This DEED is entered into and executed by, ANISIA FORTICH, of legal age, Filipino,
married to Gerundio Fortich, and a resident of barangay Magatas, Sibulan, Negros Oriental,
hereinafter called the VENDOR, in favor of,
CLIMER SORENO, also of legal age, filipino, married to Erma Morcero, and a resident
of barangay Daro, Dumaguete City, Negros Oriental, hereinafter referred to as the VENDEE;
WITNESSETH:
That the VENDOR herein is the registered and absolute owner of a parcel of land known
as Lot No.2728-B, of the subdivision plan, Psd-07-033251, being portion of the of Lot 2728,
CAD, 141, of the Cadastral Survey of Sibulan, Negros Oriental, located in the barangay of
Magatas, Sibulan, Negros Oriental, and which parcel of land is more particularly described in its
Transfer Certificate of Title No. T-30424, as follows:
That for and in consideration of the sum of TWO HUNDRED THOUSAND PESOS
(Php 200,000.00), Philippine Currency, the herein Vendor, ANISIA FORTICH does hereby
SELL, TRANSFER, and CONVEY unto the vendee, his heirs and assigns, by way of
Installment, a portion of the above-described parcel of land consisting of TWO HUNDRED
(200) Square Meters, more or less; free from all liens and encumbrances; and under the
following conditions, to wit:
1. That the value of the land is at ONE THOUSAND PESOS (Php1,000.00) per square
meter;
2. That the VENDEE should make a down payment of EIGHTY THOUSAND PESOS
(Php80,000.00) upon the execution of this deed;
3. That the balance of ONE HUNDRED TWENTY THOUSAND PESOS (Php
120,000.00) shall be paid by the Vendee at TEN THOUSAND PESOS (Php10,000.00)
monthly until the total amount is fully paid;
4. That a Deed of Absolute Sale will be executed after the total amount or consideration is
fully paid by the Vendee;
That the vendors herein declare that this land is not covered by the Comprehensive
Agrarian Reform Law because this land belongs to the retention limit of the owner; and that due
notice has been given to all persons affected by this transaction in compliance with the
provisions of the New Civil Code of the Philippines, pertaining to the rights of the redemptioner
and preemptioner, but nobody opted to exercise the said rights; and the vendors warrant her title
and ownership over the said parcel of land and will defend the rights of the vendees against any
adverse claim whatsoever.

ACKNOWLEDGME NT
BEFORE ME, this ____day of February 2014, at Tayasan, Negros Oriental, personally
appeared the vendor Anisia Fortich her Identificaztion paper _________________, issued on
_________________, 2010 at Sibulan, Negros Oriental, and Climer Soreno with CTC No.
___________, issued on ________________, 2014 at _________________, Negros Oriental
both known to me to be the same person who executed the foregoing deed, consisting of two
pages, including this page of acknowledgement and all pages were duly signed by the parties
together with their two instrumental witnesses and that they acknowledged to me that the same is
their free act and voluntary deed.
