ITEM DESCRIPTION UNIT RATE

A GENERAL NOTES:

1 The Schedule of Rates shall be used for any variation in addition


or omission of works. If the whole item of work has been omitted,
the Schedule of Rates shall not be applicable but shall be in ITEM
accordance with the price in the Schedule of Pricing.

2 The Schedule should be read in conjunction with the


Specifications, Drawings and actual site conditions, and it shall
cover to meet all requirements of the Specifications, Drawings and ITEM
actual site conditions.

3 The Contractor shall provide realistic rates taking into account of


the rates used for estimating the tender, completion period,
ITEM
specifications, etc. Unrealistic rates, if any, shall be subjected to
adjustment by the QS.

4 The rates quoted shall include all works necessary for the
completion of the specified works, all preliminaries, profits and
overhead necessary for the completion of the work in accordance
with the specifications and drawings. In case if extension of time is ITEM
granted with valid grounds by the Architect, no claim for any
preliminaries or loss of expenses shall be allowed under this
Contract.

5 Unless otherwise stated, all items in the Schedule of Rates


specifying materials, fittings etc; are to be read as implying that
such materials, fittings, etc; are to be provided and fixed by the
Contractor.

6 For variation work with no similar item in the Lump Sum Bills, the
contractor will be allowed to submit quotations should such
variation work arise and the QS shall assess and agree to or
negotiate on such quotations with the Contractor at the end of the
construction period. Unless otherwise the cumulative variation sum
exceeds 5% of the Contract sum, settlement will only be done at
the end of the contract period.

A GENERAL NOTES (CON'T)

7 Assessment of variation works shall be accompanied by proof of


instruction in form of Employer Instruction or any other written
proof. Contractor shall seek instruction for any variation works. ITEM
The Schedule of Rates to be used for the assessment of variation
works by QS shall be in order of: -
(a) Project SOR (hereinafter called the "PSOR")
(b) BCA SOR 2018 2nd Quarter (hereinafter called the "BCA
SOR")
(c) Pro rata rates of similar works found in PSOR or BCA SOR

(d) Built up rates (refer to SMM II)


(e) Star rates with P&A capped at max 10%
(f) Project Quantity Surveyors Proposed Market Rates

8 Contractor to state the percentage % of adjustment for the


BCA SOR for the assessment of variation purpose. Contractor
to note that leaving the % blank will mean that the BCA SOR ITEM
rates as originally published shall be followed and used for the
Contract.

mortar to match the surrounding material.
b Cut out crack in concrete slab, beam, column, ceiling, floor, wall, m
etc., to form "v" or "U" groove, prepare surface and apply approved
suitable non-shrink cementitious grout.
c Cut out joint between different materials to form expansion joint m
and caulk in with approved suitable waterproof / elastic chemical
compound, such as polysulphide or silicone adhesive.
d Cut out joint vinyl sheet or tile and hot weld with matching welding m

e Cut out existing backer-rod and waterproof silicone / polysulphide m
sealant from expansion joint, prepare joint and renew to match the
existing material.

b Add for every increase in thickness of 15mm thereafter. Rate m2
include a layer of non-corrosive fine wire mesh fixed to and
including anchorage.
c Hack out defective paving (e.g. crazing crack, pot hole, etc.) in m2
patches (less than 25mm thick) and patch cement mortar to match
the existing (Minimum 1.00m2)
d Add for every increase in thickness of 15mm thereafter. Rate m2
include a layer of non-corrosive fine wire mesh fixed to and
including anchorage.
e Hack and make good hipped concrete, rendering, plastering, etc., m
with non-shrink cementitious mortar including bonding agent.
f Hack out surface spalled concrete (less than 15mm thick) in m2
patches till good concrete is reached. Prepare and apply a coat of
water/ chemical bonding agent and repair with approved non-
shrink cementitious material (Minimum 1.00m2 of work)
g Add for every increase in thickness of 15mm thereafter. Rate m2
include a layer of non-corrosive fine wire mesh fixed to and
including anchorage.
h Hack out defective granolithic or pebble wash paving, etc., in m2
patches and patch up to match the existing (Minimum 1.00m2)
i Hack out hardened paving (less than 10mm thick) in patches till m2
good paving is reached. Prepare and apply a coat of acrylic
emulsion bonding agent and repair with hardened paving or
polymer modified shrinkage-compensated reinstatement mortar to
match the existing (Minimum 1.00m2 of work)
j Hack out hardened paving (less than 10mm thick) in patches till m2
good paving is reached. Prepare and apply a coat of chemical
bonding agent and repair with epoxy mortar to match the existing
(Minimum 1.00m2 of work)
k Repair hollow plaster by low pressure injection with non-shrink m2
cementitious material (Rate for hollow area measured)
l Repair hollow plaster by pinning and partial injection (50% filled) m2
with epoxy adhesive (Rate for pinning at 300mm centre to centre
