DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

MELITON ALOSBAÑOS, of legal age, Filipino, married to FEDINA ANDUS and a resident of
Mandih, Sindangan, Zamboanga del Norte, hereinafter referred to as the VENDOR.

-AND-

LEONOR LABADAN, likewise of legal age, Filipino, married to EDGAR LABADAN with
residence and postal address at Sindangan, Zamboanga del Norte, hereinafter referred to as the VENDEE.

WITNESSETH

That for and in consideration of the SUM of ONE HUNDRED THOUSAND PESOS ONLY |(P
100,000.00), Philippine Currency, the receipt whereof is hereby acknowledged from the VENDEE to the
entire satisfaction of the VENDOR, said VENDOR does hereby sell, transfer, and convey, in a manner of
absolute and irrevocable, unto said VENDEE, the following described parcel of land:

TRANSFER CERTIFICATE OF TITLE NO. T-61455

A parcel of land (Lot 30) of the subdivision plan Psd-09-017799, being a portion of H-180085 LRC
Cad. Rec. No., situated in the Barrio of Mandih, Municipality of Sindangan, Province of Zamboanga del
Norte, Island of Mindanao. Bounded on the SE., lines 3-4 by Lot 29 of the subd. plan, on lines 4-5-6 on
the SE., line 6-7 both of now Lingawan creek, on the NW., line 7-8-1 by Lot 31, on the NE., line 1-2 by
Lot 27, line 2-3, by Lot 29 both of the subd. Plan. Containing an area of FOURTEEN THOUSAND
FIVE HUNDRED EIGHT (14, 508) SQUARE METERS, more or less.

That the VENDOR does hereby covenant and agree with said VENDEE that he has lawfully seized
in fee of said premises, that the property is free from all liens and encumbrances, that he has the perfect
right to convey the same, and that he will warrant and forever defend the same unto said VENDEE, his
heirs , assigns and transferees, against the lawful claims of third person whomsoever.
