SPECIMEN GENERAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS, THAT WE/ I ------------s/o-----------------

do hereby further appoint, nominate, constitute and authorize shri sp Sharma
s/o--------------r/o--------------------------, as our true and lawful general attorney in
respect of the property no-----bearing no. ------- admeasuring ------sq ft, sq yard,
situated at -----------------------, with all right, easements, privileges, appurtenances,
whatsoever, belonging to or enjoyed therewith or appurtenant thereof, along with all
the rights title and interests in the said house property and land beneath the same, on
which the said house property is built, together with electricity and water connection
etc., (hereinafter collectively referred to as the said property).

We do hereby authorize and empower the above said attorney to do the


following acts, deeds and things respect of the aforesaid property, on behalf of us and
in our name.

1) To manage, control and supervise the said property in all respects and to
take/have the physical possession thereof.

2) To appear and represent us before any Office /Authority of STATE / Central


Govt. Or local body, i.e. L&DO/BDA MCD/DVB or any other concerned and
competent authority, and to do the correspondence, to give any applications, to make
and file any statements, affidavits, undertakings, indemnity bond etc., in respect of the
said property.

3) To pay and deposit the dues demands of the BDA/L&DO/MCD or any other
concerned authorities and to obtain the receipt thereof.

4) To execute the lease deed, conveyance deed, supplementary deed, rectification


deed or any other documents with the concerned authorities and to get the same
registered with the competent Registering Authority.

5) To demolish the old existing structure of the said property, for the purpose of
raising new construction in the said property.

6) To raise new or further construction in the said property and to make any
addition alteration, in the said property

7) To apply and get the plan sanctioned from the MCD, or BDA, any other
competent authority, and for the purpose to give the application, to file affidavit,
undertaking, indemnity bond etc, to pay /deposit the requisite fees/ charges, and to
receive the sanctioned plan under her/ his own signatures.

8) To appear and represent before the offices of the DVB or any other concerned
authority, in connection with the electricity both light and power, and to apply and get
new connection /additional load, and for the purpose to give the application, to file
affidavit, indemnity bond, undertaking, to deposit the fees / bills, to claim for the
refunds, to sign the requisite forms etc.

9) To appear and represent before the offices of the MCD or any other
concerned authority in connection with the house tax assessment, water connection,
sewer connection or for any other purpose to make the correspondence to give the
application to file affidavit undertaking indemnity bond to file objection to claim for
the refund etc.

10) To apply for and get the permission from the competent authority, for the
sale / transfer of our rights, interest, liens and titles in the said property or in any
portion/part thereof, to any intended purchasers. / Purchasers.

11) To apply and get converted the lease hold rights of the of the land into free
hold, from the office L&DO/BDA, and for the purpose, to give the application, to file
affidavit, undertaking, indemnity bond, etc, to pay/ deposit the conversion charges, to
obtain the receipt, to execute the conveyance deed or any other relevant documents, to
get the same duly stamped from the collector of stamps, to present the same for
registration, to admit the execution, and to get the same registered.

12) To apply and obtain the income tax clearance certificate, in respect of sale of
the said property, on form34A, under the provisions of sec, 230Aof the income tax act,
from the concerned income tax office.

13) To negotiate on terms for and to agree to and sell the said property or any
part / portion there of to any intended purchaser at such price or prices which our said
attorney, in his /her absolute discretion thinks fit and proper, to agree upon and to enter
into any agreement or agreements for such sale or sales and or to cancel and or
repudiate the same.

14) To transfer the said property or any part /portion thereof by way of lease,
license, mortgage, gift, or exchange, to any person /party, at such terms which our said
attorney thinks fit and proper.

15) To receive from the intending purchaser or purchasers any earnest


money and or advance or advances and also the balance of sale proceeds or full
consideration on completion of such sale or sales, to receive any loan, moveable,
immovable or actionable claim, and to give good, valid receipt and discharge for the
same.

16) To upon such receipt as aforesaid, to sign, execute and deliver any deeds of
sale, conveyance, lease, license, mortgage, gift or exchange, of the said property or any
part / portion thereof, in favour of such purchaser or person or their nominee or
nominees or assignee.

17) To sign and execute all other deeds instruments and assurances which he shall
consider necessary and to enter to enter into and/or agree to such covenants conditions,
as may be required for fully and effectually conveying/ transferring the said property.

18) To present any such deed or deeds of sale, conveyance, lease, license,
mortgage, gift, or exchange or other document or documents for registration when
executed by him/ her, to admit execution thereof and receipt of consideration before
the sub Registrar or registrar having authority for and to have them registered
according to law and to do all other acts deeds and things which the said attorney shall
consider necessary for the transferring and/ or conveying the said property to such
purchaser or purchasers as fully and effectually in all respects.

19) To appear before the Officers of the Competent/ Appropriate Authority under
the provisions, to sign the requisite forms, to the statement, to file affidavit,
undertaking, indemnity bond etc.

20) To execute the deed of apartment /declaration or any other deed, to present the
same for registration to the competent registering authority to admit the execution, to
get the same registered.

21) To Let out the said property in whole or in part, to execute the lease deed, to
get the same registered, to receive the rent, to issue receipt thereof and to get the tenant
/ evicted through the process of law or by negotiation, to take possession etc.

22) To execute, sign and present all kinds of civil, criminal suits, plaints,
complaints, appeals, revisions, and statement. In proper court of law and offices in
connection with the said property.

23) To proceed and conduct all the proceedings filed in my name or in the name
of my principles and against me / us in connection with the said property.

24) To compromise, compound or withdraw the cases, to appoint arbitrator, to


proceed in arbitration proceedings to engage lawyers, to deposit and withdraw the
money, to execute the decree, to receive and recover the decrial amount, to issue
receipt and to take every steps for the same.

25) To appoint any one as general/special attorney.

26) To remove the general/ special attorney, to cancel the GPA/SPA and
Agreement to sale or any other document executed by us and to get the same registered
with the competent registering authority.

27) And Generally to do, execute and perform any other acts, deed, matter or
things whatsoever which shall be necessary and which in the opinion of my said
attorney ought to be done, executed or performed in relation to the said property,
ancillary could do the same, if we were personally present.

And We hereby agree and undertake to ratify and confirm all and whatsoever our said
attorney under the power in that behalf herein above contained, shall lawfully do,
execute or perform in exercise of the power, authorities and liberties hereby conferred
upon and by virtue of this deed.
