Inspection of Properties Within the Fort Lee Road / Grand Avenue Condemnation
Redevelopment Study Area
The Planning Board of the Borough of Leonia has been authorized by the Leonia
Municipal Council to investigate whether properties within an area collectively known as
the Fort Lee Road / Grand Avenue Redevelopment Study Area (hereinafter, the “Study
Area”) are in need of redevelopment under the Local Redevelopment and Housing Law,
N.J.S.A. 40A:12A-1 et. seq. (the “LRHL”). A map of the Study Area is enclosed. As part
of this investigation, each of the properties within the Study Area will be inspected to
ensure that they comply with all applicable requirements of the municipal code and/or
State law and to determine if the Study Area qualifies as a condemnation area in need
of redevelopment under the LRHL. If the study area, or any portion of the study area,
qualifies as an area in need of redevelopment, the Borough will be able to exercise the
power of eminent domain or involuntary takings.
You are listed as the record owner of the property listed above which is within the Study
Area. I have been authorized by the Borough to conduct the redevelopment study. I am
requesting access to your property on Monday, February 11th or Tuesday, February
12th between the hours of 10:00 A.M. and 4:00 P.M to conduct an interior inspection.
You have the right to be present when that inspection occurs and to provide the
inspectors with any information that you deem relevant to the inspection. Please contact
