ELECTRICAL SYSTEM DESIGN OF A MULTI-FAMILY DWELLING UNIT

OBJECTIVES:

1.) To familiarize the students in preparing the electrical plan of a multi-family dwelling

units.

2.) To familiarize students in preparing electrical system design specification and cost

estimate breakdown.

DESIGN PROBLEM:

Design the electrical system of a multi - family dwelling unit of your choice considering the following

data.

A. Minimum Requirements

1. 4 door multi- storey apartment or townhouse with a minimum area of 200 m2 / unit.

2. Load requirement / unit

a.) provide water pump motor

b.) provide window or split type air-conditioning on all bedrooms.

c.) provide water heater on all bath/ shower rooms.

d.) provide kitchen range at kitchen area.

e.) provide small appliances convenience outlet.

f.) provide proper lighting outlets

g.) provide auxiliary system as follows.

1.) CATV outlet @ living room and all bedrooms

2.) Telephone line at living room and bedrooms

3.)Doorbell system
B. Metering System

Provide a multi-metering for the system

Design Requirements:

1.) Prepare and submit an architectural plan of the mutli-family dwelling unit of your

chosen model for approval as follows:

a. Floor plan

b. Reflected ceiling plan

c. Furniture layout/ Key plan

2.) Prepare and submit a complete electrical plan of the system.

3.) Prepare and submit technical specification and budgetary cost estimate of the design.
CONCLUSION:

In making a design of an electrical wiring system. The designer should consider

the factors that will affect his/her design. Safety, economically, flexibility, accessibility and

environmentally sufficient upon designing the electrical system., . The nature of the location of the

project should be considered in designing, also the kind of materials to be used in the installation

process and how would be mounted in accordance to the standards of Philippine electrical code

(P.E.C) should also be considered. Different methods or approach can be used depending on the

designer, the basic consideration should be a number one priority for the designer, the design

should be flexible and economic and should be able to adapt to what kind of situation the system

may encounter. Different methods and applications particularly in the computation of loads can be

used depending on the choice of the designer. Most of the provisions are found in the latest edition

of The Philippine Electrical Code 2009, it covers the minimum requirements and all table for

grounding, conductor sizing, conduit, ampere trip and other provisions as well. It is important for

the designer to always consult to the PEC for it shows or provides most of the provisions and other

set of examples in computation of loads and other concerns governing the field of electrical wiring

system design.

In the designed Multi Dwelling unit, the System attain its flexibility and the durability based

on the material used. On the other hand, the prices and the manufacturability of the materials that

used as a replacement for genuine materials in order to lessen the cost and make the project

economical is evaluated and compared in terms of sustainability and ability of a material for certain

field of use. By that, the project attain its economical and manufacturability which is a very good in

a Electrical System Design

INTRODUCTION:

Nowadays, Electrical System Designing focuses on the durability and the cost of a certain

project. Designers of Electrical System typically design a project which is a low cost design which

can sustain the needs of a certain project. Making the a low cost electrical system design is very

difficult, the designer should compare the capability of the genuine material which be replaced by

the low cost material. Replacing the genuine material by a low cost material should consider the

factors on cost, sustainability, manufacturability, and also the standards that the genuine material

have before replacing it by a low cost material. Electrical System designers should consider the

best way parameters that will sustain the needs of the project and can operate efficiently for a long

term.

This Electrical System Design for a multi-family dwelling unit ( 4-door Townhouse) is

designed for a long term operation and also has a low cost which is also considered the factors of

manufacturability, economy, safety, and the efficiency if the materials are used as a replacement

for genuine materials. This design is for business use that us why the materials used is ahs its

considerable cost to attain the efficient design of an Electrical System of a Dwelling unit.

If the design would be implemented by Mr. John M. Berdugo, it will be able to supply

power on the dwelling unit which will last for a long time. The durability of the design is very good

and also the cost of the materials and the manufacturability is focused on it to provide an

economical yet durable design for Multi-Family dwelling unit. If it is implemented for business

purposes, it is very efficient and yet can sustain the 4 door units on a long term operation.
PROJECT : PROPOSED ELECTRICAL SYSTEM DESIGN OF A
MULTI FAMILY DWELLING UNIT

RE : TECHNICAL SPECIFICATIONS

SECTION 1: GENERAL CONDITIONS


1.1 The works under this division shall be subject to the general conditions, which shall be
included as part of these specifications and which apply to all work performed under
the Electrical Work Division. The laws and ordinances of the local code enforcing
authorities and the requirements of the power and telephone company.

