1. ABOUT THE PROJECT
The Arabian Ranches – II Projects is Community which contains 336villas and Malls and Schools.
The project is located on Al Qudra road accessed from Sheikh Mohammed bin zayed road (E-311) and is
predominantly a residential community with some mixed-use development. The development consists of
approximately 336 townhouses assorted with 2 & 3 bedrooms.
The scope of the project is landscaping works which includes hard & soft landscape, MEP works, warning &
regulatory signs installation and automatic irrigation works in community area with Community Park, Adult &
Kids pool, kids play area and changing room.

3. EMERGENCY ESCALATION PROCEDURES
3.1 Alerting the occupants in the facility:
In case of any emergencies, the Community Management Team (ECM) will be alerting the tenants and
if in case of any damage or rectification works required, ECM will be notifying the same to Proscape
Emergency team and rectification will be carried out in presence of ECM.
If any rectification activities requires any road closure or access blocking, the same to be provided by
ECM executing the work safely.
3.2 Evacuation plan for facility occupants:
The evacuation plan for facility occupants will be as per ECM Evacuation Procedure and they will be
directing all tenants in case of any emergency situations within the community.
Frequent Emergency drill will be conducted by ECM to create awareness among the tenants regarding the
emergency procedures.
3.3 In case of fire:
In case of fire, ECM / Security team will start the evacuation procedure and direct the tenants to move
on the emergency assembly point area. The same will be reported to Dubai Civil Defense and Police.
The re-entry for the villa tenants will be only as per the instruction from Fire Marshall.

6. SYSTEM PURPOSE AND SCOPE
Purpose:

From detailed study of the contract drawings and specifications, a list of materials was prepared
and approved, and samples and relevant documentation developed. Separate drawings were made for each
area of activity, as per the scope of work.
The experience of the contractor in dealing with specialized technologies and applications and the design
principles employed are complemented by a long-standing reputation in this particular field of activity. Pride of
workmanship is evident in the quality of the planting, which was effected under a strict quality assurance
regime, and the installation team’s diligence ensured a quality installation of the soft landscaping.
Care and maintenance of the soft landscaping at ‘Arabian ranches=II development Package 6 is largely
confined to periodic inspections and cleaning as well as trimming, hedging, weeding, pruning, watering,
fertilizing, renewing of planting and control of insects and plant diseases.

8. DESCRIPTION
All materials and products were supplied and installed in accordance with the producers’/suppliers’ instructions. It is
recommended that any replacement/replenishment be carried out using these same materials and products.
Installation/Planting
Installation or Planting of Trees, Shrubs, Ground covers, and accents are covered in this manual. List of
materials are as follows;

Expected Service Life

Expected service life is depends upon the characteristics of the plants and the weather conditions of the Region.
Plants are natural, once planted on site it will always go through a natural life cycle. If we maintain it properly and the
weather conditions suits the plants, the service life also will be more.
In the event that replacement of any of the installed Soft Landscaping works may be required in the future, you
should, in the first instance, contact the subcontractor or call on the services of a specialist contractor in Soft
landscaping works.
Planting Sequence
Plant material should be lifted or moved in such a manner, that the roots are not disturbed and follow the
specification strictly for handling and delivery of plant material.
Stake out the outline of planting areas and individual tree and shrub, succulents, accents, climbers and grass
locations.
Fill the planting pit with irrigation water and ensure the water can drain away.
An aluminum label clearly marked with the Latin name should be attached to or adjacent to every tenth tree,
every twelfth shrub and every fifteenth ground cover.
Check all plants one week after planting for signs of wind shake and loosening due to soil subsidence; firm and
make good as necessary.
Planting Palm Trees

