BUILDING PERFORMANCE AND EFFICIENCY


ENERGY USE:
 EUI (Energy Usage Intensity) - EUI is the ratio of the building’s annual energy usage
per a unit of area. The store will have an approximate EUI of 53. The average EUI
for buildings of this size and usage is approximately 67 according the Commercial
Building Energy Consumption Survey.

 Annual utility cost is estimated to be $12,543, resulting in a 34% reduction of utility


costs from the code minimum baseline.

 Using energy modeling design, selecting efficient mechanical and plumbing fix-
tures and maximizing the performance of the building allowed this project to
achieve a high degree of energy savings compared to a traditional retail building.

 Mechanical: High efficiency heating, ventilation and air conditioning system.


 Plumbing: Low-flow fixtures reduce water consumption approximately 30%
beyond code.
 Lighting: All LED light fixtures, reducing energy usage by 12% below energy
code minimum. Daylight harvesting sensors near large windows reduce the
amount of electrical energy by monitoring the amount of daylight entering
the building. Occupancy sensors monitor and manage electrical lighting
turning on only when needed.
 Natural Daylight: Skylights reduce the amount of electrical energy needed
throughout the day. North face glazing and building design block direct even-
ing summer sun to provide natural daylight with the retail space and protect
merchandise from the harmful effect of UV light.

SITE PERFORMANCE AND EFFICIENCY


 Planting Design: 70% of the plants are native or adaptive plants that are low water
use and drought tolerant, reducing the overall outdoor water consumption.
 Irrigation Design: Drip irrigation technology along with secondary water usage re-
duces the need for potable water for all landscape irrigation. Dynamic irrigation
controls are tied to real-time weather data to optimize watering times and duration.

OFFICE PERFORMANCE AND EFFICIENCY


The office of the store is raised several feet off the floor to provide a clear view to
the management on duty of all floor activity as well as video monitors connected to all
security cameras both inside and outside the store 24 hours a day.
The office and all cash registers contain the latest in digital technology connect-
ing the store to the main office and warehouse in Salt Lake City. Our Point-Of-Sale
technology just now being installed in DABC stores throughout the state will make ac-
counting, ordering product and overall management of the store more efficient than in
the past.

PRODUCT PLACEMENT PERFORMANCE AND EFFICIENCY


The store floor is being designed right now with a new technology that increases
the efficiency of shelf space along with minimizing overstock of underselling items.
The shelving is of the newest modular designs with options for various placing of
product that moves quickly. Signage has been redesigned to enable customers to find
what they are looking for with ease.
A wine cave along the east wall will provide a comfortable and classic space for
the wine buying experience.

DEDICATED TO ART , PROVIDING SUPPORT FOR UTAH ARTISTS, INSPIRING
CREATIVITY AND ENHANCING THE OVERALL AESTHETICS AND BEAUTY.

The art in the Syracuse store is created by Utah artist Day Christensen.
Day Emil Christensen is a sculptor and mixed media artist. He graduated
from BYU with a BA in Art and Design and a Master in Landscape Architec-
ture from Harvard Graduate School of Design. In 2008, Christensen was
awarded a grant from the Utah Arts Council as part of the Individual Artists
Services Grants program.

Christensen has been commissioned for numerous public art projects


and served as a Design Consultant on some projects for Salt Lake City. His
art has brought enjoyment to an untold number of Utahns and visitors
alike. His installation in the Syracuse State Wine and Liquor store will help
establish a feeling of comfort and enjoyment in our customers and
employees alike.
