Steps in foreclosure and consolidation of Title

1. Filing of the Extra Judicial Foreclosure at the Clerk of Court. Submission with the
Sheriff’s Office.
2. After filing and payment of necessary fees wait for the schedule of Public Auction
(Prepare Bid Price)
3. After the Auction and declaration of the winning bid, wait for the Sheriff’s
Certifcate of Sale.
4. After the issuance of COS register with Registry of Deeds within 30 days;
Documentary Stamp Tax (DST) every 5th of the preceeding month.
5. After registration wait for the expiration of the one year redemption period.
6. Proceed to BIR for the computation and payment of taxes.
7. Secure CAR (Certificate Authorizing Registration) at least one week from
payment of CAR & DST
8. Proceed to Treasurer’s office for payment of Transfer Tax. (3/4 of 1% of the
selling price)
9. Proceed to Registry of Deeds for the transfer and submit Original Duplicate Copy
of TCT, latest Tax Declaration, Tax Clearance, CAR & BIR Forms. Wait for two
weeks for the release of the new Consolidated Title.