Backfill planters with an approved planting medium.Prior to planting Palm tree, inspection of palm tree should be
done as per specification. Palm leaves are to be hessian- wrapped.
At the time of planting, a hole should be made into pit/bed large enough to take the plant’s root ball; this planting
hole should be thoroughly watered prior to planting.
A circular water basin slightly larger than the planting hole should be formed; plants should be thoroughly watered
after planting.
After planting the area surrounding the plant should be restored to finish grade and excess soils and rubbish
disposed of properly.
Planting Trees
Backfill planters with an approved planting medium.
Prior to planting tree stakes should be driven into tree pits.At the time of planting, a hole should be made into
pit/bed large enough to take the plant’s root ball; this planting hole should be thoroughly watered prior to planting.
Trees should be tied to the tree stakes with tree ties as specified. At least two pairs of ties per tree should be used
but other ties should be provided if necessary to keep the stem straight. A circular water basin slightly larger than
the planting hole should be formed; plants should be thoroughly watered after planting. After planting the area
surrounding the plant should be restored to finish grade and excess soils and rubbish disposed of properly.
Immediately after planting, all plants are to be pruned in accordance with accepted horticultural practices. All pruning
cuts greater than 20mm should be treated with a pruning paint as specified.
Planting shrubs and Ground Covers

At the time of planting, a hole should be made large enough to take the plant’s root ball, and the planting hole
should be thoroughly watered prior to planting. It with a knife and plants removed with all the soil intact around
the roots; care should be taken not to damage the roots or foliage of plants. Place the plant upright in the hole.
Take care to ensure that the collar line (line of contact between soil and stem) is at the same level as the
surrounding ground.
Fill around the plant with planting medium in layers of 150mm, each layer separately firmed to eliminate all air
pockets until final soil level is reached. A circular water basin slightly larger than the planting hole should be
formed; plants should be thoroughly watered after planting. After planting the area surrounding the plant should be
restored to finish grade and excess soils and rubbish disposed of properly. Immediately after planting, all plants are
to be pruned in accordance with accepted horticultural practices.

10. OPERATING INSTRUCTIONS AND PROCEDURES

The manual has been designed for ease of update; manufacturer’s and suppliers’ information has been
implemented into this manual (as appropriate), and can be added to or revised as necessary.
All areas of maintenance, repair, replacements, spares etc. are well defined in the respective sections.
It is a guide to clarify the method of maintenance in accordance with health, safety and environment rules in compliance
with the Contract specification and the Client’s requirements.
1.1 Introduction
This Care and maintenance of the soft landscaping at ‘Arabian ranches=II development Package 6 is largely
confined to periodic inspections and cleaning as well as trimming, hedging, weeding, pruning, watering, fertilizing,
renewing of planting and control of insects and plant diseases.
1.2 Hazards, Warnings and Cautions
This manual contains important information relating to hazards associated with the safe operation and maintenance of
the Automatic irrigation system by the manual; this information is provided as a WARNING, Caution or Note, and these
are defined as follows:

Safety Hazards
Equipment and the site environment present the following potential hazards to personnel:

 Hot surfaces.
 Heavy Weights.
 Others working.
Precautions
Facilities Maintenance personnel should take note of the following precautions:
Read and comply with the safety, quality and environmental control instructions contained in ‘Arabian
Ranches =II Package 6 Site Safety manual.
3. Ensure all personnel are aware of the site fire rules and regulations (including no smoking), the
locations of fire extinguishers and nearest emergency exit routes and first aid procedures.
4. All maintenance personnel must wear Personal Protective Equipment (PPE).
5. Maintain Personal hygiene to minimize the risk of infection.
6. Do not eat or drink while working.
7. Do not take food or drink into the work environment.
8. Always wash your hands and face after working.
9. Always check equipment and materials for hazard warning labels.
10. All toxic/flammable substances (e.g., cleaning fluids) must be stored, handled, used and disposed of in
accordance with local safety instructions.
11. All spillages (e.g., water, cleaning fluids) and rubbish must be cleaned up immediately and disposed of
correctly.
12. Ensure that at all times the walkways and emergency exit routes are kept clear and are free of
obstructions and hazards.
Electrical Equipment Items
Where equipment requiring removal and replacement has or requires an electrical power source, ensure that only
approved equipment is used and that safe working practices are adopted.
Portable Equipment
Where portable equipment is necessary, ensure that only approved equipment is used and that safe working
practices are adopted.
Where equipment requiring removal and replacement requires the use of ladders and/or platforms, ensure that
only approved equipment is used and that safe working practices are adopted.
Training of Personnel
All personnel allocated to maintenance and/or cleaning tasks must have successfully completed suitable training
on the specific equipment used in order to ensure safe and effective working practices. In addition, personnel should
be fully conversant with, and adhere to, the requirements of local safety procedures.
Personal Protective Equipment

