development costs alone would have made the project more expensive than one which used

services already existing.

d. Qualitative analysis of costs

The use of many local stones as structural and construction materials and as finishes did
bring some cost savings. The buildings are well made and finished and the overall cost of
construction worked out to be about INR 22,200 per square metre (equivalent to about USD
528 per square metre).

e. Maintenance costs

The choice of local stone as the predominant building material that meant no painting was
required externally. In a high rainfall area, this has meant that there is practically zero
maintenance of the building fabric. The buildings themselves were sensitively handled in
orientation and placement of door and window openings, allowing for the greatest benefit of
climate. In this regard, all rooms use natural ventilation, with the exception of the multi-
purpose hall which was specifically designed to provide an air-conditioned environment
because of the requirement that there should be a similar standard of room comfort
worldwide for all students taking the International Baccalaureate diploma examination. The
national grid electricity supply is erratic and switchovers to the stand-by generators occur
often. Therefore, there would probably be a high maintenance cost in running the stand-by
generators. For this year, the college has a budget of INR 3 million to be put towards its
maintenance expenses.

VI. Technical Assessment

a. Functional assessment

The zoning adopted of separate academic and residential areas allowed a distinct handling of
each of the expected functions of learning and living. While the academic campus is
organized around a quadrangle with passages radiating from it, the residential campus is
organized as intimate clusters that give a feeling of cosiness. In both cases, the physical plan
of the campus encourages personal development and small group interactions, appropriate for
young people in a learning environment. Various spaces for casual relaxation and gatherings
have been created. Links between structures are activity areas in themselves. Specifically,
however, it is best to discuss the various building masses and the functional assessment as
follows:

The academic quadrangle — This is the heart of the college and houses large faculty rooms, an
open student lounge and twelve classrooms. Each classroom looks out onto its own garden,
courtyard or vista. In this manner, every classroom has its own identity. The quadrangle is
linked by an encircling, low, covered walkway. This space is detached from the stone walls,
except where it connects to classrooms.
