organization can use
building as a means to educate community on sustainable building practices and the benefits of sustainable
design.
o You will identify all sustainable site strategies that can be applied to your specific project location as a way to
minimize impact on environment while positively impacting the greater community.
o You will research and present a case study that is an example of an innovative and sustainable HVAC option for
your site based on project needs, local climate, and sustainability goals.
o You will maximize the reduction in water usage and energy consumption through the selection of plumbing
fixtures, kitchen appliances and equipment, and artificial lighting and maximizing access to day lighting and
views.
o You will identify an HVAC system that would minimize energy consumption and
improve overall occupant comfort.
o New materials for the walls, floor, and ceiling are required. These selections will
support the client’s sustainable preferences and the design concept of the team.
o Occupant Health, safety, well-being must be considered in final design solution along
with overall occupant satisfaction and improved productivity based on researched
findings and design solutions.
o Total Budget for the project is $700,000.00. This must include all FF&E, overhead
costs, profit, etc. Your cost estimate for the project should not exceed $52.00 per
square foot.
o Systems Furniture Budget - $7,000.00 per workstation

Reception Area
This is a check in point for anyone needing access to staff offices, and standard and
green job training areas. It does not have to physically be next to all three areas but
the receptionist must be able to visually monitor access to all three areas from the
reception desk. You may choose to have this area also be the main access point for
the Community Center, although the community center can have a separate
entrance.

ENVIROMENTAL GOAL STATEMENT

The Hope Training and Community Center, located in Chicago, Illinois,


mission will be to foster a sustainable future, benefiting not only the
environment, but the surrounding community. The goal is to use
sustainable practices that are implemented in both the design process and
the activities offered by the community center. The design will focus on
renewable energy, lower water usage, sustainable materials, and indoor air
quality. By following strict sustainable guidelines, a LEED certification will
be obtained.

Concept Statement
The newly developed Hope Training and Community Center will be
positive, uplifting, and bring community pride. The center being located
in Chicago, Illinois will serve the low income people in the area. The
center will foster an atmosphere of learning and growth with modern
furnishings and cool color palette. Materials and finishes will be
environmentally friendly. By repeating the horizontal line will lessen the
formality to convey a clean, contemporary and relaxed mood, as well as
support the open plan concept. The design will incorporate sustainable
features such as a rainwater harvesting system, which will reuse the
water from toilets and sinks. From the cool color palette, modern,
environmentally friendly furnishings, repeating the horizontal lines, and
sustainable features will all work together to bring together the design.

HVAC SOLUTION

The Hope Program will benefit most from the displacement


ventilation system. Displacement ventilation systems are quieter
than most other systems on the market and will provide a higher
ventilation rate. Spaces like classrooms, offices, and conference rooms
will have better indoor air quality using this type of system. This will
allow each space to have it’s own temperature regulation and be turned
off when not in use. Other systems would not be budget friendly.

Justification for Flooring Solution
The flooring selections for the Hope Training and Community Center promotes sustainability and
supporting the overall design. First, the selection is a carpet tile made by Shaw Contract, which
will be installed in a monolithic pattern. The low pile height will function well for all users. The
sustainability features of this product is 41% recycled content and is Cradle to Cradle Certified™
silver level (version 3.1) and Green Label Plus. The product packaging is 100% recyclable. A non-
toxic VOC-free adhesive will be used to install the carpet tiles.

Occupant Experience

The Hope Training and Community Center design will incorporate sustainable
C-1 P-1 concepts throughout each space to great a comfortable and enhanced experience for
all users. Research has shown users can be greatly affected by their environment in
commercial spaces like the center. Giving users the ability to regulate temperature,
ventilation, and lighting in the work area increases productivity, lower absenteeism,
allows higher retention and overall satisfaction of their experience (WINCHIP,
SUSAN M). The heating, cooling, and ventilation systems selected will help
P-2 P-3 maintain a comfortable environment for learners and workers. Finishes and
materials were selected due to their durability and non-toxicity so they will last a
lifetime. Furnishings were chosen to allow flexibility in each space for different
arrangements as each piece is lightweight. The furnishings can be recycled once their
use is no longer needed by using companies that have their own recycling or reuse
programs. The design takes advantage of the natural light that will come from the
F-1 F-2 many windows throughout the building. Glass walls will be used to extend the
natural light for spaces closer to the center of the building. The windows also allow
for users to experience the exterior views of the natural landscape chosen for the site.

JUSTIFICATION

The Hope Training and Community Centre locate in Chicago, Illinois is a state of the art facility for members of the community
can come to learn about sustainability. Employees can experience and learn about working in a sustainable building. The new
facility will be designed to house standard green job training programs with classrooms and meeting areas, staff offices, and a
sustainable education center. A consistent design will be seen throughout the building. To create a positive and promote
learning, sustainable materials and finishes were selected. To achieve this experience, neutral colors with bring accent colors
were chosen for each space.

The overall design concept was to use sustainable features such as: xeriscaping, rainwater harvesting systems for irrigating the
landscape, providing water for toilet and urinals; occupancy light sensors and photosensors, low flow plumbing, and energy
star appliances. Sustainable site solutions incorporated were installing native rich landscape, a raingarden and rainwater
harvesting system to reduce energy costs. To reduce water usage and energy consumption, lower flow and faucets with sensors
would be installed. The use of a displacement ventilation system will increase energy efficient and air quality and will help
improve comfort and air quality of the building.

Clean, crisp lines, smooth textures and visual balance will be incorporated to create a modern aesthetic. Materials were selected
to be green guard certified, zero VOCs, and recyclable. They were chosen to promote a healthy work environment. Lighting was
chosen to enhance the natural lighting already provided by the many windows in the building. In areas not close to windows,
glass wall will be used to bring in natural lights. Sensors will be used to control the lighting when rooms are not in use.

All these features have taught the student to learn and understand the LEED guidelines and what is need to obtain LEED
points and designations.