PPE is to be worn by all personnel engaged in maintenance/cleaning tasks; base level PPE generally
comprises:
 Overalls/boiler suit.
 Safety footwear.
 Protective helmet/hard hat, as applicable.
 High visibility vest. (ORANGE/YELLOW).
 Protective gloves (as required, rigger-type to protect from cuts/abrasions, and Netrile lined type to protect
from oils, liquids, etc.).
 Eye protection (goggles/safety spectacles).
 Proprietary pre-work barrier cream.
Additional PPE may be required for specialized tasks, such as:
 Waterproof clothing (wellington boots, trousers, jackets, etc.), as required by the working
conditions.
 Dust masks/Respiratory masks as required by the working conditions.
 Ear defenders in noisy environments.
 Safety harnesses (required where work is carried out over 2m high or over a void greater than 2m in depth).
 Back support belt for any tasks involving more than light manual lifting.
Pesticides and Chemicals safety
 A list of chemicals detailing the intend use, chemical specification, manufacturer and origin of the
chemical, stock position, use rate and any special precautions required in the use of chemicals, or in the
subsequent disposal of outdated chemicals, shall be available at the store.
 Chemicals having toxicity levels above an LD 50 higher than permissible shall not be used, as they can
cause damage to the environment, and may be harmful to humans, animals and plant life.
 Equipment used for the application of herbicides/weed killers shall be properly labeled and shall not be used
for applying insecticide, fertilizers or for any other purpose.
 When undertaking spraying operations of any nature in or around the locality of occupied facilities, prior
notices (in English/Arabic) shall be delivered 24 hours prior to commencement of spraying
operations.
 Highly visible signs with approved design and wording in English and Arabic - and pictorial support -
shall be displayed.
 When undertaking spraying operations, designated staff shall use personal protective equipment like
goggles, respiratory masks, rubber aprons, long shirts, rubber boots and gloves.
 Chemical containers disposal shall be done as per Dubai Municipality guidelines.
Fire Fighting Equipment
Facilities Maintenance Personnel, when they enter any area in which they are going to work, should first check on
the locations of all Fire Fighting equipment within and around that area of work, and should also ensure that the
available Fire Fighting equipment is complete and in full working order (in accordance with the requirements laid
down in ‘Arabian ranches=II development PA 05 LILA Package 8’ Site Safety Manual).
HS&E
All work and services shall be undertaken in strict adherence to the laws and regulations as laid down by the
various ministries within the Emirates and any related decrees.
All workers and staff shall be supplied with safety shoes of the appropriate type, in accordance with the work
they are undertaking. Workers that spend majority of their time inside of the offices and the like shall be provided
with lighten safety shoes which shall not be removed with entering the building, and which shall be kept clean
and smart at all times.
Operators handling hedge trimmers and the like shall be provided with safety gloves and goggles, those
handling thorny branches, trees and shrubs shall be provided with safety gloves.
Face / dust masks shall be provided to those working in dusty areas. All the workers in the open shall be
provided with a baseball cap or other suitable hat to protect their heads and neck from the sun. Operators must
wear safety helmets when involved in ladder work.
Operators handling or spraying chemicals shall be properly protected with long rubber gloves, facemasks, goggles,
rubber boots, aprons and other appropriate safety apparel. Health of all employees and of third parties affected
by the operations and activities of the contract shall be properly addressed at all times.
The sites / work area s shall be kept clean and tidy, any debris, surplus materials and other unwanted
substances kept in neat, tidy piles, in rubbish skips where it will not interfere with the movement of the workforce
or any third party personnel and cleared from site at the soonest opportunity as work proceeds.
Working on the Roadside