SECTION 2: GENERAL DESCRIPTION

2.1 The work to be done under this division of he Specifications consist of Fabrication,
furnishing, delivery and installation, complete in all details of the Electrical work at the
subject premises and all work materials incidental sot the proper completion of he
installation, except those portions of the work which are expressly stated to be done by
others. All works shall be in accordance with the governing codes and regulations and
with the specifications, except those where same shall conflict with such Codes etc,
which later shall then govern. The requirements with regards to materials and
workmanship, specify the required standards for the furnishing of all labor, materials
and appliances necessary for completion installation of the work specified herein and
indicated in the drawings. The Specifications are intended to provide a broad outline of
the required equipment, but are not intended to include all details of design and
construction.

SECTION 3: Scope of works

3.1 Under this Division of the specifications, provide all labor, materials and equipment
and perform all the work necessary for the complete execution of all electrical works as
shown on the Electrical Drawings and on the General Construction Drawing and as
herein specified or both except as otherwise excluded, and which, without excluding
the generality of the foregoing, shall include but not to be limited to the following
principal items of work:
3.1.1 Furnish and install all wiring devices, junction boxes, circuit breaker,
panelboard necessary for the complete electrical system.
3.1.2 Furnish and install a complete wiring and conduit system for lighting and
power including feeders.
3.1.3 Furnish and install additional lighting fixtures as indicated on plans.
3.1.4 Perform all termination of the electrical system.
3.1.5 Complete testing of the electrical system.

3.1.6 Preparation of “As-Built” plans and drawings.

3.1.7 If anything has been omitted of any item of work or materials, unusually
furnished, which are necessary for the completion of the Electrical Works as
included in this Division of work.
SECTION 4: Technical Specifications

Materials:

Wires and cables

1.) All wires shall be copper, soft drawn and annealed, shall be of 98% conductivity, shall
be smooth and true of a cylindrical form and shall be 1% of the actual size called.
2.) All wires and cable shall comply either on with the requirements of the Underwriter
Laboratories, the PEC, A.S.T.M., and I.C.E.A, as they Phelps Dodge or approved
equivalent.
3.) All wires and cables shall be manufacture by Phelps Dodge.
4.) All wires and cables for power and lighting shall be plastic insulated for 600 Volts
working pressure type “THHN” and THW for grounding unless otherwise noted on
plans or specified.

Conduits

1.) Conduits in general shall be Rigid Metal Conduit (RMC) McGill, Panasonic, allied or
Approve Equivalent and Polyethylene Vinyl Chloride (PVC) by Crown, Emerald ,
Atlanta , Moldex, or approved equivalent. PVC shall be use for all embedded in
concrete and underground feeder line. RSC conduit pipe shall be use for expose
layout.
2.) No conduit shall be used in any system smaller than 15mm (1/2”) diameter electric
trade size , nor shall have more than four (4) 90 deg, Bends in any one run and where
necessary pull box shall be provided.
3.) No wire shall be pulled into any conduit unit until the conduit system is completed in all
details, in case of concealed work until a rough plastering or masonry has been
completed in every detail.
4.) The end of all conduits shall be tightly plugged to exclude plaster , dust , and moisture
while the construction of building is in progress. All conduits shall be redeamed to
removed all burns.
5.) All pipes and fittings and exposed work shall be secured by means of metal clip, which
shall be held in place by means of machine screws. When running over concrete
surface, the screw shall be held in place by means of expansion sleeves. All pipes on
exposed work shall be allowed and all bends and offsets shall be avoided as much as
possible. Where necessary conduit fitting shall be used. Conduit in all cases shall be
run perfectly straight and true, satisfactory to the Engineer Conduit shall be supported
at 1.5 meter interval maximum

Outlet Boxes and Fittings

1.) At all outlets whatever kind, for all system, a suitable fitting shall be provided, which
shall be either PVC box or other device especially designed to received the type of
fittings to be mounted thereon
2.) The contractor shall consult with the Project Manager as to the nature of the various
fittings to be used before installing his outlet fittings, and shall conform strictly in used
of fittings, to the nature of the appliance to be mounted to them, so that the work, when
completed will be a finish design.
3.) All outlets on concealed conduit work provide PVC outlet boxes of standard make.
These boxes shall be in all cases standard and where such boxes not available on the
market , the contractor at his own expense shall secure special boxes. In general
outlet boxes shall be at least 100 mm diameter, 54mm deep and no. 16 gauges.
4.) Regular boxes shall be as manufactured by Crown , Neltex , Atlanta , Moldex or
Approved Equivalent.

