Could either be:
A MEMBER OF THE STAFF OF THE OWNER
AN INDEPENDENT INDIVIDUAL INTRODUCTION
FIRM HIRED BY THE OWNER

Construction
Architect can serve as the Manager
Construction Manager
-training in the coordination of various
specialties
-supervise and monitoring of all
construction activities with regards to
quality, workmanship and cost
RESPONSIBILITIES FUNCTIONS &
1. Coordination and Supervision DESCRPTION OF
2. Cost and time control TASKS
3. Quality control of work
4. Keeping of records CONSTRUCTION
MANAGER
THE CONSTRUCTION MANAGER may hire the
Construction Supervision Group (CSG) to be
under his employ or
may supervise the CSG hired by the owner
LIMITATION OF
1. Shall NOT INVOLVE directly with AUTHORITY
the work of the contractor
Architect as

1. Architect as CM- responsible to
owner on all aspects of
construction work: programming,

 Due to deficiencies in plan- provided MANAGER
CM NOT PARTICIPATE in the plan
review & approval
 Due to deficiencies in manner of
construction- CM DISCHARGE HIS
FUNCTION during construction/ project
implementation
 Professional, preferably an QUALIFICATIONS
Architect with managerial capabilities
& extensive experience in the field of
construction
CONSTRUCTION
 Architects who are CONTRACTORS MANAGER
or who have already been in (individual or firm)
responsible charge of construction
work
METHOD OF
 CM is NOT PART of the REGULAR COMPENSATION
SERVICES of the Architect- services
rendered as a Construction Manager
shall be SEPARATELY COMPENSATED CONSTRUCTION
MANAGER