When working on close proximity to the road, the workers shall be provided with, and shall wear safety vests
over their normal uniform.
Traffic cone shall be placed out approximately 600-1000 mm into the road to ensure traffic is diverted from the
workers.
Danger boards with exact wording in Arabic and English shall be erected on the road at least 400 meters before
the working area, warning drivers that work is ongoing and cautioning them to be alert.
Working on Ladders and Steps

A minimum of two persons shall always be present when working on ladders and steps, one to undertake the
operation on the ladder or step and one to steady the ladder and ensure that it is stable at all times.
Ladder and steps shall be of the height to gain access to the desired areas. Operatives working on steps or
ladders shall not be forced to use the top rungs in order to reach the work he is undertaking.
Operatives shall not overreach to the sides in a manner that will cause the ladder or steps to become
unbalance.
All ladder and steps shall be firmly founded on a level base before operative ascend them. Ladders that are going to
be in place for work to continue for any length of time (in excess of 10 min) shall be tied off at the top.
Mortality and Replacement

Dead plants due to lack of maintenance shall be replaced as per contracts terms and condition.

3.1 PESTICIDE AND CHEMICAL SAFETY
General Pesticide Safety

The following sections provide general or specific guidelines for handling pesticides. To help reduce the
hazards associated with pesticides:
Do not transport, mix, or use agricultural chemicals unless you can summon help, if needed. Keep an ample
supply of water nearby to flush exposed areas if a spill occurs.
Check all pesticide equipment before you use it to ensure proper working condition.
Read pesticide labels carefully. Follow the label directions when mixing, applying, storing, or disposing of
pesticides.
Wear personal protective equipment to prevent dermal, inhalation, and mucous membrane exposure.
Do not eat, drink, or smoke when handling pesticides.
Launder clothing and bathe after working with pesticides to ensure that all chemicals are removed
from clothing and skin.
Do not use agricultural pesticides around the home or office.
Observe assigned reentry intervals. Always wear the appropriate protective clothing when entering fields
before the reentry date.
Always handle pesticides downhill from wells, cisterns, sink holes, ditches, or standing water. Do not apply
pesticides when rain is imminent or if wind could affect the spraying area.
Triple-rinse spray equipment and empty containers. Apply the rinse water to the treated field. Properly dispose
of empty containers.
SAFETY PRECUATIONS
General Safety
Gardening tools and mechanical lawn care devices, such as lawn mowers, power blowers, and chain saws,
present special safety concerns for grounds maintenance personnel.
Common landscaping accidents include the following:

 Cuts, lacerations, or amputations from whirling mower blades.
 Bruises or broken bones from flying projectiles.
 Burns from hot equipment parts
 Electrical shock from faulty grounding or defective electrical cords
 Back strain from improper equipment usage
 Slips, trips, and falls
Regardless of the type of landscape equipment you use, follow these basic guidelines to ensure
optimum safety:
Read the equipment owner's manual. Use the right equipment for the job at hand.
Inspect the equipment before each use. Know how to control and stop the equipment quickly. Wear personal
protection equipment, as necessary:
 Eye protection
 Hearing protection
 Long pants
 Sturdy, close-toed shoes
 Work gloves
 High visibility safety apparel
 Apply sunscreen to exposed areas of skin.
Be careful to avoid fatigue and heat stress (refer to the General Safety chapter in this manual for more
information):
 Drink plenty of water (5-7 oz. every 20 minutes)