Junction and Pull Boxes

1.) Junction box and pull boxes, of Code gauge steel, galvanized shall be provided
indicated or as required for facilitating the pulling of wires and cables. Pull boxes in
finished places shall be located and installed with the permission and to satisfaction of
the Architect.
2.) All junction and pull boxes on exposed conduit work shall be provided with hubs for
threaded pipe entry and covers provided with neoprene gasket.
3.) Boxes shall be as manufactured by Fumaco, or approved equal.

Receptacles and Plates

1.) All duplex wall outlets shall be flush mounting, 15 A, 250 V.. 3 prong and 3-wire
parallel slot with ground wide series type. All devices shall be as manufactured by
national, Clipsal, Toshiba or approved equivalent.
2.) Type and color of receptacle outlet and plates shall be selected by the Engineer.
Appropriate samples of outlets shall be submitted prior to purchase of device.
3.) All utility boxes intended for receptacle outlet device shall specially designed to receive
the particular type of receptacle outlet device to be mounted and should be deep
enough to accept and fit the total number of conductors required as per drawings.
Minimum box interior volume shall be 237.61 cubic centimeter (14.5 cubic inches)

Panel and Cabinets

1.) Standard panels and cabinets , shall be designed, built , rated tested and shall perform
in accordance with the latest edition of the applicable standards.
2.) Main switchboard to be fabricated from 2 mm mild steel, control panels to be
fabricated from 1.6 thick. The switchboard shall be free standing, totally enclosed ,
multi-cubicle type
3.) All joint shall be continuously welded and ground to be smooth finish.
4.) All doors and covers shall be provided with compressible neoprene gaskets.
5.) Switchboard doors shall be fitted with key lockable handles, door over 1500 mm high
will be fitted with two door handles at top and bottom. Drawing pocket will be provided
for each switchboard mounted on the inside of the cabinet door. Doors are to be
effectively earth by 6mm sq. insulated flexible copper bonding straps.

Individual Circuit breakers

1.) Provide miniature type individual circuit breakers on all residential units where
indicated on plans. Voltage rating shall be suitable in each case of service application.
Enclosures shall be general purpose , NEMA type, except where especially noted or
assembled on panel cabinets.
2.) All protective devices shall meet the standard of NEMA and Underwaiter Laboratories ,
INC and of the Specifications.
3.) The main incoming terminals of the main switch shall be extended by copper take offs.
The unit shall be lockable in the service, test and isolated position and when the CB is
Open/Off.
4.) All main CB’s shall have thermal , instantaneous overcurrent and earth fault protection
with the provision with provision for single phasing and delayed under voltage if
required.
5.) All other branch circuit protective device shall be molded case circuit breaker providing
complete circuit overcurrent protection by having inverse time and instantaneous
tripping characteristics.
6.) Circuit breaker shall be operated by a toggle type handle and shall have a quick-make
, quick-break , quick –break overcurrent swithching mechanism that is mechanically
trip free. Automatic tripping of the breaker shall be clearly indicated by the handle
position. Contacts shall be non-welding alloy. A push to trip button on the front of
circuit breaker shall be provided local manual means to exercise the trip mechanism.
7.) Circuit breakers shall be as manufactured by the cuttler hammer, G.E. Siemens or
square D or approved equivalent. Minimum interrupting level 230 volts circuit breaker
shall be 10,000 amperes.

Busway System

1.) The Busway assemblies: NEMA BU1, low- impedance busway non-ventilated housing
single bolt joints ; rating as indicated.
2.) Seismic fabrication requirements : fabricate mounting provisions and attachments for
feeder-bus assemblies with reinforcements strong enough to withstand seismic forces
when mounting provisions and attachment are anchored to building structure.
3.) Voltage: 460 volts phase + ground.
4.) 4.)Temperature rise 55 deg. C above 40 deg. C ambient maximum for continuous
rated current
5.) Bus Materials: Current-carrying Aluminum conductors, fully insulated with class 130C
insulation expect at stabs and joints; plated surface at stabs and joints
6.) 6.)Grounds 50% capacity internal bus of material matching bus material.
7.) Enclosure: Steel with manufacturer’s standard finish plug-in openings 24 inches
(610mm) o.c. and hinged cover over unused openings.
8.) Fitting and accessories: manufacturer’s standard.
9.) Mounting: Arranged flat, edgewise, or vertically without
Lighting System

