Thank you for your interest in Island Breeze and the Ba-
hamian real estate market. It has been a while in The
Bahamas since we have had multiple offers on property
or persons deciding to buy a property - only to hear that
it just sold. The good news is that recently this has been
happening. This re-bound in activity is mainly based on
Nassau and Paradise Island. But other islands like
Eleuthera, Abaco and Grand Bahama have seen a mod-
erate upswing in activity, while Exuma still remains fairly
quiet, yet promising with the new Sandals Resort. We
are by no means where we were in say 07, but our real
estate markets are alive and getting healthier every day.
So why is this happening? To understand where we are today, we need to understand 09,
a year that started in an economic state of shock worldwide due to the financial collapses
in Autumn 08. By Summer 09 it appeared that the world was surviving the crisis and by
Autumn 09 there came a palpable sense that the bottom of the market might be near. This
was combined with sellers that in many cases were becoming keen to sell which culminated
in the revival of our real estate market albeit with prices somewhat reduced.
In my opinion, 2010 will be a much better year for The Bahamas, and indeed January’s sales
were strong. Our markets are now stabilizing and many international and local buyers are

Opposite coasts and differing designs may set Palm Bay on the Eastern end of island and Albany
on the Western end apart, but each have maintained consistent development and are poised
to open their first phases this year. Albany is setting a new standard of design and lifestyle in
The Bahamas with an equestrian focus. This is sure to be an exciting development among the
‘jet-set’ and one to watch. More centrally located, Balmoral has delivered a successful offering