 Take breaks
 Do not operate powered equipment if you are tired, sick, or taking medication.
 Take special precautions when working with electrical equipment. If you are using an extension cord,
take care not to accidentally cut it. 3
 Do not smoke around gas powered equipment. Allow hot equipment to cool before refueling.
 Make sure that all guards are in place and in good condition.
IMPORTANT: Keep pedestrians and bystanders at least 30 feet away when using powered equipment.
-Follow manufacturers instructions prior to conducting maintenance activities on any
equipment.
Hand Tools
Although garden hand tools tend to be safer than powered equipment, common gardening tools, such as
rakes, shovels, and hoes cause thousands of injuries each year. Follow these guidelines for using garden
hand tools.
Keep hand tools in good condition. Replace split or rotten handles. Keep blades sharp.
Buy quality tools that fit your needs and your build. For example, if you are tall, choose tools with handles that
are long enough to prevent you from stooping over your work.
Never leave a rake, shovel, or hoe on the ground facing up. Foot injuries from exposed metal
and head injuries from handles that pop up unexpectedly are the main hazards associated with these tools.
Mower Safety
Mowers are the most common type of lawn care equipment. To avoid injury with power mower equipment,
you must pay close attention to your surroundings. Whether you use a riding mower or a walk-behind
mower, follow these guidelines for lawn mower safety:
 Conduct a pre-mowing inspection of the lawn and remove any debris, rocks, limbs, or other items that
could become a projectile. Look for concealed hazards such as holes.
 Keep hands and feet away from moving blades.
 Fill the tank with gas before beginning work. (By filling the tank initially, you can avoid having to
fill the tank later when it is hot.)
 Replace loud or faulty mufflers.
 Shut off the engine before unclogging, servicing, or adjusting the mower and before removing the grass
bag. For added protection, remove the ignition wire before working on the machine.
Riding Lawn Mowers
In addition to the general guidelines for mower safety follow these guidelines for riding lawn mower safety:
 Before starting the engine, make sure the transmission is out of gear and the mower blade clutch is
disengaged.
 Never allow extra riders on the lawn mower.
 Slow down when turning and when working on slopes. Mow up and down slopes rather than across
them.
 Always look behind you before backing.
 If you hit a large rock or stump, stop the mower and inspect the blades and shaft.
Replace damaged blades.
 Never leave a running lawn mower unattended. Before leaving the seat, park the mower on a flat area,
disengage the mower blades, and remove the ignition key.
Walk-Behind Mowers
In addition to the general guidelines for mower safety, follow these guidelines for walk- behind mower
safety:
Wear sturdy shoes with good traction. Never wear open-toed shoes around walk-behind mowers.
Do not bypass the safety device that stops the blade when the operator releases his/her grip on the handle.
Mow across slopes rather than up and down slopes. Work slowly and patiently when mowing tall grass or
tough weeds. Forcing the mower may cause repeated clogs and engine stalls. Never leave a running mower
unattended. If you stop momentarily, cut the throttle to idle and make sure the mower will not roll away.
Chain Saw Safety
Chain saws are ideal for trimming trees and cutting fallen limbs into smaller pieces. Unfortunately, chain
saws are associated with many serious injuries each year. Common chain saw hazards include the
following:
 Chain cuts
 Falling trees and limbs
 Strains and sprains
To avoid injury, you must respect chain saw hazards and handle chain saws skillfully. In addition to
general lawn safety guidelines, follow these instructions for safely using chain
Stay alert while sawing. Most injuries occur below the waist when the operator is not paying attention.
Do not use a chain saw alone. Have someone else stand nearby in case of an emergency. Choose and
inspect your chain saw carefully:
Use the correct size chain saw for the job at hand. Ensure that the
chain is sharp and the tension is taut.
Ensure that smaller chain saws have a safety tip to prevent kickbacks. (Kickbacks cause one third of all chain
saw injuries.)
Wear protective safety equipment as necessary:

