HOME OWNERSHIP INCENTIVE PLAN

In an effort to assist each resident in fulfilling the “American Dream” of owning his/her own home, we are proud to offer a Home
Ownership Incentive Plan for all residents. This plan was designed to reward exceptional tenancy with a financial incentive to
promote home ownership.

1. Resident must be in full accordance with the Lease Agreement and Lease Addendums during each Lease Term. If not in
accordance for each month for a Lease term, then no incentive will be accrued for those months in which resident was not
in accordance with the Lease Terms and Lease Addendums.

2. If a resident pays the rental payments past the due date stated in the lease terms, the resident will lose the 5% Home
Ownership Incentive for that particular month. This also apply to any rental payments in which a check is returned from
the financial institution. All months where the rental payment is received prior to the past due date is eligible for the 5%
Home ownership Incentive.

3. The financial incentive is applicable only to a home purchased by the Resident immediately upon termination of the
occupancy at this apartment community

4. Incentive will accrue on the base rent portion of resident’s payments. This excludes any and all other optional fees such
as cable, washer, dryer, late fees, pet rents, legal fees, utility charges or any other amounts for additional services.

5. The financial incentive of 5% of monthly base rent is earned per unit, not per adult occupant.

6. The incentive will accrue from the beginning of Resident’s Occupancy.

7. There is a vesting period of __________ continuous residency.

8. No fee, deposit or any other such charge is required of Resident for this incentive.

9. The Residents’ ability to obtain financing for a home purchase will be based on the Resident’s individual credit,
employment or other factors not controlled by the Developer/Managing Agent.

10. Proof of purchase in the form of a HUD settlement statement, signed by all parties along with copy of deed, sales contract
and any other reasonable documentation requested must be provided to Management in order to collect incentive. Failure
to provide such documentation will result in the forfeiture of the financial incentive.

11. Any outstanding amounts due to the rental community under the terms of the Lease Agreement must be paid in full in
order to collect any financial incentive due to Resident

12. This incentive plan is not to be used as an excuse for termination of a Lease Agreement. Resident will be charged a
termination fee if breaking his/her contract.
