Sub: Legal notice for eviction Under Sections 10,12 and 13 of A.P
Buildings Control Act 1960 R/w Section 106 of T.P Act – Rg.
Under the instruction and on behalf of our client Sri.V.S. Prabhakar
Reddy S/o Reddenna Door No: 40/582-1-A-2 Challa compound, Dhrama
pet, Kurnool city, we herely issue this legal notice to you for evicting you
from the schedule property with the following facts.
1. Our client punched the schedule property from you on
01-01-2015 under registered sale deed No. 2/2015 by paying the sale
consideration of Rs. 7,34,000/- to you. You delivered the schedule
property to my client on 01-01-2015 as per the recitals made in that sale
deed. You vacated the schedule house on 30-12-2014 for the purpose of
delivering the schedule house on 01-01-2015 to our client. Later our
client carried out repairs to bath room lavatory, painting to the building
electrical repairs etc to the schedule house. Our client leased out that
house to you on oral lease amount of Rs. 3,000/- per month on 10-02-
2015. You used to pay rents regularly to our client upto the end of
December 2017, but you are not paying the rents to our client from
January 2018 upto now.
2. You defaulted to pay the arrears of rent of Rs. 12,000/- to our
client from January 2018 to April 2018. So our client legally demanded
you to vacate schedule house requiring that house for laying R.C.C
:: 2 ::
roofing by removing cements sheets, alterations, additions and etc for
the schedule property for his self-occupation. Our client strongly believes
that you with active collusion of your family members with malafide
intention for wrongful gain refusing to vacate the schedule house and
deliver vacant possession of schedule house to our client.
3. You are playing fraudulent and mischievous game against the
interest of our client without vacating it by saying cock and bull stories to
knock away the schedule property. You fully know that our client require
the schedule house for his self-occupation and not for leasing out of the
schedule house to anybody.
4. Therefore please take this legal notice for eviction Under
Sections 10, 12 and 13 of A.P Buildings Control Act 1960 R/w Section 106
of T.P Act and vacate the schedule house by the end of June 2018 and
deliver vacant possession of that house to our client. Otherwise our client
is forced to file R.C.C in the Rent Control Tribunal at Kadapa for evicting
you and your family members by holding you and your family members
liable for costs and consequences and costs of this legal notice Rs.
2,000/-. The oral lease made to you is terminated on 23-05-2018 by my
client by way of this legal notice.

The house property situated at Chemmumiya pet, old ward No. 1
new ward No. 44 within the limits of Kadapa Municipal Corporation,
Kadapa Rural sub district, Kadapa district.
Door No. 44/157-1 R.C.C building with cement sheet up stairs.
Boundaries:
East : Road
West : House of S. Obul Reddy
North : Devalyam
South : House of V. Nagi Reddy bearing door No. 44/158 with other
details as per measurements as shown in the schedule of registered sale
deed No. 2/2015 dated 01-01-2015.