 Hard hat
 Eye protection
 Face shield
 Hearing protection
 Gloves
 Chainsaw protective chaps
 Always operate a chain saw with two hands.
Limbs that are at shoulder height or higher present a special safety problem. Use a ladder so that the saw is
at a lower and safer position relative to your body.
Never allow the tip of a running chain saw to touch the ground. This could cause a serious kickback injury.
To avoid kickback injuries, stand to the side of a running chain saw. Do not stand directly behind it.
Move brush and limbs as you work to maintain a clear operating area.
Never force a chain saw through a limb. Never stand

on a log or limb while cutting it.
Power Blowers
Because power leaf blowers produce air gusts up to 200 mph, you must follow all manufacturers’ safety
precautions. Always walk towards your work when using a power leaf blower. Do not back away from your
work. Always wear hearing and eye protection when operating a blower.
Trimming Equipment
Follow these safety guidelines for trimming equipment such as hedge trimmers, string trimmers, grass shears,
and edgers: Avoid touching rocks, debris, and gravel with trimming equipment. These items could cause a
serious injury if a kickback occurs.

Make sure all screws and chains are tight. Vibrating equipment can cause screws to loosen. Walk towards your
work. Do not back away from your work when using a trimmer.

1.3.a.iii..1 3.7 Monthly break down of landscape maintenance Pruning
Prune your ground covers in the late December or immediately after blooming if you have a
flowering species and wish to preserve all of the bloom for the following season. Use secateurs for
small-gauge individual cuts, longer-blade pruning shears for cutting multiple stems at once, and
loppers for cutting stems larger than 1/2-inch diameter or woody stems cleanly. Tidy your ground
covers by cutting out all dead foliage and stems, broken vines and fully defoliated stems of evergreen
ground covers. Cut back to a point of healthy tissue or all the way down to the crown of the plant at the
soil line
Ground cover shall be edged to keep it within the bounds of the respective beds, as well as to promote
dense lateral growth. Depending on growth and season the top growth shall be cut back or mowed to
create an even appearance and increase horizontal growth. The growth should be cut back in early
March before new spring growth is initiated. After top cutting, cut branches and debris should be
removed from the beds, and the beds should be top dressed with a compound fertilizer. Carissa should
receive a light top cutting at 250mm; Wedelias should receive a severe top cutting at 200mm. Light
pruning just to keep in line or as instructed by the Engineer.
1.3.a.iii..2 Watering
Refer to automatic irrigation manual for recommendation of water requirement for groundcovers
1.3.a.iii..3 Fertilizing
Fertilizer shall be applied to ground cover beds in three applications. Fertilizer shall be applied the first
week of March, again in the first week of June and in the last week of September. Fertilizer shall be
18-18-5-1.5MgO.Care should be taken when applying fertilizer to planting beds to ensure that the
fertilizer does not adhere to leaves and stems of plants as this will cause spotting of foliage and dieback
of young growth tips. Compost must be applied @ 2 kg / m2/yr during winter time (November – January)
1.3.a.iii..4 Weed Control
Weed control in ground cover beds is most successfully accomplished through hand weeding, and
the frequency of weeding will depend upon the severity of the problem. Weeds should be removed
with as much of the root system as possible.
If grass weeds become a severe problem, selective herbicides can be used.
Bermuda grass seedlings may emerge in turf grass that has been treated with post emergent
herbicides because post emergent herbicides do not control the seed. On recently planted or
established cool-season turf grass, herbicides can be used to selectively control germinating Bermuda
grass seed without injuring the turf grass. Apply a product containing siduron at the time of planting the
turf grass; DCPA (available to licensed pesticide applicators only), trifluralin (Treflan), pendimethalin
(Halts, Pendulum), or oryzalin (Surflan) can be used when the turf grass is greening. Dithiopyr
(Dimension) and prodiamine (Barricade, which is available to licensed pesticide applicators only) can
be used in established turf. To effectively control new seedlings, apply these herbicides before the
seeds germinate. Because Bermuda grass seed is viable in the soil for 2 years, apply the herbicide
each year for 2 years.
1.3.a.iii..5 Pest and Disease Control
Control of disease and insects in ground cover beds is similar to the measures used for trees, shrubs
and vines, and the same material chemicals and concentrations may be followed. Of great
importance is to apply the chemicals at the correct time, before infection occurs or in the larval
(crawler) stage of new insect infestation. One of the two timely applications can eliminate a full season of
costly spray programmes.