1) The lighting system shall be complied with in every respect as indicated on the plans or
specified.
2) All wiring shall be installed in RSC, PVC conduits and raceways as describe in the plans.
In general, conduit install concealed in the walls or ceiling. Exposed conduit shall be
provided with appropriate conduit clamps and seals for fitting in all hazardous areas.
3) Type of lighting fixtures and lamps shall be as manufactured by Stealth, Fumaco, and
Innova light approved equivalent. Appropriate of lighting fixtures shall be submitted for
approval prior to purchase of fixtures. For complete details please refer to the lighting
fixture schedule
Lighting Protection and Grounding System

1) The System furnish under this specification shall consist of the standard product of a
manufacturer regularly engage in the manufacturer’s latest approved design or equivalent.
Lighting protection system shall be as manufactured by Pulsar or approved equivalent.
2) Shop drawings shall be submitted in accordance with the special provisions and shall
consist of complete list of materials, including Manufacturer’s descriptive and technical
literature, catalogs cut; drawings and installation instruction. Shop drawing shall contain
detail to demonstrate that the system has been coordinated and will function as a unit.
3) Air Terminal shall be conform either UL or NFPA standard. It must be capable of drawing
the lighting discharge to it in reference to vulnerable parts of the protected structure.
4) Ground rods shall be made of copper-clad steel and shall be UL standard. The earthling
system must be of low dynamic impedance to safely disperse the discharge current. A
driven ground shall extend into the earth for the distance of not less then 3 meters. Ground
rods shall be set not less than 0.9m and not more than 2.40 m from the structure. The
complete installation shall have a total resistance to ground of not more than 5 ohm or as
per code requirement.
5) Down conductor shall be electrically continuous from grounding electrode up to the
proposed termination. Down conductor shall be course over extreme outer portion of the
structure, such as corners, with consideration given to the location of ground connections
and air terminals.
Telephone System

1) The telephone system shall conform with the standard of the telephone service
provider shall consist of the main Telephone Terminal Cabinet “MTTC” (Located at the
Ground Floor EE room), Telephone Terminal Cabinet “TTC” (Located at the EE room
at Each Floor). PVC conduit schedule 40 shall be use in all roughing-ins and shall be
provided with guide wire for cable pulling purposes. MTTC and TTC shall be provided
with 20mm thick anti-termite pressure treated wooden backboard.
2) Individual Telephone wire qa. 24/4C shall be provided in each residential and
commercial unit including the wiring devices as shown in the plans.

4) The main Telephone house cable shall be by the telephone service provider including
the riser cable and the quick connect terminals
Cable TV System

1) The Cable TV system shall consist of the Main Cable TV terminal Cabinet “MATV”
(Located at the EE room at Ground Floor) and Cable TV cabinet “CTV (located at EE room
at each floor). PVC conduit schedule for cable pulling purposes.
2) Individual Cable TV wire RG 59 coaxial cable shall be provided in each residential and
commercial unit including the wiring devices as shown in the plans
5.)

CODES, INSPECTION PERMITS AND FEES

5.1 The work under this contract is to be installed according to the Requirements of the
latest edition of the Philippine Electrical Code, the rules and regulation of the local
authorities and the requirements of local Power Company (MERALCO) and the
telephone company.
5.2 All permits and electrical fees required for this work shall be obtained by and at the
expense of the client / owner. The Contractor shall prepare as-built and all forms and
documents required by the approving authorities.

RECORD DRAWINGS

6.1 The Contractor shall during the progress of the work keep a careful Record of all
changes where the actual installation differs from that shown on the Contract
Drawings. Upon completion, the Contractor shall, in a neat and accurate manner,
finalize “As Built” drawing on tracing paper. These drawing shall be submitted to the
Engineers for approval. After approval they shall become the property of the Owners.
Final payment will be withheld until receipt of the approved records drawings showing
circuit runs and pull boxes with sufficient information for future re-wiring, maintenance
and identification. The final submittal of record drawings shall be in original and three
(3) sets of print copies and shall be duly signed by Professional Electrical Engineer
(PEE).

SHOP DRAWING AND SAMPLES

7.1 Prepare and submit for approval shop drawings and cuts of equipment, or devices
furnished. After final approval of the Engineer / Architect, a sufficient number of copies
as directed shall be furnished for distribution. Fixture and device cuts and/or
catalogues shall be clearly mark to indicates the item furnished.
7.2 Submit to the Engineer/Architect for approval samples of conduits, wires and wiring
devices, fixture plates and other items as maybe required.
7.3 The portion of the work requiring shop drawing or sample submission shall be
commended until submission has been received by and duly approved by the
Engineer / Architect. All such portion of work shall be in accordance with approved
shop drawings and samples.

