RESPONSIBILITY AND AUTHORITY

GENERAL CONTRACTOR
As the reader might assume from the document prepared by and especially for the owner,
the contractor appears to be more than members of the construction team. The contributor's
major responsibility, of course. is to construct the project in accordance with the drawings,
specifications, and other contract documents. Despite all the troubles, delays, adversities,
accidents, and other problems that may hpppen. the contractor is generally expected to deliver a
complete project in the allotted time - just as if nothing had happened to slow down the work.
Although some casualties are considered to be just reasons to receive more construction time,
only severe contingencies such as impotence and performance-the canditions for which are
strictly constrained and can be relied upon by the contractor of contractual obligations.
Regardless of how contracts are awarded for a construction project. One party should
always be given the responsibility for management and control operations to maintain
established work schedules, promote safe working conditions, and avoid unnecessary disputes
and conflicts that result in equal claims. Responsibility is normally placed in the hands of a
genetic contractor. except in those states where local laws require separate prime tracts for
mechanical and clectrical work. The cost of such management and control of construction
operations, including the services of a person to act as a technical work coordinator for major
projects, becomes part of the general contractor's bid price. In general, the project should include
the services of a separate work coordinator, but some projects may not require one because the
project is too small to justify it. or the mechanical and electrical systems are uncomplicated.