COORDINATION

8.1 The Contractor shall be prepared such detailed drawing of his equipment, Exposed
conduit routes. Location of sleeves, insert and supports as maybe required for
coordination of all phase of work. Upon demand he shall furnish these drawings in
adequate number for the information of al parties concerned and shall coordinate the
preparation of these drawings by consultation with said drawings will not relieve
Contractor in any way from the responsibility of property locating and coordinating his

MINOR MODIFICATIONS

9.1 The plans as drawn are based upon architectural plan and details and show condition
as accurately as it is possible to indicate them in a scale. The plans are
diagrammatical and do not necessarily show all fittings, etc. necessary to fit the project
conditions. Location of equipment, apparatus and appliances shown on them are
approximate. The Contractor shall be responsible for the proper location in order to
make fit with architectural details and instructions from Owner’s representative at the
site.

GUARANTEES

10.1 The Contractor shall guarantee that the electrical system are free from all defective
workmanship and materials and will remain so far for a period of one year from date of
acceptance of work. Any defect appearing within aforesaid period shall be remedied,
by the Contractor at his expense.
10.2 The Contractor shall indemnify and save harmless the owner, and the
Engineers/Architects from against all liabilities for damages arising from injuries or
disabilities to persons or damaged to property occasioned by any act or omission of
the Contractor or any of his sub-contractors, including any and all expenses, legal or
otherwise, which maybe incurred by the owner, or the Engineers / Architect in the
defense of any claim, action or suit.
APPROVALS, SUBSTITUTIONS, ETC.

11.1 Wherever the words “for approval” or “approved” are used, specially with regards to
manufactured specialties, etc. or wherever it is desired to substitute a different make or
type of apparatus for that specified, all information pertinent to the adequacy and
adaptability of the proposed apparatus, shall be submitted to the Engineers, and their
approval secured before the apparatus is ordered or installed.
11.2 Expenses incurred for tests required by the Engineers / Architects to ascertain the
acceptability of substitutes to specified materials, shall be charged to the account of
the Contractor without prejudice to their approval or disapproval.

SUBCONTRACT, ETC.

12.1 The contractor shall be held fully responsible for the work of any subcontractor or
manufacturer performing work or supplying material and ascertain that electrical work,
when finally delivered to the owner, shall be ready in every respect for satisfactory and
efficient operation.

WORKMANSHIP

13.1 The work throughout shall be executed in the best and most thorough manner under
the direction of the Contractor and to the satisfaction of the owner and Engineers /
Architects, who will jointly interpret the meaning of drawings and Specifications and
shall have the authority to eject any work or materials which in their judgment, are not
in full accordance herewith.

STANDARD OF MATERIALS

14.1 All materials shall conform with the following specifications, unless specifically
accepted and all materials where not specified shall be of the best of their respective
kind.
14.2 Samples of all materials shall be submitted for approval as required by the Engineers.

INSTALLATION REQUIREMENTS

15.1 Approval of materials, etc. – All electrical materials shall meet the requirements and
shall bear the inspection label wherever standard have been established. As soon as
practicable, and within ten (10) days after the official award of the contract and before
any materials or equipment are ordered, the Contractor shall submit to the Engineers
for approval of a complete list of materials, apparatus and equipment in triplicate giving
the manufacturer’s name, address, descriptive data, trade name of item, rated
capacities, certified analysis, catalogue no. etc. When called upon to do so, The
Contractor shall revise and re-submit a complete or a portion of the list, as required by
the Engineers / Architect, for every materials the Contractor proposes to use or install.
15.2 Ground Test – The entire installation shall be free from improper grounds and short
circuit. These shall be made in the presence of representative of the owner. Each
panels shall be tested with mains connected to the feeder, branches connected and
switches closed, lamps removed or omitted from the socket and switches closed. In no
case shall the insulation resistance be less than the allowed Regulation for Electrical
Equipment of Buildings. Failure shall be corrected in a manner satisfactory to the
Engineers / Architects.
CONTRACT DRAWINGS

16.1 The location of outlets, apparatus and equipment indicated in the drawings are shown
as accurately as possible, that the small scale

drawings are necessarily diagrammatic and that such locations are shown, are subject
to slight revisions, as the work is installed which maybe necessary to fit construction
conditions. No major changes shall be made however, without the approval in writing
of the Engineers/Architects.
